HomeMy WebLinkAbout2860 Chase StreetCity of Wheat qg COMMUNITY DEVELOPMENT Memorandum TO: Address file for 2860 Chase Street FROM: Scott Cutler, Planning Technician DATE: November 8, 2017 SUBJECT: Multiple dwelling units on property During late October and early November of 2017, City of Wheat Ridge Planning Division Staff were in contact with the owner of 2860 Chase Street regarding a garage on the property that had been converted into a dwelling unit. The property is zoned R -1C, allowing for only one dwelling unit on the property. However, there is sufficient evidence that the City has recognized the garage as a dwelling unit in the past, despite the conflicting zoning. The property owner would be permitted to use the garage as a second dwelling unit, provided that all life safety concerns and current building codes are met. This process would ultimately result in a residential Certificate of Occupancy issued by the City. No zone change would be required. Timeline of events based on City records: 1971 Garage remodeled to pet shop (was zoned C-1) Forced air heating installed in garage with one gas fitting Plumbing roughed in with 5 fixtures (1 toilet, 2 sinks, 1 bathtub, and 1 washer) Main home re -roofed 1980 Re -roof permit for 2850 Chase, which is indicated as a garage 1995 Service change (200 amp) and 3 new circuits 1996 City -initiated rezone (WZ-98-08), property rezoned to R -1C from C-1 2006 Permit for fence and yard cleanup (# 20060506).
