Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd party inspection report will be collected at final roof inspection performed by City of Wheat Ridge. If report is not available the final inspection will not be completed. (Reference address: 3815 Cody Street.) Dear Mr. & Mrs. Jeakins: As requested, we conducted a soil and foundation investigation at the subject site on August 7, 1999. The foundation investigation was performed by drilling two test borings to depths of 25'-0" and 15'-0" within the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the site investigation, observation of general field conditions, and previous experience in the area with similar materials. PROPOSED CONSTRUCTION As we understand, a single family residence will be constructed at the site. The proposed structure is planned to contain a raised basement level and an attached garage. The depth of the foundation excavation and construction is expected to range from a minimum of 2'-0" to a maximum of 6'-6". Foundation loadings for the proposed structure should be relatively light. SITE AND SUBSOIL CONDmONS The site of the proposed construction is a moderately sloping parcel in an urban residential area. The structure will be placed over the area of our two foundation test borings, whose locations are shown on Figure 1. Generally speaking, the ground Mr. & Mrs. Jeakins Soil Analytics -2- August 11, 1999 Job #3704A surface in the area of the structure slopes towards the north at about 6 to 7 percent. The existing ground cover consists of grasses and weeds. Soil conditions in the area of the two test borings are variable with depth below groundleveI. Foundation Boring # 1, which was drilled in the northeast portion of the building site, encountered loose to medium and medium moist fill and clayey topsoils from groundlevel to a depth of 1'-6"; stiff and moist to medium moist sandy clays from 1'-6" to 8'-0"; medium to stiff and very moist to wet sandy clays from 8'-0" to 15'-0"; and very stiff to hard and very moist claystone bedrock materials from 15'-0" to at least 25'-0", the maximum depth explored. Foundation Boring #2, which was drilled in the southwest portion of the building site, encountered loose to medium and medium moist fill and clayey topsoils from groundlevel to a depth of 1'-6"; stiff and moist to medium moist sandy clays from 1'-6" to 8'-0"; and medium to stiff and very moist to wet sandy clays from 8'-0" to at least 15'-0". Free groundwater was encountered in the borings during the investigation at depths of 9'-2" and 10'-0". TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully inspected as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and for testing in a one-dimensional consolidation unit. Based on the results of the investigation combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as follows: 1. All upper fill and organic topsoil and all disturbed and incompetent materials present after excavation should be completely removed from all foundation footing bearing areas since they could result in unacceptable foundation settlements. The borings encountered such materials to a depth of 1'-6". 2. The borings encountered stiff to medium consistency sandy clays from the base of the upper topsoil to depths below planned bearing levels. These soils are capable of supporting footings at a moderate soil pressure provided that excessive post construction wetting does not occur. If the moisture content increases these Mr. & Mrs, Jeakins Soil Analytics -3- August 11, 1999 Job #3704A soils will exhibit low swelling properties under light foundation pressures. If these soils are overloaded they may compress upon wetting. 3. Below the 9 foot to 10 foot level, the borings encountered free water. The depth of foundation excavation and construction should be limited to no more than 7.0 feet to provide an ample cushion layer over the underlying water table. FOUNDATION RECOMMENDATIONS Controlled Pressure Foundation System With A Limit Of 7.0 Feet On The Maximum Depth Of Foundation Excavation And Footing Construction Provided that the owners take special precautions to prevent excessive wetting of the subgrade and carefully follow all of the recommendations and requirements of this report in the construction of the foundation system, then it appears feasible to support the structure using a controlled pressure foundation system. Pressure foundations for the proposed building which are constructed according to the recommendations of this report and which are constructed np deeper than 7.0 feet below the original groundlevel so as to leave an ample cushion over the underlying water table should be designed for a maximum allowable soil bearing pressure of 2,500 psf and for a minimum dead load pressure of 750 psf. According to these criteria, foundations will probably be designed and constructed as properly proportioned spread footings or as grade beams and pads in lightly loaded areas. The final determination of actual foundation sizes and areas will be made based on the plans for the proposed building, the criteria given above, and calculations by the foundation design engineer. All foundations must be placed sufficiently deep below final exterior grades to provide protection against frost action. In addition, we recommend that all concrete foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. A 4 inch thick void form material should be used beneath the portions of all foundation walls that are to be constructed as grade beams spanning between pads. Great care should be taken to maintain the integrity of the void forming material during construction and to prevent collapsing it during backfilling. The excavation should be made with a front end loader by an experienced operator. All upper disturbed and incompetent soils including the existing fill and clayey topsoil should be completely removed from foundation bearing areas to avoid settlement. Great care must be taken not to undercut Mr. & Mrs. Jeakins Soil Analytics -4- August 11, 1999 Job #3704A the base of the excavation. If the excavation is undercut, the low areas should be levelled and the grade restored using properly compacted 'granite sand' structural fill. Do not use clay soils as compacted fill below pressure footing foundations. If the clay soils at the site are compacted to higher densities than natural, they will tend to become more expansive and have a greater damage potential than is indicated by the attached test results. LIMITATION ON THE DEPTH OF FOUNDATION EXCAVATION AND FOOTING CONSTRUCfION As previously noted, free groundwater was encountered in the borings at depth of 9'-2" and 10'-0". In order to leave an ample protective cushion over the water table, the depth of foundation excavation and construction should not exceed 7.0 feet below the existing groundlevel. If the excavation exceeds 7.0 feet the risk of soil disturbance and other undesirable consequences will increase. PREPARATION OF UNSUITABLE FOUNDATION BEARING AREAS Extreme care must be used in the preparation of all foundation bearing areas since the minimum dead load pressures used to resist swelling could result in excessive settlement if incompetent materials are present. Prior to foundation construction the base of the completed excavation should be thoroughly checked. All unsuitable foundation materials, including all old fill, topsoil, incompetent, disturbed, and frozen soils, must be completely removed from foundation bearing areas and the resulting excavation backfilled with good quality, non expansive, structural fill materials ('granite sand' is preferred) compacted to 100 percent of standard Proctor density at optimum moisture content. All structural fill must be compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. ACTIVE CASE LATERAL EARTH PRESSURES ON FOUNDATIONS The sandy clays at the site are only fair materials for use as backfill for foundation walls since they can result in increased lateral pressures if they are overcompacted and if they are wetted and swell after construction, or they can settle and result in poor drainage if they are not compacted. The best material for wall backfill is a non expansive low permeability structural fill such as granite sand. As an option, the most friable and sandy of the excavated materials can be segregated, stockpiled, and evaluated for use as backfill behind walls. Assuming that the backfill behind foundation walls is carefully Mr. & Mrs. Jeakins Soil Analytics -5- August 11, 1999 Job #3704A and lightly compacted using hand equipment to the extent that it does not settle after construction, the walls retaining such fill should be designed for an equivalent active case fluid unit weight of at least 45 pounds per cubic foot. Care must be taken not to overcompact the backfill or to operate heavy equipment above the foundation wall backfill since this will result in excessive earth pressure on foundation walls. The backfill should not be puddled since the trapped water will percolate downward over time and cause underlying expansive materials to swell or compressible soils to settle. If the owner uses objectionable clayey materials as backfill in spite of the risks, then the clays should be placed so as to minimize the lateral pressures that will be exerted on the foundation walls by compaction or subsequent swelling. Heavy compaction must not be perfo'rmed since overcompaction will not only result in initial excessive earth pressures but will cause the soils to develop higher swelling pressures if they are wetted. The greater the density of a clay material, the greater will be its swelling characteristics, other factors being equal. For this reason, clay backfill behind foundation walls should be only lightly compacted by hand equipment to about 90 percent of standard Proctor density at optimum moisture content. While low densities are desirable to lessen lateral pressures on walls, if they are too low the backfill may settle after construction. Therefore, the desired density is the lowest density needed to prevent settlement of the backfill after construction. If swelling of the backfill becomes a factor, extremely high pressures can result which equal the swelling pressure of the material. If clays are used as backfill for foundation walls, the walls should be designed to resist an equivalent active case fluid unit weight of at least 55 pef. FOUNDATION REINFORCING All foundation grade beams must be well reinforced in accordance with the structural requirements. Refer to the foundation design prepared by the structural engineer. FLOOR CONSTRUCTION As previously noted, the soils at the base of the proposed basement cut appear to have a low swell rating. Since it is not possible to concentrate enough dead load on floor slabs to counteract the developed swelling pressures of underlying expansive materials, any floors constructed as slabs-on-grade on the natural materials at the site may experience some post construction movement upon wetting of the subgrade. The test results suggest that the Mr. & Mrs, Jeakins Soil Analytics -6- August 11, 1999 Job #3704A magnitude of future slab movements will probably be in a slight to mild category. If the builder wishes to eliminate the possibility of floor heaving, then the only reliable solution to our knowledge is the construction of a structural floor with an air space below the floor. If the builder does not utilize a structurally supported floor system over an air space but constructs slabs bearing on subgrade materials, then the construction of all floor slabs above soil materials and under conditions where some uplift could occur after construction must utilize the following details and precautions. While these details will not necessarily prevent slab movements they will help prevent the slab movements that do occur from affecting either the foundation or the superstructure of the building and from being overly objectionable. 1. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all columns and utility lines which pass through slabs. 2. Joints should be scored in the slabs at maximum 2DD-square foot areas. 3. If hot-water heat is used, the piping should not be placed beneath the concrete slab. If a forced-air furnace is used, a minimum 2.5-inch collapsible connection should be provided between the furnace and the heat ducts. Provide flexible connections for all slab bearing mechanical equipment to allow for at least 2.5 inches of vertical movement. 4. Construct a minimum 2.5-inch void space above or below all partitions located immediately above concrete slabs-on-grade. 5. Do not use rigid floor coverings such as wood or tile which will readily reflect even slight movement or cracking of the concrete slab. Rather, use a carpet floor covering which can be expected to mask any cracking or movement of the slab. In addition, good backfill and surface drainage should be provided, and lawn irrigation minimized, as discussed later in this report. Mr. & Mrs. Jeakins Soil Analytics -7- August 11, 1999 Job #3704A BACKFILL AND SURFACE DRAINAGE In view of the subsurface conditions at the site, the foundation soils should be prevented from being excessively wetted after construction. This can generally be assisted by using a low permeability backfill and by compacting the backfill sufficiently so that it does not settle following construction. The backfill should be free of debris and should be compacted taking into account the considerations described in the previous section on lateral earth pressures. Some water may be blended with the backfill in the stockpile but away from foundation locations to permit proper compaction; however, the backfill must not be puddled. If compaction is not feasible, a berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. Precautions must be taken to prevent the entrapment of free water within any portion of the excavation during construction. If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the grade beam foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. A minimum slope of 12 inches in the first 10 feet is recommended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The points of discharge should be at least 5 feet from the foundation walls and good drainage should be maintained at and beyond all discharge points. All future owners of the structure should be advised of the presence of the underlying low swelling materials, their potential detrimental effects to the structure, and the need for keeping moisture away from the foundation and slab-on-ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. There should be minimal watering or irrigation within 5 feet of the foundation walls. The ground surface in the area may be lined with a suitable geotextile fabric to control plant growth. The area next to the structure may then be covered with gravel, bark chips, or other materials requiring no rainfall or irrigation. Mr. & Mrs. Je.kins Soil An.lytics -8- August 11, 1999 Job #3704A SUBSURFACE UNDERDRAIN The results of the investigation indicate that an underdrain system should be installed in conjunction with basement level construction at this site. Refer to the attached detail of a suggested foundation underdrain system. The drain pipes should be at least 4 inches in diameter, should be placed below the floor level, should be surrounded by free-draining granular material, and should be graded to sumps at a minimum slope of 1 percent. Provisions should be made to remove collected water from the sumps by pumping or by gravity flow to a suitable daylight outlet. The drain system should be constructed to relieve any water buildup in the exterior backfill around foundation walls. LIMITATIONS The above recommendations are based on the exact location where the test holes were drilled, the proposed construction, and the assumption that the subsurface conditions do not vary greatly from those encountered in the test borings. The investigation was conducted and the report has been prepared in accordance with generally accepted geotechnical engineering practice in the Denver area, and no other warranty, expressed or implied, is made.
