Planning Commission must make separate motions for both the subdivision and the variance request. Staff has the following comments regarding the criteria used to evaluate a variance request: 1. Can the property in question yield a reasonable return in use, service or income if -, permitted to be used only under the conditions allowed by regulation for the district in which it is located') No. If the request is denied, the existing structures on Lots 2 and 3 would have to be demolished A'3 to allow compliance of the setback requirements established in the Commercial- One zone district. 2. As you know, the intent of this proposed rezoning is to allow the existing use of recreational vehicle storage to expand to sales. This will allow the owner, as well as any persons' storing property, to conduct business on the premise. The intent is not to change the existing physical appearance, with the exception of a few improvements. In response to some of the comments during the review process, the owner, Hari Sach, has addressed the following issues: 5. Fencing: It was requested by W%eat Ridge Parks and Recreation, that the fencing at the Southeast corner of Parcel B that adjoins the Open Space, be replaced with a solid 6' fence. At this time, the owner has agreed to provide new wood slats in the existing 6' chain fink fence with security wire.
