Dear Mr. Rauh: This report presents the results of a geotechnical study for the proposed addition at the above referenced site. The site location is shown on Figure I. The purpose of the study is to develop recommendations for foundation design and construction recommendations. The study was conducted in accordance with our proposal to you dated May 28, 2003. Proposed Construction: We anticipate the proposed addition will consist of a one-story, wood-frame structure with brick veneers. The addition will be located near the rear southwest of the existing house. No below grade levels are planned. The proposed addition with respect to the existing house is shown on Figure 2. The foundation loads are expected to be light. If the design varies from the description presented above, the recommendations presented in this report should be re-evaluated by us. Site Conditions: The subject lot is occupied by a single-family residence which is located on the south side of Hillside Drive. Adjacent parcels are occupied by single-family residences. The existing residence is a one-story structure with brick veneer. The proposed addition location is currently a garden area. The ground surface in the area of the addition is relatively flat with no discernable slope. Areas immediately south of the addition location are landscaped with sod and ascend toward the southern property line, with about 4 to 5 feet of elevation difference. The topography in the general vicinity of the site would be described as gently rolling with a slight to moderate slope to the northwest. Crown Hill Lake is about 3,000 feet east of the lot. No other surface water or bedrock outcrops were observed in close proximity to the site. -, Addition - 14 Hillside Drive June 30, 2003 Page 2 Field EXDloration: Field exploration for the project was conducted on June 11,2003. A boring was drilled within the proposed addition envelop marked by the client. The approximate boring location is shown on Figure 2. The boring was advanced with 4-inch diameter continuous flight augers powered by a truck mounted Longyear BK-51 drill rig. The soils were logged by a representative of Hepworth-Pawlak Geotechnical. Samples of the subsoils were taken with a 2-inch J.D. California spoon sampler. The sampler was driven into the subsoils at various depths with blows from a 140-pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method 0-1586. Penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the boring log, Figure 3. The samples were returned to our laboratory for review by the project engineer and testing. Subsurface Conditions: A graphic log of the exploratory boring and a legend of symbols used and exploration notes are presented on Figure 3. The subsoils encountered consisted of a thin layer of clay topsoil overlying moist to very moist sandy clay to a depth of 9 feet, which in turn was underlain by sandstone, interlayered claystone and siltstone bedrock to the maximum depth drilled, 25 feet. Based on the blow counts, the sandy clay is stiff to very stiff and the bedrock is mediwn hard to hard. Free water was encountered at a depth of 11 feet at the time of drilling. When the borehole was checked for water six days after drilling, groundwater was measured at a depth of 7 feet and the borehole had caved at a depth of 15 feet. Laboratory testing performed on samples of the soils and rock included moisture content, unit weight, gradation analysis, and swell-compression. The results of swell-compression tests, Figure 4, show the sandy clay has a low swell potential ranged from 0.2 to 0.8 percent when the samples were welled under a surcharge of 1,000 pounds per square foot (pst). The moisture content of samples varied from 22.8 to 42.2 percent. Laboratory test results are shown on the boring log, Figure 3, and summarized on Table J. Foundation Recommendations: Based on the proposed type of construction and the data obtained from the field investigation and laboratory studies, the addition can be supported on helical piers or spread footings. Since till may exist near the existing foundation walls, it is our opinion that helical piers are the most appropriate foundation H-P Geotech 203 193 Addition - 14 Hillside Drive June 30, 2003 Page 3 system for support of the proposed addition. If spread footings or pads are used, any fill encountered within the foundation excavation should be removed and the footings extended down to the natural soils. The following criteria should be used in design and construction. Helical Piers: I) The anchors should be double helix of at least an 8-inch diameter. Helical piers, at least 15 feet long and bearing into the sandstone or claystone bedrock, are estimated to have an ultimate axial bearing capacity of 35 to 40 kips. Torque measurements can be used as a guide when determining the ultimate capacity, and a factor of safety of 2 should be used to calculate the allowable bearing capacity. Higher capacities are possible with a larger helix and higher torque. 2) The capacity of the piers should be confirmed by using a torque gauge and a tested calibration factor. 3) Lateral loading should be resisted using counterforts. Uplift capacity can be taken as 75 percent of the compression capacity. For uplift, the factor of safety should be increased to three. 4) We recommend full time observation of the helical pier installation by a representative of the geotechnical engineer. 5) Movement between the addition and the existing residence will be differential with respect to the existing residence. We recommend a structural joint be provided between the addition and the existing residence. Smead Footings: I) Spread footings are a satisfactory alternative. Footings placed on the undisturbed natural soils should be designed for an allowable soil bearing pressure of 2,500 psf and a minimum dead load pressure of 800 psf. A pad and grade beam system may be necessary to achieve the recommended minimum load. Based on experience, we expect settlement or heave of footings designed and constructed as discussed in this section will be about I inch or less. 2) Movement between the addition and the existing residence will be differential with respect to the existing residence. We recommend a structural joint be provided between the addition and the existing residence. 203 193 H-P Geotech Addition - 14 Hillside Drive June 30. 2003 Page 4 3) Continuous footings and pads should have a minimum width of 12 and 18 inches respectively. 4) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for frost protection. Placement of foundations at least 36 inches below exterior grade is typically used in this area. 5) Continuous foundation walls should be reinforced top and bottom to span local anomalies, such as by assuming an unsupported length of at least 10 feet. 6) Any existing fill, topsoil and any loose or disturbed soils should be removed and the footing bearing level extended down to natural soils. 7) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. Foundation and Retainin!!: Wall Recommendations: To our knowledge, neither foundation or retaining walls will be used on this project. Iflateral earth pressures are needed, we should be notified to provide values on a case by case basis. Floor Slabs Recommendations: Considering the subsurface conditions encountered and the swell-compression test results, the natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab-on-grade construction. The design and construction criteria presented below should be observed for floor slabs. The following measures should be taken to reduce damage which could result from movement should the underslab materials be subjected to moisture changes or settlement. I) Floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. 2) Interior non-bearing partitions resting on floor slabs should be provided with slip joints at the bottom so that, if the slabs move, the movement cannot be transmitted to the upper structure. This detail is also important for wallboard, stairways and door frames. Slip joints which will allow a void space of at least I inch are recommended. 3) Floor slab control joints should be used to reduce damage due to shrinkage cracking. Control joint spacing is a function of slab thickness, aggregate size, slump and curing conditions. The requirements for concrete slab thickness, joint spacing and reinforcement should be established by the designer based on experience, recognized design guidelines and the 203 193 H-P Geotech Addition - 14 Hillside Drive June 30, 2003 Page 5 intended slab use. Placement and curing conditions will have an impact on the final concrete slab integrity. 4) All plumbing lines should be tested before operation. Where plumbing lines enter through the floor, a positive bond break should be provided. Flexible connections should be provided for slab-bearing mechanical equipment. Underdrain System Recommendations: Since no below grade areas are planned, an underdrain is not required. If plans change to include a below grade area, we should be notified to reevaluate our recommendations. Surface Draina!!:e Recommendations: To reduce the potential wetting of foundation soils, it is important to provide good drainage away from the foundations or slab. The following drainage precautions should be observed during construction and maintained at all times afterward. I) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisturc and compacted to at least 95 percent of the maximum standard Proctor density in pavement and slab areas and to at least 90 percent of the maximum standard Proctor density in landscape areas. 3) The ground surface adjacent to the addition should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. 4) Roof downspouts should discharge well beyond the limits of all backfill. 5) Landscaping which requires regular heavy irrigation should be located at least 5 feet from foundation walls. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory boring drilled at the location shown on Figure 2, the proposed type of construction, and our experience. Our findings include interpolation and extrapolation of the subsurface conditions identified at 203 193 H-P Geotech Addition - 14 Hillside Drive June 30, 2003 Page 6 the exploratory boring. Variations in the subsurface conditions may ~ot become evident until excavation is performed.
