Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding f,1/2 -inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufactureraeMs installation instructions, whichever is more stringent. Following is a report of my findings: The property is a Ranch style house, built for single-family occupancy, over an unfinished crawl area. Exterior sidewalls appear to be masonry with exposed brick surfaces at the exterior. Foundation walls are concrete block. The floor joists are W's at 16 inches center to center, supported by the foundation walls and a wood beam and concrete block column system. 3640 Fenton Street, Romagna Page 3 3. The east end of the LVL beam needs to be supported by one of the following configurations: a. A double (2) 2x4 stud pack column, consisting of Hem -Fir or Douglas Fir - Larch members (No. 3 Grade or Better) that is mechanically attached to the beam at the top using metal gusset plates. A bearing distance of 2" or more needs to be provided at the top of the column. This column needs to bear directly on the underlying built-up wood beam. b. The LVL beam can bear directly on the exterior masonry wall as long as a bearing distance of 2" or more can be established. All wood in direct contact with concrete or masonry components needs to be pressure treated. Location #2 The current configuration on the main level consists of a wall that spans in the north - south direction and divides the mudroom from the kitchen. I understand that a more open concept floor plan is desired and complete removal of this wall is desired to achieve the project goal. Partial demolition of this wall and the header above has been completed. Upon review of the existing framing components that were visible in the attic and crawl area at the time of this review, the wall is perpendicular to some of the attic floor joists above and is providing bearing support for these components. As such, removal of the desired portion of this wall will result in the need to install new, permanent structural members that are designed to carry the existing loading conditions at this location. 3640 Fenton Street, Romagna Page 5 This work needs to be completed in accordance to any and all applicable and current building codes that are adopted by the governing municipality. Sincerely Eric Alvarado 051 MATERIAL SURVEY INTRODUCTION This report provides information regarding an asbestos building materials survey performed in conjunction with a minor non load bearing wall removal as part of a minor kitchen renovation, located at 3640 Fenton Street, Wheat Ridge, Colorado 80212 The wall between the living room and the dining room is being removed. One homogenous material on each side of the wall was tested and the results were negative for regulated asbestos. A visual inspection of the building was performed and bulk samples of materials suspected of containing asbestos acquired. The condition of the materials was assessed, and the content analyzed to determine if those materials contained regulated asbestos. Estimates of the quantities of those suspect materials were made to discern if they were above the trigger level of a 55 gallon drum, 32 square feet, or 50 linear feet on piping. The inspection was performed to encompass all asbestos suspected materials that will have to be removed before limited interior demolition can take place. All suspect materials were tested. The location of each sample was clearly marked where the samples were collected. These specific materials were categorized into separate homogenous materials and analyzed for asbestos content. There were three samples of one homogenous area that was tested. This material tested negative. The laboratory results indicate that this surfacing material tested in the house is not asbestos containing.* THE FOLLOWING LIST OF FOUR HOMOGENOUS MATERIALS TESTED. This is a drywall on wood stud structure. It has been remodeled (modernized) in the past. MATERIALS ASSUMED TO CONTAIN ASBESTOS BUT NOT TESTED. Common asbestos materials like window caulking, floor tile, and asphalt impregnated roofing materials are considered t be non friable asbestos materials if they are in good condition. These materials have special regulations with respect to their removal. To wit: REG 8, The Control of Asbestos -i.8.67. Non friable asbestos containing materials. (Non -Friable means material which, when dry, may not be crumbled, pulverized, or reduced to powder by hand pressure. This material must not be rendered friable during demolition. 3 From the CDPHE mandated Regulation 8, I.A.3. Any asbestos -containing material that is friable or will be made friable during demolition activities in any area of public access or non-public access area must be removed prior to demolition. Removal, in accordance with Regulation No. 8, Section III, Effective: January 30, 2008 Regulation No. 8 requires if the amount of asbestos -containing material that is friable or will become friable during demolition exceeds the trigger levels. Category I non -friable ACM must be inspected and tested for friability if it is in poor condition before demolition to determine whether or not it is subject to the Asbestos NESHAP. If the ACM is friable, it must be handled in accordance with the NESHAP. Asbestos -containing packings, gaskets, resilient floor coverings and asphalt roofing materials must be removed before demolition only if they are in poor condition and are friable.* *These materials were not tested if they were examined and found to be in good undamaged condition. The CDPHE Regulation 8, The Control of Asbestos Part B., provides: III.S.4.b. Remove the materials using hand removal methods or power tools that do not subject the material to cutting, grinding, sanding, bead blasting, sandblasting, or otherwise damage the material in such a way as to render it friable. I.B.80. Regulated asbestos -containing material means (a) friable asbestos -containing material, (b) Category I nonfriable ACM that has become friable, (c) Category I nonfriable ACM that will be or has been subjected to sanding, grinding, cutting, or abrading or (d) Category II nonfriable ACM that has a high probability of becoming or has become crumbled, pulverized, or reduced to powder by the forces expected to act on the material in the course of demolition or renovation operations regulated by this regulation. DISCUSSION: Sample analytical results are reported in percentages of asbestos and non -asbestos components, The EPA defines any material that contains greater than one percent (1%) asbestos as being an asbestos containing material. Materials that are identified as "none detected" are specified as not containing asbestos. * The CDPHE Regulation 8, Part B, allows Trace sample to be point counted. III.A.1.c. The analysis of samples collected during these inspections must be performed as required in subsection IV.E. (Analysis) of this regulation with one exception: if the asbestos content of a sample of friable asbestos is estimated to be 1% asbestos or less, but greater than 0%, by a method other than point counting (such as visual estimation), the determination shall be repeated using the point counting technique with polarized light microscopy. If a result obtained by point count is different from a result obtained by visual estimation, the point count result must be used. Tar impregnated samples do not have to be point counted. In addition a permit or notification and a ten working day waiting period are required by the CDPHE. There may be materials under the ones tested. The walls and ceilings were systematically examined but no such materials were found during the inspection that were not tested. That does not eliminate the possibility that asbestos containing materials were overlooked during the inspection or that there may be other asbestos containing materials somewhere hidden in the building. However, a re -survey is recommended for other interior and exterior painted surfaces as they begin to degrade and/or prior to any renovations or modifications. Please refer to the enclosed reevaluation schedule (located in the Appendices) for HUD's recommended timeline. 2) Painted surfaces should be inspected annually and repainted as needed before deterioration occurs. Before any scraping or sanding, the paint should be determined to be lead-based paint or non lead-based paint and appropriate measures taken to prevent the generation or spreading of paint chips or dust. 3) Vegetation, mulch and ground cover should be inspected quarterly and annually renewed to cover the soil along the foundation of the buildings and grounds. The soil should NOT be disturbed, allowing lead -containing dust to be tracked into the house by residents or their pets. 4) Windows and doors in the building should be inspected annually for wear on friction surfaces, which may create lead dust. For doors, plane the edges of the door to eliminate friction. For windows, remove paint from window sash and friction frame. Seal lead-based paint waste in plastic bags and dispose properly, then wash surfaces with Tri -Sodium Phosphate (TSP). Collect and dispose of the wash water in compliance with local disposal requirements. With approval of waste regulators, wash water can be flushed into a sanitary sewer (toilet). 5) Please call for a re -survey of any surfaces which you wish to disturb for renovations, repair or demolition, especially disturbing a painted surface in the older portion of the building. You may want to hire a qualified LBP contractor and/or use LBP techniques to control dust. 6) Children residing or in day care at this site should be checked by their family physician annually for elevated blood lead levels and balanced diets should include foods which provide recommended daily amounts of calcium and iron. 7) When cleaning, use wet mopping with a general purpose cleaner, rather than sweeping.
