Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. This proposal is contingent upon the insurance company settling the claim with the assistance of Lumin and will be void ab initio if the claim is not approved by the insurance company. LUMIN's limited warranty for roof work is conditioned upon the property owner's performance of general roof maintenance, including the matters set forth herein. Adequate ventilation is necessary to keep attic temperature close to outside temperature, helping to prevent the deck delamination at the roof and the formation of ice dams in gutters and valleys. Leaking can occur in or around the chimney, unless it is periodically tuck -pointed. The flashing compounds around the chimney and vent pipe areas require normal maintenance on an annual basis. Sight distance requirements at the intersection of the alley behind 2945 Benton Street and W. 30` Avenue must be maintained also. The memo was based on my understanding that the owner failed to comply with a building permit and located the fence in the right-of-way. Investigation by Planning and Development finds that the fence is located 15' to the north of the house at 2945 Benton Street and the building permit approved the fence to be located 12' north of the house. Approval of the location at 12' north of the house placed the fence approximately five feet within City right- of-way and the 1.5' distance placed it one to two feet from the back of curb. There is no sidewalk along W. 301h Avenue at this location. Due to the fact that the fence along W. 30' Avenue must be moved, DPW requests that Planning and Development inform the property owner that an error was made when the permit was issued and ask the owner to move the fence to the property line. The sight distance triangle leg along W. 30" Avenue would be the standard 15'.
