SUBJECT: Presence of two single-family homes on the property
The property at 2868 Benton Street is zoned Residential -One C (R -1C) and consists of three
nonconforming lots of record, each 25 feet wide, for a total width of 75 feet and totaling
approximately 9,975 square feet. These lots were platted in 1890 as part of the Lakeside Resub.
The property contains two single-family homes built in approximately 1917 and 1919. The City
has recognized both homes as legal dwelling units, most recently in 2006 when Certificates of
Occupancy were provided for both structures after life safety issues were brought up to code.
The houses are also recognized by the Jefferson County Assessor as separate single-family
homes. Each home has been assigned an address that is recognized by the City, County, and
USPS.
Based on these findings, the presence of two single-family homes on this property is considered
a "legally nonconforming" condition and subject to the protections and limitations of Section
26-120 of the zoning code. The R -1C zone district only allows one single-family home per
property. If one single-family home is voluntarily demolished, it could not be replaced with an
additional primary dwelling unit. If both homes are voluntarily demolished, one new single-
family home could be built on the property after approval of a consolidation plat (to remove the
internal lot lines) and a building permit. Because the two homes are on one property, they may
not be sold separately.

"PLM" is polarized light microscopy, which is used for the initial analysis unless otherwise specified.
"Pt Cf" is point counting. When PLM results are 1% or less "point counting" is required at an additional expense to prove that the materials do not qualify as ACM.

2. Wall separating the living room and the dining room may be a structural wall. An engineer needs to determine if this wall is structural and if it is a
demolition permit will be required to remove it.
3. Bathroom west wall (see photo 1) has unique texture that is less than 32 square feet and is below the trigger level for asbestos testing.
Conclusions: The surface texture (off-white) used on the walls in the living room, dining room, bedroom, kitchen and front office
contains 2 to 3% chrysotile asbestos. Also, the joint compound used in these walls contains a trace (potentially less than 1%) of
asbestos. If this compound is determined to have less than 1% asbestos by point counting method then it would not be considered
ACM.

General Notes
• ND indicates no asbestos was detected; the method detection limit is 1 %.
• Trace or "< 1" indicates asbestos was identified in the sample, but the concentration is less than 1% and cannot be quantified without point counting.
• Samples identified as inhomogeneous (more than one layer) are separated into individual layers, and each layer is analyzed and reported separately.
•
All regulated asbestos minerals (i.e. chrysotile, amosite, crocidolite, anthophyllite, tremolite, and actinolite) were sought in every layer of each sample, but only those asbestos minerals detected are
listed. Amosite is the common name for the asbestiform variety of the minerals grunerite. Crocidolite is the common name used for the asbestiform variety of the mineral riebeckite.
• Tile, vinyl, foam, plastic, and fine powder samples may contain asbestos fibers of such small diameter (< 0.25 microns in diameter) that these fibers cannot be detected by PLM. For such samples, more
sensitive analytical methods (e.g. TEM, SEM, and XRD) are recommended if greater certainty about asbestos content is required. Semi-quantitative bulk TEM floor tile analysis is accepted under
NESHAP regulations.
• These results are submitted pursuant to Aerobiology Laboratory Associates, Inc.'s current terms and conditions of sale, including the company's standard warranty and limitation of liability provisions.
No responsibility or liability is assumed for the manner in which the results are used or interpreted.
• Unless notified in writing to return the samples covered by this report, Aerobiology Laboratory Associates, Inc. will store the samples for a minimum period of thirty (30) days before discarding. A
shipping and handling charge will be assessed for the return of any samples.

Supplementation of the main level floor framing of the existing main structure and of the ADU.
Please note - The existing foundation and roof framing systems of this home were not evaluated or inspected as a part of this supplementation design. This design and its
recommendations are to repair the items explicitly described in this design. Future performance of the foundation and roof systems is unknown.

1. The structural requirements represent the finished structure. The contractor is responsible for the means and methods of construction. Provide all measures required to protect the
structure, workmen, and other persons during construction.
2. All materials, workmanship and methods are to conform to the governing building code.
3. The contractor shall be responsible for temporary bracing to withstand all loads to which the structure may be subjected, including lateral loads, stockpiles of materials and
equipment. Such bracing shall be left in place as long as may be required for safety and until all structural framing and diaphragms are in place with connections completed.
4. All dimensions indicated represent finished face. Dimensions are not to be scaled for determination of material takeoffs, lengths or locations.
5. Dimensions derived from architectural drawings provided to McGourty Engineering and /or current site elements. Contractor to field verify all dimensions prior to commencement
of construction. Any discrepancy between dimensions identified to be reported to Structural Engineer before proceeding.
6. Substitutions to be made only by the written approval of engineer. Any substitutions made without written approval of the engineer is acceptance of responsibility by the contractor
and owner for performance of any changes.
7. Installation observation of all framing is required and must be performed by a representative of this office to verify compliant installation. Contractor will correct any and all
deficiencies to achieve compliance. Failure to obtain McGourty Engineering's approval of the installed structure in writing may endanger the success of the home's structural
performance and will absolve McGourty Engineering LLC from any and all responsibility for any damages arising from failure to obtain proper installation observation compliance.
8. Future stability of this structure requires continued elimination of water accumulation in the backfill zone of the home (10 ft minimum distance). This is to be made via
improvement and maintenance of the grading and drainage systems.
9. The following design is specific to the explicitly listed property address, and may not be used for any other project or intent. This design and evaluation is limited to the items
explicitly described herein. No other structural elements have been evaluated, unless specifically identified.

1. All lumber to conform to IBC section 2303.1.
2. All wood structural members to be Hem Fir, No. 2 & Better or Spruce - Pine - Fir No. 1 - 2 - unless noted otherwise.
3. All preservative / pressure treated lumber to be MCA treated or as specified in IBC section 2303.1.9 - Field applied preservatives may be applied at the approval of the engineer.
4. All framing in direct contact with concrete, with less than 18" clearance to soil grade or exposed to the exterior is to be preservative treated.
5. All beams will be attached to support posts or walls with hardware or plates/kickers to resist lateral movement. All support posts will be attached to foundation in (2) locations -
min z" dia wedge anchors, to resist lateral movement. Or as indicated.
6. All wood for structural wood framing will be kiln dried, graded in conformance with the National Design Specification for Wood Construction
7. Minimum 3" bearing for all structural members - unless noted otherwise.
8. Simpson Strong -Tie products are specifically required to meet the structural calculations. All framing connectors to be installed per manufacture's recommendations unless
otherwise noted. Substitutions in connectors to be made by written approval of this office only.
9. All posts are to bear directly on foundation / structural member or to have squash blocking installed beneath sheathing, in firm contact with the foundation element / structural
member. Squash blocking is to be constructed of (3) 2x material or structural composite lumber (LVL, PSL, or LSL) members of the same depth as joists / rafters, placed
perpendicular to joist/rafter framing direction. Blocking to be end -nailed or toe -nailed to prevent lateral translation/rotation and be full width of joist/rafter spacing.
10. Anti -roll blocking to be installed between joists, rafters or beams, above all supports, unless approved by engineer in writing or per manufacturer's specifications.
11. Holes for thru-bolts to be made no more than 16" larger than the bolt diameter.
12. All bolts shall have fender washers installed and double nuts, unless noted otherwise or approved by engineer in writing.
13. Notches, cuts, or non -continuous members (studs, posts/columns, beams, joists, headers, stringers, or lintels) are not allowed, unless noted or otherwise approved by engineer in
writing. Exception - holes may be drilled in engineered wood (TJI, LVL ,PSL etc..) when in accordance with manufacturers specifications.
14. All nails to be common wire type (minimum 0.131" dia), and minimum installation made per IBC section 2304. 10, unless noted otherwise or approved by McGourty Engineering
in writing.
15. All screws / nails for manufactured hangers are to conform to manufacturer's specifications - unless noted otherwise.
16. All connectors exposed to the exterior, with less than 18" clearance to grade, in direct contact with concrete or treated lumber are to be hot -dipped galvanized per ASTM A123.
17. Joists and beams to bear completely in joist hangers, w/ no more than g" separation between joist /beam end and the supporting header -unless otherwise approved by engineer in
writing.
18. Built-up (multi -ply) beams / members to be positively attached to one -another: 2 ply = (3) 10d nails @ 12" o.c. one side, 3 & 4 ply = (3) 10d nails @ 12" o.c. One side per ply.
Stagger / offset connectors each side by 6" typical unless noted otherwise.
19. All Laminated Veneer Lumber structural members to be Microlam 2.0E grade or Equivalent - unless noted otherwise.
20. McGourty Engineering to review any foundation elements and their reinforcement / installation prior to commencement of framing operations (new construction or as required).
Or review installation of framing prior to removal of temporary support structures (remodel or supplementation). McGourty Engineering to be provided 48 hours minimum notice
prior to required review.

1. Footing to be placed on 95% compacted backfill, undisturbed native soil or as described in a soils report (if applicable) - whichever is more conservative.
2. Maintain sub -grade and fill moisture content prior to foundation placement.
3. Do not place footings or slabs against organic materials or sub -grade containing free water, frost, or ice.
4. Protect soil supporting all existing foundation elements during excavation, forming, and pouring of new footings and stem walls to prevent undermining of the existing structure.
Temporary support and shoring of excavation cuts and existing foundation elements may be required and are to be designed by others. Verify requirements with soils engineer.
5. Install z" isolation joint between new slab on grade floor and foundation walls / posts.
6. Install z" dia anchor bolts with 7 in minimum embedment depth into foundation wall concrete, 4 ft maximum spacing between anchors, 12 in maximum distance from end of sill
plate run, and minimum of 2 anchors per plate. Connected with a nut and washer typical. ALTERNATE: Install z" dia Simpson Strong -Tie Wedge -All to same requirements.
7. Drain lines or any element exceeding z" in diameter are prohibited inside or beneath any foundation element - unless approved by engineer in writing.
8. Posts to be centered on footings unless noted otherwise or approved by engineer in writing - +/- 1" accuracy allowable.
Concrete
1. Compressive strength = 3500 psi at 28 days
2. Cement Type = Type 1/II Sulfate resistive
3. Concrete will have a maximum water to cement ratio of 0.50 and will be air entrained.
4. Provide batch mixing, transportation, placing and curing of concrete in accordance with recommendations of ACI 301 and ACI 318.
5. All concrete placed for footings, columns, walls and buttress elements is to be vibrated to achieve complete consolidation.
6. Honeycomb "rock pockets" up to 1.5" in depth are to be filled w/ SikaTop 123 per manufacturer's specifications. Honeycombs, rock pockets or voids deeper than 1.5" may require
removal and replacement of the deficient work product.
7. Concrete footings, stem walls, and foundation walls will be allowed to cure a minimum of 48 hours before any construction loads are applied. Concrete poured in cold weather will
be equipped with cold weather protection per ACI requirements during curing
8. Site concrete is prohibited to be connected to any structural element via mechanical connection, rebar doweling or any other means, unless approved by engineer in writing.

1. Reinforcing steel shall conform to ASTM A615, grade 60 or ASTM A706, Grade 60 for welded reinforcement. Welded wire fabric to conform to ASTM A185. PLEASE NOTE -
GR 60 REINFORCEMENT AS REQUIRED CANNOT BE PURCHASED AT HOME DEPOT OR LOWES. NOTIFY ENGINEER IF GR 40 IS REQUIRED AND THE

Project Description:
Supplementation of the main level floor framing of the existing main structure and of the ADU.
Please note - The existing foundation and roof framing systems of this home were not evaluated or inspected as a part of this supplementation design. This design and its
recommendations are to repair the items explicitly described in this design. Future performance of the foundation and roof systems is unknown.

1. The structural requirements represent the finished structure. The contractor is responsible for the means and methods of construction. Provide all measures required to protect the
structure, workmen, and other persons during construction.
2. All materials, workmanship and methods are to conform to the governing building code.
3. The contractor shall be responsible for temporary bracing to withstand all loads to which the structure may be subjected, including lateral loads, stockpiles of materials and
equipment. Such bracing shall be left in place as long as may be required for safety and until all structural framing and diaphragms are in place with connections completed.
4. All dimensions indicated represent finished face. Dimensions are not to be scaled for determination of material takeoffs, lengths or locations.
5. Dimensions derived from architectural drawings provided to McGourty Engineering and /or current site elements. Contractor to field verify all dimensions prior to commencement
of construction. Any discrepancy between dimensions identified to be reported to Structural Engineer before proceeding.
6. Substitutions to be made only by the written approval of engineer. Any substitutions made without written approval of the engineer is acceptance of responsibility by the contractor
and owner for performance of any changes.
7. Installation observation of all framing is required and must be performed by a representative of this office to verify compliant installation. Contractor will correct any and all
deficiencies to achieve compliance. Failure to obtain McGourty Engineering's approval of the installed structure in writing may endanger the success of the home's structural
performance and will absolve McGourty Engineering LLC from any and all responsibility for any damages arising from failure to obtain proper installation observation compliance.
8. Future stability of this structure requires continued elimination of water accumulation in the backfill zone of the home (10 ft minimum distance). This is to be made via
improvement and maintenance of the grading and drainage systems.
9. The following design is specific to the explicitly listed property address, and may not be used for any other project or intent. This design and evaluation is limited to the items
explicitly described herein. No other structural elements have been evaluated, unless specifically identified.

member. Squash blocking is to be constructed of (3) 2x material or structural composite lumber (LVL, PSL, or LSL) members of the same depth as joists / rafters, placed
perpendicular to joist/rafter framing direction. Blocking to be end -nailed or toe -nailed to prevent lateral translation/rotation and be full width of joist/rafter spacing.
10. Anti -roll blocking to be installed between joists, rafters or beams, above all supports, unless approved by engineer in writing or per manufacturer's specifications.
11. Holes for thru-bolts to be made no more than 16" larger than the bolt diameter.
12. All bolts shall have fender washers installed and double nuts, unless noted otherwise or approved by engineer in writing.
13. Notches, cuts, or non -continuous members (studs, posts/columns, beams, joists, headers, stringers, or lintels) are not allowed, unless noted or otherwise approved by engineer in

16. All connectors exposed to the exterior, with less than 18" clearance to grade, in direct contact with concrete or treated lumber are to be hot -dipped galvanized per ASTM A123.
17. Joists and beams to bear completely in joist hangers, w/ no more than g" separation between joist /beam end and the supporting header -unless otherwise approved by engineer in
writing.
18. Built-up (multi -ply) beams / members to be positively attached to one -another: 2 ply = (3) 10d nails @ 12" o.c. one side, 3 & 4 ply = (3) 10d nails @ 12" o.c. One side per ply.
Stagger / offset connectors each side by 6" typical unless noted otherwise.
19. All Laminated Veneer Lumber structural members to be Microlam 2.0E grade or Equivalent - unless noted otherwise.

1. Footing to be placed on 95% compacted backfill, undisturbed native soil or as described in a soils report (if applicable) - whichever is more conservative.
2. Maintain sub -grade and fill moisture content prior to foundation placement.
3. Do not place footings or slabs against organic materials or sub -grade containing free water, frost, or ice.
4. Protect soil supporting all existing foundation elements during excavation, forming, and pouring of new footings and stem walls to prevent undermining of the existing structure.
Temporary support and shoring of excavation cuts and existing foundation elements may be required and are to be designed by others. Verify requirements with soils engineer.
5. Install z" isolation joint between new slab on grade floor and foundation walls / posts.
6. Install z" dia anchor bolts with 7 in minimum embedment depth into foundation wall concrete, 4 ft maximum spacing between anchors, 12 in maximum distance from end of sill
plate run, and minimum of 2 anchors per plate. Connected with a nut and washer typical. ALTERNATE: Install z" dia Simpson Strong -Tie Wedge -All to same requirements.
7. Drain lines or any element exceeding z" in diameter are prohibited inside or beneath any foundation element - unless approved by engineer in writing.

3. Concrete will have a maximum water to cement ratio of 0.50 and will be air entrained.
4. Provide batch mixing, transportation, placing and curing of concrete in accordance with recommendations of ACI 301 and ACI 318.
5. All concrete placed for footings, columns, walls and buttress elements is to be vibrated to achieve complete consolidation.
6. Honeycomb "rock pockets" up to 1.5" in depth are to be filled w/ SikaTop 123 per manufacturer's specifications. Honeycombs, rock pockets or voids deeper than 1.5" may require
removal and replacement of the deficient work product.
7. Concrete footings, stem walls, and foundation walls will be allowed to cure a minimum of 48 hours before any construction loads are applied. Concrete poured in cold weather will
be equipped with cold weather protection per ACI requirements during curing
8. Site concrete is prohibited to be connected to any structural element via mechanical connection, rebar doweling or any other means, unless approved by engineer in writing.

1. Reinforcing steel shall conform to ASTM A615, grade 60 or ASTM A706, Grade 60 for welded reinforcement. Welded wire fabric to conform to ASTM A185. PLEASE NOTE -

2. Wall separating the living room and the dining room may be a structural wall. An engineer needs to determine if this wall is structural and if it is a
demolition permit will be required to remove it.
3. Bathroom west wall (see photo 1) has unique texture that is less than 32 square feet and is below the trigger level for asbestos testing.
Conclusions: The surface texture (off-white) used on the walls in the living room, dining room, bedroom, kitchen and front office
contains 2 to 3% chrysotile asbestos. Also, the joint compound used in these walls contains a trace (potentially less than 1%) of
asbestos. If this compound is determined to have less than 1% asbestos by point counting method then it would not be considered
ACM.

General Notes
• ND indicates no asbestos was detected; the method detection limit is 1 %.
• Trace or "< 1" indicates asbestos was identified in the sample, but the concentration is less than 1% and cannot be quantified without point counting.
• Samples identified as inhomogeneous (more than one layer) are separated into individual layers, and each layer is analyzed and reported separately.
•
All regulated asbestos minerals (i.e. chrysotile, amosite, crocidolite, anthophyllite, tremolite, and actinolite) were sought in every layer of each sample, but only those asbestos minerals detected are
listed. Amosite is the common name for the asbestiform variety of the minerals grunerite. Crocidolite is the common name used for the asbestiform variety of the mineral riebeckite.
• Tile, vinyl, foam, plastic, and fine powder samples may contain asbestos fibers of such small diameter (< 0.25 microns in diameter) that these fibers cannot be detected by PLM. For such samples, more
sensitive analytical methods (e.g. TEM, SEM, and XRD) are recommended if greater certainty about asbestos content is required. Semi-quantitative bulk TEM floor tile analysis is accepted under
NESHAP regulations.
• These results are submitted pursuant to Aerobiology Laboratory Associates, Inc.'s current terms and conditions of sale, including the company's standard warranty and limitation of liability provisions.
No responsibility or liability is assumed for the manner in which the results are used or interpreted.
• Unless notified in writing to return the samples covered by this report, Aerobiology Laboratory Associates, Inc. will store the samples for a minimum period of thirty (30) days before discarding. A
shipping and handling charge will be assessed for the return of any samples.
• Aerobiology does not guarantee the results of tape lifts, microvacs, wipe, and/or debris samples. Accurate analysis cannot be performed due to particle size, media used, and/or amount of material given.
Analysis of these materials should be preformed by a TEM. A result of iVD does not indicate that the sample area does not contain asbestos. It means the analyst could not identify asbestos in the
specific sample for the reasons listed above.

Supplementation of the main level floor framing of the existing main structure and of the ADU.
Please note - The existing foundation and roof framing systems of this home were not evaluated or inspected as a part of this supplementation design. This design and its
recommendations are to repair the items explicitly described in this design. Future performance of the foundation and roof systems is unknown.

1. The structural requirements represent the finished structure. The contractor is responsible for the means and methods of construction. Provide all measures required to protect the
structure, workmen, and other persons during construction.
2. All materials, workmanship and methods are to conform to the governing building code.
3. The contractor shall be responsible for temporary bracing to withstand all loads to which the structure may be subjected, including lateral loads, stockpiles of materials and
equipment. Such bracing shall be left in place as long as may be required for safety and until all structural framing and diaphragms are in place with connections completed.
4. All dimensions indicated represent finished face. Dimensions are not to be scaled for determination of material takeoffs, lengths or locations.
5. Dimensions derived from architectural drawings provided to McGourty Engineering and /or current site elements. Contractor to field verify all dimensions prior to commencement
of construction. Any discrepancy between dimensions identified to be reported to Structural Engineer before proceeding.

Project Description:
Supplementation of the main level floor framing of the existing main structure and of the ADU.
Please note - The existing foundation and roof framing systems of this home were not evaluated or inspected as a part of this supplementation design. This design and its
recommendations are to repair the items explicitly described in this design. Future performance of the foundation and roof systems is unknown.

1. The structural requirements represent the finished structure. The contractor is responsible for the means and methods of construction. Provide all measures required to protect the
structure, workmen, and other persons during construction.
2. All materials, workmanship and methods are to conform to the governing building code.
3. The contractor shall be responsible for temporary bracing to withstand all loads to which the structure may be subjected, including lateral loads, stockpiles of materials and
equipment. Such bracing shall be left in place as long as may be required for safety and until all structural framing and diaphragms are in place with connections completed.
4. All dimensions indicated represent finished face. Dimensions are not to be scaled for determination of material takeoffs, lengths or locations.
5. Dimensions derived from architectural drawings provided to McGourty Engineering and /or current site elements. Contractor to field verify all dimensions prior to commencement
of construction. Any discrepancy between dimensions identified to be reported to Structural Engineer before proceeding.
6. Substitutions to be made only by the written approval of engineer. Any substitutions made without written approval of the engineer is acceptance of responsibility by the contractor
and owner for performance of any changes.
7. Installation observation of all framing is required and must be performed by a representative of this office to verify compliant installation. Contractor will correct any and all
deficiencies to achieve compliance. Failure to obtain McGourty Engineering's approval of the installed structure in writing may endanger the success of the home's structural
performance and will absolve McGourty Engineering LLC from any and all responsibility for any damages arising from failure to obtain proper installation observation compliance.
8. Future stability of this structure requires continued elimination of water accumulation in the backfill zone of the home (10 ft minimum distance). This is to be made via
improvement and maintenance of the grading and drainage systems.
9. The following design is specific to the explicitly listed property address, and may not be used for any other project or intent. This design and evaluation is limited to the items
explicitly described herein. No other structural elements have been evaluated, unless specifically identified.

9. All posts are to bear directly on foundation / structural member or to have squash blocking installed beneath sheathing, in firm contact with the foundation element / structural
member. Squash blocking is to be constructed of (3) 2x material or structural composite lumber (LVL, PSL, or LSL) members of the same depth as joists / rafters, placed
perpendicular to joist/rafter framing direction. Blocking to be end -nailed or toe -nailed to prevent lateral translation/rotation and be full width of joist/rafter spacing.
10. Anti -roll blocking to be installed between joists, rafters or beams, above all supports, unless approved by engineer in writing or per manufacturer's specifications.
11. Holes for thru-bolts to be made no more than 16" larger than the bolt diameter.
12. All bolts shall have fender washers installed and double nuts, unless noted otherwise or approved by engineer in writing.
13. Notches, cuts, or non -continuous members (studs, posts/columns, beams, joists, headers, stringers, or lintels) are not allowed, unless noted or otherwise approved by engineer in

16. All connectors exposed to the exterior, with less than 18" clearance to grade, in direct contact with concrete or treated lumber are to be hot -dipped galvanized per ASTM A123.
17. Joists and beams to bear completely in joist hangers, w/ no more than g" separation between joist /beam end and the supporting header -unless otherwise approved by engineer in
writing.
18. Built-up (multi -ply) beams / members to be positively attached to one -another: 2 ply = (3) 10d nails @ 12" o.c. one side, 3 & 4 ply = (3) 10d nails @ 12" o.c. One side per ply.
Stagger / offset connectors each side by 6" typical unless noted otherwise.
19. All Laminated Veneer Lumber structural members to be Microlam 2.0E grade or Equivalent - unless noted otherwise.
20. McGourty Engineering to review any foundation elements and their reinforcement / installation prior to commencement of framing operations (new construction or as required).

1. Footing to be placed on 95% compacted backfill, undisturbed native soil or as described in a soils report (if applicable) - whichever is more conservative.
2. Maintain sub -grade and fill moisture content prior to foundation placement.
3. Do not place footings or slabs against organic materials or sub -grade containing free water, frost, or ice.
4. Protect soil supporting all existing foundation elements during excavation, forming, and pouring of new footings and stem walls to prevent undermining of the existing structure.
Temporary support and shoring of excavation cuts and existing foundation elements may be required and are to be designed by others. Verify requirements with soils engineer.
5. Install z" isolation joint between new slab on grade floor and foundation walls / posts.
6. Install z" dia anchor bolts with 7 in minimum embedment depth into foundation wall concrete, 4 ft maximum spacing between anchors, 12 in maximum distance from end of sill
plate run, and minimum of 2 anchors per plate. Connected with a nut and washer typical. ALTERNATE: Install z" dia Simpson Strong -Tie Wedge -All to same requirements.
7. Drain lines or any element exceeding z" in diameter are prohibited inside or beneath any foundation element - unless approved by engineer in writing.

Concrete
1. Compressive strength = 3500 psi at 28 days
2. Cement Type = Type 1/II Sulfate resistive
3. Concrete will have a maximum water to cement ratio of 0.50 and will be air entrained.
4. Provide batch mixing, transportation, placing and curing of concrete in accordance with recommendations of ACI 301 and ACI 318.
5. All concrete placed for footings, columns, walls and buttress elements is to be vibrated to achieve complete consolidation.
6. Honeycomb "rock pockets" up to 1.5" in depth are to be filled w/ SikaTop 123 per manufacturer's specifications. Honeycombs, rock pockets or voids deeper than 1.5" may require
removal and replacement of the deficient work product.
7. Concrete footings, stem walls, and foundation walls will be allowed to cure a minimum of 48 hours before any construction loads are applied. Concrete poured in cold weather will
be equipped with cold weather protection per ACI requirements during curing
8. Site concrete is prohibited to be connected to any structural element via mechanical connection, rebar doweling or any other means, unless approved by engineer in writing.

1. Reinforcing steel shall conform to ASTM A615, grade 60 or ASTM A706, Grade 60 for welded reinforcement. Welded wire fabric to conform to ASTM A185. PLEASE NOTE -
GR 60 REINFORCEMENT AS REQUIRED CANNOT BE PURCHASED AT HOME DEPOT OR LOWES. NOTIFY ENGINEER IF GR 40 IS REQUIRED AND THE
REINFORCEMENT REQUIREMENTS CAN BE UPDATED.
2. Splices of reinforcement will be minimized. Lap splices shall be 48 bar diameters in length.Welded wire fabric to overlap 8 inches minimum in all areas.

The design intent was to supplement only the main level floor framing at the main structure and
the ADU. No other elements (roof framing. Foundation system) were evaluated or inspected as a
part of this structural scope — future performance of the roof and foundation systems is unknown.

The (5) footings for the main level (main structure) as well as the (2) footings in the ADU
were observed to be in general conformance with the design intent.
No other items were observed at the time of the site visit.

single-family residential dwelling. This survey was conducted for the purpose of identifying the presence of
