Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new permits for residential roofs and for licensed

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if

The following recommendations are made under the 2003 International
Residential Code and the 2003 International Fire Code adopted by the City
Council of the City of Wheat Ridge, Colorado.
1. All permits shall be visible from the street of address.
2. Smoke alarms should be mounted on every level of the home with
detectors within all sleeping rooms. All detectors should be
interconnected.
3. Fire extinguishers should be placed within the garage and the are of
the kitchen. Said extinguisher should be accessible and mounted 3 to
5 feet from the floor surface.
4. All exit windows from the basement shall comply with National Fire
Escape standards. (Ladders shall be required.)
5. All emergency access shall remain clear of construction vehicles at all
times.
6. An emergency phone shall be provided at the work site and available
to all workers.
7. Emergency numbers shall be posted at the job site at all times.
8. Required permits shall be obtained from the City of Wheat Ridge,
Colorado.

GENERAL
Reynolds & Associates has completed a subsurface investigation of the site known as:
3701 Depew Street, Wheat Ridge, Colorado.
The investigation was performed for the purpose of evaluating the soils to determine
design parameters appropriate for the proposed structure foundation to be located on the
site. We have performed a field investigation and laboratory testing of soils and have
based the recommendations presented herein on that field investigation and our
expenence.
PROPOSED CONSTRUCTION
It is our understanding that a single family home with basement is planned for
construction on this site.
SITE DESCRIPTION
The site is relatively flat. The site is vacant at this time.
FIELD INVESTIGATION AND LABORATORY ANALYSIS
Test holes were drilled in the vicinity ofthe proposed structures (see Site Map) using
truck-mounted power auger equipment. Test holes are generally drilled to a depth of20
feet. Holes may have been drilled to greater depths if needed to make bedrock
determinations. In-situ soil samples were retrieved from depths appropriate to foundation
requirements. In-situ samples consist of relatively undisturbed soil. These samples were
retrieved utilizing a 2-inch California sampler. These samples were returned to the
laboratory for analysis.
The sampler was driven into the subsoil strata with blows of a 140-pound hammer falling
30 inches. The number of hammer blows required driving the sampler one foot, or a
fraction thereof, constitutes a penetration test. This field test is similar to the standard
penetration test described by ASTM Method D-1586. Penetration resistance values,
when properly evaluated, are an indication of the soil strength and density. Subjective
analysis of the soil conditions was also made in the field during the drilling operations.
Laboratory analysis consists of a determination of moisture content, density, swell and
consolidation potential, and particle size distribution, where possible. In order to achieve
valid results, non-cohesive or highly granular samples may not have been tested for swell
or consolidation potential.
The following represent the results of this investigation based upon the field and
laboratory analysis as well as our experience in the area.

In general, the subsurface conditions consist of:

Free water was encountered at approximately 20' in holes number one and two; however,
natural moisture content of the soils is considered to be high at expected foundation
levels.
Although swells were less than 2%, consolidation potential may be greater than 2%.
See the Summary of Laboratory Analysis and the Boring Logs for additional information.
DESIGN PARAMETERS
The following design parameters have been determined for this site:
The maximum soil bearing capacity is 1000 psf.
The passive pressure is 350 psffor disturbed soils and 400 psffor undisturbed soils.
The coefficient of friction is 0.30
The foundation walls should be well reinforced and rigid enough to sustain lateral earth
pressures. Walls retaining earth should be designed to resist an active case equivalent fluid
pressure of 35 pounds per cubic foot, and an at-rest equivalent fluid pressure of 50 pounds
per cubic foot.
FOUNDATION RECOMMENDATIONS
With respect to the soil investigation performed at this site, and the intended structure as
described by the client named above, the following is one or more of the allowable
foundation type(s):

1. Footings
A footing type of foundation system may be utilized at this site provided foundation
components bear on undisturbed natural soil or on properly compacted structural fill
material which bears on undisturbed natural soil. Foundation components must also bear
below all organic material. Some movement of the structure on this type of foundation
system is expected.
2. Concrete Floor Slab
The Slab Performance Risk at this site is judged to be 'moderate'(high natural moisture
contents). Changes in the water content of these soils may cause the soil to swell or
shrink, which may cause movement or cracking of slabs.
If some movement of a slab is not acceptable, finished room areas should be
constructed utilizing a structural floor system over a crawl space, rather than a slab.
Should the owner elect to accept the risks of expansive / consolidating soils and the
effects they may have on slabs, the following have been shown to be helpful when
constructing slabs:
Slabs should bear on undisturbed natural soils, or on properly conditioned and
recompacted materials, as opposed to gravel or other materials which may allow the
migration of water below the slabs. If the on-site soils are not acceptable, it is preferable
to bear slabs on non-expansive imported materials which are not highly granular. This
will minimize the transfer and retention of water below the slab. Materials with a Liquid
Limit below 30 and a Plasticity Index less than 15 are preferred.
Slabs shall be isolated from foundation components by slip joints constructed to allow the
independent movement of the slab. Slabs shall also be separated from any utility
components by isolation joints. Mechanical equipment resting on slabs must be fitted
with expandable / collapsible sections in order to allow movement of the slab without
damage to the equipment or to the structure.
Non-bearing partition walls must be constructed with a minimum of 2 inches of float to
allow for movement of the slab without damaging any part of the structure. All doors
shall be constructed with at least a 1 inch gap at floor level. It is the owners
responsibility to monitor and maintain all floats and gaps as necessary. If additional
information on float is needed, please contact this or any geo-technical office.
Slabs must be appropriately reinforced to resist the anticipated loads as well as the effects
of the supporting soils. Floor slabs must also be scored in accordance with the American
Concrete Institute (ACI) recommendations in order to control cracking of the slab due to
shrinkage or other factors. These scores should be a maximum of 12 feet apart.

SITE PREPARATION
We anticipate that additional grading may be necessary. Site preparation procedures
should be performed such that the potential for standing and ponding of water around the
site is minimized. Clay soils should be kept from desiccating (drying and shrinking) by
sprinkling the soils occasionally. Drainage swales or channels should be created where
necessary in order to route water away from the excavation and construction area.
To verify the soil conditions and to verifY the design bearing pressure for any footings, it
is required that an open hole inspection be performed at this site. This inspection must
be performed only after the entire excavation has been dug to final grade. If potentially
expansive clay, deleterious material or other unsuitable conditions are found, over-
excavation of some or all of the site may be required, or revised foundation
recommendations may be required.
CONSTRUCTION
Prior to placing concrete, all bearing surfaces must be cleared of loose material.
Disturbed material may be re-compacted in place only after contacting, and with
guidance from, this office.
Concrete flat work (slabs) may be used subject to the following requirements:
Slabs must bear on undisturbed soils or on properly compacted fill materials. Materials
backfilled to support concrete slabs must be methodically compacted to support the slab.
All materials must be compacted to at least 95 percent Standard Proctor value as
determined by the ASTM D-698 test method. Material placed beneath slabs should be
placed at -2 % of optimum moisture content. Before the material is placed, all water
and loose debris should be removed from the excavation.
The floor slabs should be appropriately reinforced, and isolation joints must be provided at
the junctions of the slab and the foundation walls, so that independent movement can occur
without causing damage. The slabs should be scored in accordance with the American
Concrete Institute's (ACI) recommendations (or a maximum of every 12 feet) to help control
cracking that may result from shrinkage.
All colunms must be isolated from concrete flat work as above in order to allow for some
movement of the slabs. Also, all utilities must be isolated from the slab in a like manner.
Separate the slab from all non-load bearing partition walls by at least 1 1/2 inches to
allow for independent slab movement. There must also be a minimum I-inch gap below
all doors to allow for slab movement. It is the owner's responsibility to maintain these
floats and gaps as necessary.

It is understood that some risk of slab movement does exist. Slabs may move if the
supporting material experiences changes in moisture content. An increase in moisture
content may swell soils and a decrease in moisture content may shrink soils. Either situation
may move and/or crack slabs.
BACKFILL
The backfill placed around the foundation walls should be methodically compacted to
help reduce settlement after completion of construction. The top one foot of the backfill
material must be relatively impervious. The on-site soils, exclusive of topsoil, organics,
and expansive clays are suitable for use as backfill. The first or ground floor flooring
system must be in place before backfilling against foundation walls.
CONTROLLED FILL
Materials for controlled fills shall consist of natural or washed soils free of organic
matter. The fill material shall conform to the following limitations:
Maximum size of particles I Yz" inches. Maximum retained on, % in sieve - 30 percent;
Maximum passing No. 100 sieve 45 percent. Maximum passing No. 200 sieve - 15
percent. The sub grade to receive the fill shall be stripped of all organic growth, rubbish
and debris. Controlled fill shall be placed and compacted at a moisture content
approximately 2 percent drier than optimum moisture content. It shall be placed in
uniform layers not more than 12 inches thick. Each layer shall be compacted to not less
than 95 percent of Standard Proctor density determined in accordance with ASTM
standard D698. Fill shall not be placed when frozen, or placed on frozen or wet
subgrade.
SURFACE DRAINAGE
The area surrounding the structure should be graded so as to provide adequate drainage
away from the structure. This is typically accomplished by utilizing a 10 percent (12
inches in 10 feet) slope down and away from the foundation. Low spots should be filled
in order to prevent accumulation and ponding of water near the structure.
Surface water running toward the structures from up slope areas should be diverted around
and away from the structures by means of drainage swales or other similar measures.
Decorative edging should be constructed to allow water to flow through, around or under
the edging and not so as to cause damming of water behind the edging.

Sprinkler systems should be constructed so as to keep the area within 5 feet of the
structure as dryas possible. Sprinkler heads or other irrigation components should not be
placed in, nor should they release water into, the area that is within 5 feet of the structure.
Downspouts and sill cocks must terminate outside of the backfill area of the structure and
a minimum of 6 feet from the structure. Downspouts and sill cocks should discharge into
splash blocks that extend well beyond the limits of the backfill. The use oflong downspout
extensions in-place of splash blocks is advisable.

GROUNDWATER AND DRAIN SYSTEM
Groundwater was reported at the time the field investigation was conducted, it is possible that
seasonal variations in precipitation or that irrigation processes could cause water to infiltrate and
to accumulate at foundation levels.
A foundation perimeter drain may be required dependant upon the results of the open hole
inspection as well as the type offoundation to be constructed. This drain must consist of a gravel
collector, a rigid or flexible perforated pipe channel, and must discharge to a sump pit, a down
gradient outfall, or to an area drain system.

LIMITATIONS
In any subsurface investigation, limited data is available from which to formulate soil
descriptions and generate recommendations for foundations and related construction
components. The samples taken are indicative of the subsurface materials at the time and
at the location the samples were taken. Precipitation, seasonal changes, and excavating
are just a few of the factors, which may create changes in the composition of the site. If
conditions are encountered which are significantly different from those described in this
report, contact this office before proceeding.
This report does not address nor was intended to address any environmental issues,
hazardous materials or toxic waste issues, or other subsurface situations or conditions
other than those described within this report. This report is intended for the sole use of
the above named client and their approved agents. This office cannot be responsible for
any conclusions or recommendations made by other parties based upon the data
contained herein.

In the event that landscaping required by Wheat Ridge Code of Laws, Section 26-502
and/or as shown on an approved landscape plan is not installed

have th ' right to enter upon said property to construct and/or install such improvements
or do other such work to accomplish that purpose as may be necessary, provided that the
City of Wheat Ridge shall first give notice in writing to the contractor, developer or
owner of its intent to do so.
If the City of Wheat Ridge exercises its right to perform work of any nature, including
labor, materials and use of equipment either by force account or contract, the City shall
have the absolute right to withdraw the escrow funds to complete said landscape
improvements. The only precondition to the City's right to withdraw the escrow funds
for this purpose shall be a letter from the Planning and Development Director; stating that
the landscape improvements have not been completed or provided and that the
compliance date of J40vil :23, .aoo/.. has expired.
