Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Conclusions and recommendations presented herein are based on observation of exposed and accessible components of the structure and surrounding ground surface, verbal information provided, applicable codes and standards and our experience with similar conditions. A two-car garage has been constructed on the north end of an existing single family residence. A wood frame superstructure is supported by a reinforced concrete foundation. The foundation is supported by continuous spread footings. The residence and garage face east in a fully developed residential subdivision. The ground surface in the general vicinity slopes to the north at a gentle grade. The ground surface immediately north of the garage addition slopes down to the property line at a steep grade. The north property line is three to four feet lower than surface grade at the north garage wall. Soils in the vicinity consist of 15 to 20 feet of mixed sands and clays. Condition of the residence, exterior flatwork and our experience in the area indicate that soils underlying the structure have low to nil expansion potential and low consolidation potential. Attached garages are typically constructed without foundation drain systems in new construction in this area.
