I. REQUEST The applicant is requesting approval of a rezone from Restricted-Commercial to Restricted Commercial and Residential-Three, and a 2-lot minor subdivision to allow for the creation of a freestanding parcel on the south half of the property and the construction of a three-unit residential structure. If approved, the existing retail flower shop will remain on West 38 Avenue. Separate motions are recommended for the individual requests. 11. CASE HISTORY The property is currently zoned Restricted-Commercial and is a through-lot, having frontage on both West 38 Avenue and West 37' Place.
