SUBJECT: Multiple dwelling units on property
During late October and early November of 2017, City of Wheat Ridge Planning Division Staff
were in contact with the owner of 2860 Chase Street regarding a garage on the property that had
been converted into a dwelling unit. The property is zoned R -1C, allowing for only one dwelling
unit on the property. However, there is sufficient evidence that the City has recognized the
garage as a dwelling unit in the past, despite the conflicting zoning.
The property owner would be permitted to use the garage as a second dwelling unit, provided
that all life safety concerns and current building codes are met. This process would ultimately
result in a residential Certificate of Occupancy issued by the City. No zone change would be
required.
Timeline of events based on City records:

Garage remodeled to pet shop (was zoned C-1)
Forced air heating installed in garage with one gas fitting
Plumbing roughed in with 5 fixtures (1 toilet, 2 sinks, 1 bathtub, and 1
washer)

3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no

exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (I) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall rece~ve
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval of, any violation of the provisions of the building codes or any other ordinance, law, rule or regulation.

This permit shall expire If (A) the work authOrized IS not commenced Within SIXty (60) days from Issue date or (B) the building authorized is suspended or
abandoned, for a period of 120 days
If thi$ permIt expires. a new'permlt may be acquIred for a fee of one.half the amount normally required, provided no changes have been or will be made in the
original plans and Specifications and any suspension or abandonment has not exceeded one (1) year. If changes are made or If suspension or abandonment
exceeds one (1) year. full fees shall be paid for a new permit
No work of any manner shall be done that WIll change the natural flow of water causing a drainage problem.
Contractor shall notify the Building Inspector twenty-four (24) hours in advance for all inspections and shall receive written approval on inspection card before

The issuance of a permit or the approval 0 draWings and specifications shall not be construed to be a permit for, nor an approval of. any violation of the provisions
of the buildmg codes or any other ordinance. law. rule or regulation
