To Whom it May Concern,
The purpose of this letter is to confirm proper installation of the front porch deck framing and the header
framing between the southern addition and the single level portion of the home near the kitchen and
basement access stairs. It is my understanding that the original front porch framing was deteriorated
and in need of replacement and during interior remodeling of the house the front porch was replaced.
During construction of the front porch framing the City of Wheat Ridge performed an inspection noting
irregular framing practices and the City requested that the framing be approved by a licensed engineer.
Additionally, it was noted by the City that an existing opening at the west side of the house from the
southern addition (completed in the early 2000's) did not appear to be properly supported and required
approval by an engineer.
On October 1, 2020 I observed the deck framing noting deficiencies in the framing and a lack of proper
support framing. The contractor onsite decided that it would be most efficient to remove and completely
reframe the front porch deck with new caissons and support beams. On October 15, 2020 I re -inspected
the front porch framing noting that newly framed caissons, support beams and joists are properly
installed per the 2018 International Residential Code (IRC). I noted a notched beam at the gas line and
additional sistered members were added. No additional repairs or framing is required to support loads.
On October 1, 2020 I observed that the framing at the west opening at the southern addition did not
appear to have a properly installed header. Although this is original construction for the addition, I
instructed the contractor how to install a new double 2x8 header to support the wall and roof framing.
On October 15, 2020 I re -inspected the header noting that all framing is installed and will support the
Code required loading per the 2018 IRC and the City of Wheat Ridge. No modifications are required.
Opinions in this report are limited to observations and conclusions for the single family home located at
2817 Benton Street in Wheat Ridge, Colorado. We reserve the right to review any additional information
concerning this property and to amend our opinions accordingly. No warranty is either expressed or
implied in this inspection and opinions expressed in this report do not provide an insurance policy, nor
warranty service. In the event of an oversight, maximum liability must be limited to the fee paid.

Asbestos was not identified within building materials throughout the property that were within the scope of the
limited inspection and bulk -sampling performed, professional abatement activities are not required for this
project to remove or disturb any of the areas tested for asbestos containing materials. All work associated with
these materials can be done by Contractor.

• All samples collected at this property were negative for asbestos containing material. All samples were non -detect.

REX environmental made reasonable effort to locate and sample accessible suspect building materials
based on scope of work from its client. For any structure, the presence of building materials hidden
beyond access is a strong possibility. If any suspect or unknown material is discovered, all work should
stop until material is analyzed to determine if its asbestos containing material.

VII. Asbestos Inspection
This asbestos inspection was conducted in general accordance with the United States EPA procedures published in 40 Code of Federal
Regulations (CFR) Part 763, Subpart E — Asbestos -containing Materials in Schools and Colorado Regulation 8. These inspection
protocols specify requirements for the inspector (Section 76.385), laboratory (Section 763.86). This asbestos inspection involved
identification and sampling of specific homogenous areas of suspect ACM in the specific areas that could be impacted by
renovation/remediation activities as requested by the client. Suspect ACM includes nearly all building materials except concrete,
glass, metal, wood, plastic, and ceramic. A physical assessment of each homogeneous area of suspect ACM was conducted to assess
the general condition of the materials ad determine the friability of the material. Under the Nation Emissions Standards for Hazardous
Air Pollutants (NESHAP), asbestos -containing building materials are classified as either friable, Category I nonfriable or Category II
non -friable ACM as described below:
➢ Non -friable ACM when dry, cannot be crumbled, pulverized or reduced to powder by hand pressure.
➢ Friable ACM when dry, can be crumbled, pulverized or reduced to powder by hand pressure.
Category I non -friable ACM includes packings, gaskets, resilient floor covers, and asphalt roofing products containing more than
1% asbestos.
)�- Category II non -friable ACM are materials excluding Category I non -friable ACM materials that contain more than 1% asbestos.
Bulk samples of suspect ACM were collected on general accordance with the Asbestos Hazard Emergency Response Act (AHERA)
protocols as outlines in Colorado Reg. 8 Random samples of suspect building materials were collec for the specific areas and
materials identified in this report.
Surfacing materials sampled in this report include, but are but limited to overspray, and dro ings, which may be under flooring
materials, adjacent walls, structural beams, and other concealed areas.
Colorado Department of Public Health and Environment per Regulation #8 define ACM as material containing more than 1%
asbestos. If sample analysis results in <1% then sample can be point counted. If sample is under 1% it becomes Non -Regulated
Asbestos Containing Material.
Recognition of Homogeneous Areas: Homogeneous material means an area of surfacing material, thermal system insulation material,
or miscellaneous material that is uniform in color and texture (date of application of material looks the same). It should be pointed out
that appears to be homogeneous and adjacent to each other may in fact have different contents in terms of asbestos, and only
laboratory testing will decide exact concentration. Sampling was conducted per Colorado Regulation #8 guidelines. Minimums are:
• 3- Samples per area of surfacing materials less than 1,000 square feet.
• 5- Samples per area of surfacing materials between 1,000-5,000 square feet.
• 7- Samples per area of surfacing materials greater than 5,000 square feet.
• 2- Sample of miscellaneous materials (joint compound, tile flooring, sheet vinyl flooring, roofing shingles, transite siding,
insulation, ceiling tiles, glues and adhesives).
Title 40 CFR Part 61 regulates asbestos fiber emissions and asbestos waste disposal practices, and also requires the identification and
classification of existing building materials prior to demolition or renovation activity.

control of HomeStreet Roofing, Inc. and hereby accepts any delays occasioned by one or

the entire property for staging and execution of work unless otherwise agreed.
Alteration or deviations from the above specifications involving extra costs will be
executed only upon written orders, and will become an extra charge over and above the
estimate. Also, HomeStreet Roofing, Inc. reserves the right to file for supplement claim
due to material or labor price increases due to the storm environment or if insurance
measurements are proven to be incorrect. Labor and material warranty covers siding.

Inc. will not be responsible for any compression or decompression of the home that may
result in walls or Roots cracking. An extra charge will result, if any siding, stucco or brick
removal is needed for proper installation of roof flashing or gutter replacement. We will
not be responsible, for damages to these materials, if materials need to be replaced. In
the event of any legal action by the parties arising out of this contract, the losing party
shall pay the prevailing party's reasonablyattorneys fees and cost in addition, to all other

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield,
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
