Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no

exceeds one (1) year, full fees shalf be paid for a new permit.
No work of any manner shall be done that will change the natural now of water causing a drainage problem.
Contractor shall notify the Building 'Inspector twenty-four (24) hours in advance for all inspections and shall receive written approval on inspection card before
proceediing with successive phases of the job.
The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor an approval of, any violation of the provisions
of the bUIlding codes ran ther ordinance, taw, rule or regulation.

The roof panel length must be continuous in the direction of its slope, with no t:'.msverse
joints. Panel supports must provide a minimum 2-ineh-wide (5 [ =) cOr\tinuous bearing
width at support points for gr<1vity and wind uplift loads. For other methods ofranel support,
the effects of the support on the panel performance must be substantiated to thc satisfaction of
the building official. Connection?f the panels to the strocture must be substantiated to the
satisfaction of the building official. lhe fonrn plastic must be encapsulated in with minimum
0.032 inch (0.8! men) thick aluminum.

At least four completed documents must be provided to apply for a building permit:
1. Complete this Building Guide by filling in the blanks on page two and indicating
which construction details will be used.
2. Provide a Separate Site Plan showing dimensions of your project or addition
and its relationship to existing buildings or structures on the property. Show all
easements and the distance to existing property lines.
3. Provide a Floorplan. See example on page 4.
4. Fill out a Building Permit Application.
The majority of permit applications are
processed with little delay. The submitted
documents will help determine if the
project is in compliance with building
safety codes, zoning ordinances and other
applicable laws.

Site Plan
1. When drawing youp site plan be sure to show the
location of electric, gas, sewer and water service
lines. If you don't know where they are, call
the Public Service Utility Notification Center of
Colorado, 1-800-922-1987. They will come out
and locate lines for you. Remember to ask them
about the cost.
2. Show where lIIe eldsllng electric and gas meters
are located on your home. These meters may
have to be relocated and it is best to know this
before you start construction.

required. The added cost is small but worth it.
2. landings are required at exterior doors. The landing may
be as much as eight inches lower than the floor of the
room, but it must be at least 3' x 3'. There is no limit as
to how large it can be.
3. Salety glass Is required at specific locations. When you
draw in the location of the new windows on the floor
plan, the plan reviewer can identify which ones require
safety glass.
4. Heat Is required in all habitable rooms. Show how the
addition will be heated on the plan.
Electric Code
ExIstiJg electric service may require an upgrade or relocation.
Indicate the size of your electric service (the number on
the main breaker) on your plan. This can help the plan
reviewer determine if an upgrade is needed before you
start construction.
Rool Overlrame
When construcdng a new valley, use a continuous board
under the bottom cut of the new rafters to provide a solid
nailing surface. The board should be at least 1" thick,
nominal and should be at least as wide as the base of the
new rafter.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and conditions
set forth belw for the issuance of a Certificate of Occupany in connection with this building permit. The
issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of electrical,
plumbing, mechanical and framing systems. Inspections are performed by the Building Division.
2. The completion of site drainage/grading requirements per the approved site grading plan
and/or final drainage report and plan. if such report and plan is applicable. For all residential and
nonresidential projects with an approved final drainage report and plan, a letter of certification is
required from the projects civil engineer of record. Inspection are performed by the Public
Works Department.
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of constructinf said
improvements. The Public Works Department performs these inspections or provides the
-. Development Covenant.
4. The completion of all required landscaping and related site improvements. Inspections
are performed by the Planning and Zoning Division.
All the above items must be completed and signed off by Planning and Zoning, Building and Public
Works before a Certificate of Occupancy is issued. Final Inspection by the Building Division does not
constitute authorization of a Certificate of Occupancy nor permission for occupancy. Occupancy of the
structure is not permitted until the Certificate of Occupancy is issued. (Unfiform Building Code,
Section 109)
The City is not responsible for any real estate closings or other agreements concerning the property which
