Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in

the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Pursuant to the 1997 Uniform Code for the Abatement of Dangerous Buildings and the 2006
International Building Code, the property owner of record:

are hereby notified that the above described property has, this 20 day of May, 2011, been declared
to be a Dangerous Building by the undersigned Building Official of the City of Wheat Ridge, in
accordance with Section 302, Subsections 13, 17 and 18 of the Uniform Code for the Abatement of
Dangerous Buildings, and Section R105.5 of the 2003 International Residential Code as described
below:
1997 Uniform Code for the Abatement of Dangerous Buildings, Section 302, Subsections;
(13) Whenever any building or structure has been constructed, exists or is maintained in violation of
any specific requirement or prohibition applicable to such building or structure provided by the
building regulations of this jurisdiction, as specified in the Building Code or Housing Code, or of
any law or ordinance of this state or jurisdiction relating to the condition, location or structure of
buildings.
(17) Whenever any building or structure is in such a condition as to constitute a public nuisance
known to the common law or in equity jurisprudence
(18) Whenever any portion of a building or structure remains on a site after the demolition or
destruction of the building or structure or whenever any building or structure is abandoned for a
period in excess of six months so as to constitute such building or portion thereof an attractive
nuisance or hazard to the public.
2003 International Residential Code, Section R105.5 Expiration. Every permit issued shall
become invalid unless the work authorized by such permit is commenced within 180 days after its
issuance, or if the work authorized by such permit is suspended or abandoned for a period of 180
days after the time the work is commenced. The building official is authorized to grant, in writing,
one or more extensions of time, for periods not more than 180 days each. The extension shall be
requested in writing and justifiable cause demonstrated.
The following actions are hereby ordered:
1. Renewal of the building permit and contractor license issued to Hyland Enterprises within 10 days
of the date of this notice.
2. Initiation of work within 10 (ten) days of the date of this notice and completion of work within 45
days of the date of this notice as required to achieve a level of compliance with applicable codes and
ordinances that permit issuance of a legal Certificate of Occupancy and demonstrate compliance
with all subdivision and other regulations and ordinances pertinent to the property.
You are hereby ordered to initiate the above actions immediately.
You are further notified that if action to comply is not initiated within ten (10) days of the date of
this notice, the Building Official may proceed to take action and /or cause the work to be done and
charge the costs thereof against the property or its owner.
Any person having any record title or legal interest in the building may appeal from the notice and
order or any action of the Building Official to the Board of Appeals, provided the appeal is made in
writing as provided in the 1997 Uniform Code for the Abatement of Dangerous Buildings and filed
with the Building Official within 10 (ten) days from the date of service of such notice and order.
Failure to appeal will constitute a waiver of all right to an administrative hearing and determination
of the matter.

WHEREAS: The plat of Hyland's Hill Minor Subdivision dedicated a 10'
Irrigation Ditch Easement over and across a portion of Lot 3A; and

use of the property, and is to be relocated to facilitate development;
NOW, THEREFORE, BE IT AGREED:
The Owner vacates that portion of the 10' Irrigation Ditch Easement as
