Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Budding Official and is not guaranteed.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

This Agreement does not obligate the Customer or Company unless the insurance claim is approved by Customer's Insurance Company and accepted by Company.
Company agrees to accept the final amount approved by the Insurance Company as payment in full for each Rem of the work. Customers out-of-pocket cost for the work shall not exceed the
insurance deductible, unless otherwise approved in writing by the Customer. Balance for each trade due upon completion. Any supplemental payments approved by the Insurance Company for

TERMS OF AGREEMENT
1. This Contract is subject to approval by Precision Construction & Roofing hereafter (PC&R)
2. This Contract constitutes the entire agreement of the parties and no other understanding, collateral or otherwise, shall be biding, unless
in writing and signed by both parties. Any representations or other communications not written in this Contract are agreed to be
immaterial, and not relied on by either party, and do not survive the execution of this Contract.PC&R's salesperson does not have any
authority to make oral or written agreements or representations that modify, add to or change the terms and conditions of this Contract.
3. Replacement of deteriorated decking, fascia boards, roof jacks, ventilators, flashing and other materials, unless otherwise stated in this
Contract, is not included, and any additional work will be agreed upon in advance and evidenced by a work order signed by both parties.
Any left -over material is the property of PC&R.
4. If material has to be reordered or restocked due to cancellation or delay by the Customer, Customer agrees to pay a restocking fee equal
to fifteen percent (15%) of the Contract price.
5. PC&R provides a LIMITED TWO YEAR WARRANTY on its roofing services. This warranty is limited to defects in workmanship. This
warranty is non transferrable and not cover damage to roof caused by lightning, winds (50 mph or higher), hurricane, tornado, hailstorm,
impact of foreign objects or other violent storms or casualty, or damage due to settlement, distortion, failure or cracking of the roof deck,
walls or foundation of the building.
CUSTOMER ACKNOWLEDGES AND AGREES THAT EXCEPT AS SPECIFICALLY SET FORTH IN THIS PARAGRAPH, PC&R IS
GIVING NO OTHER WARRANTIES, EXPRESS OR IMPLIED. ANY AND IMPLIED WARRANTIES ARE EXPRESSLY DISCLAIMED TO
THE FULLEST EXTENT PERMITTED BY LAW.
6. If you have a complaint concerning a defect arising from the performance of this Contract and the defect has not been corrected through
normal warranty service, you must provide written notice by certified mail, return receipt requested, to PC&R, not later than the 60th day
before the date you file suit. The notice must describe the construction defect with particularity. Upon request by PC&R, you must provide
PC&R with an opportunity to inspect and cure the defect.
7. All manufactures' warranties on the roofing product shall be assigned to the Customer once PC&R is paid in full.
PC&R MAKES NO WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, CONCERNING THE ROOFING MATERIAL AND
EXPRESSLY DISCLAIMS ALL EXPRESS AND IMPLIED WARRANTIES TO THE FULLEST EXTENT PERMITTED BY LAW.
8. Any payments balance is due upon completion of roof. Any additional work shall not delay payment. All discounts and warranties are void
if the entire balance is not paid when due. All past due sums under this Contract shall bear interest rates of 1.5% per month, until paid in
full.
9. Customer authorizes its Insurance Carrier and Mortgage Company to include PC&R as additional and/or direct payee on all insurance
payments including payments for overhead and profit and any supplemental payments. All supplements invoiced by PC&R are payable
to PC&R once received from Insurance Company.
10. Any action, regardless of form, arising out of the services covered by this Contract, must be brought within two (2) years of the date of
this Contract.
11. If PC&R employs an attorney to enforce the terms of this Contract, Customer agrees to reimburse PC&R for its reasonable attorney's
fees, court costs and expenses.
12. PC&R will not be responsible for decking and hidden structural defects, electric lines, A/C lines, or security devices touching the
underside of the roof deck. A small amount of debris in the attic is unavoidable. PC&R's maximum liability to the Customer shall not
exceed the total contract price. It will be the homeowner's responsibility to reset satellite dish after the installation.
13. PC&R is not responsible for cracked or damaged driveways.
14. PC&R is not responsible for interior damage during or after installation period.
IMPORTANCE NOTICE: YOU ARE RESPONSIBLE FOR MEETING THE TERMS AND CONDITIONS OF THIS CONTRACT. IF YOU
SIGN THIS CONTRACT AND YOU FAIL TO MEET THE TERMS AND CONDITIONS OF THIS CONTRACT, YOU MAY LOSE LEGAL
OWNERSHIP RIGHTS IN THE SUBJECT PROPERTY, REGARDLESS OF WHETHER OR NOT IT IS YOUR HOME. IN THE EVENT
OF NONPAYMENT, IT IS AGREED THAT YOUR PROPERTY IS SECURITY FOR PAYMENT.
CUSTOMER ACKNOWLEDGES AND REPRESENTS THAT CUSTOMER HAS READ AND UNDERSTANDS THIS CONTRACT, AND

This permit was issued in accordance with the provisions set forth in yopur application and is subject to the laws of the State of Colorado and to the Zoning
Regulations and Buildin9 Code of Wheat Ridge. Colorado or any other applicable ordinances of the City.
This permit shall expire If (A) the work aulhonzed is not commenced within sixty (60) days from issue dale or (8) the building authorized is suspended or
abandoned for a period of 120 days.
If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required. provided no changes have been or will be made in the
original plans and specifications and any suspension or abandonment has not exceeded one (1) year. If changes are made or if suspension or abandonment
exceeds one (1) year, full fees shall be paid for a new permit.
NO work of any manner shall ,be done that will change the natural flow of water causing a drainage problem.
Contractor shall notify the BUilding Inspector twenty.four (24) hours In advance for all Inspections and shall receive written approval on inspection card before
proceediing with successive phases of the job.
The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor an approval of. any violation of the provisions
of the building codes or any other ordinance, law, rule or regulation.
