Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

■ Price of contract is valid for 30 days based on material price increases.
■ The company reserves the right to perform the specified repairs/replacement in accordance with generally
accepted roofing and construction guidelines adhering to local codes in effect at such time.
■ All excess material remains the property of Colorado Roof Contractor LLC.
■ Client is responsible for Homeowner Association approval of roofing products and color.
■ Past due accounts are defined when all work has been completed by Colorado Roof Contractor LLC as
defined by this contract (if applicable): Roof Replacement has been completed and 30 days have passed.
Earn interest at 2% per month and in addition, if Colorado Roof Contractor LLC is required to turn the matter
over to an attorney for collection, the client also agrees to pay all cost incurred, including reasonable
attorney fees.
■ Should default be made in payment of this contract, Colorado Roof Contractor LLC reserves the right to
place a mechanics' lien on the contract property.
■ The company shall not be liable for failure of performance due to labor controversies, or any other
circumstance beyond the control of the company whether of similar or dissimilar nature, (strike, fire, hail,
weather, inability to obtain material from usual sources).
■ Our Workmanship Warranty for roofing is 10 years and 1 year for all other work. However, the company
will provide a service call for roof inspection if the customer owns the property and all obligations are paid
in full. No warranty exists until this contract is paid in full.
■ Client acknowledges that re -roofing may cause vibration, disturbance, dust of debris to fall into the interior.
Client agrees to remove or protect property directly below the roof to minimize potential interior and
exterior damage. Contractor shall not be responsible for disturbance, damage, clean up or loss to interior
or exterior property that Client did not remove or protect prior to commencement of roofing operations.
Client shall notify tenants of reroofing and the need to provide protection underneath areas being reroofed.
Client agrees to hold Contractor harmless from claims of tenants who were not so notified or failed to
provide protection to interior or exterior contents.
■ If this contract is cancelled by the customer after S days of execution, the customer agrees to pay 20% of
contract price as iiquated damages, not as penalty, but as fair and just compensation for services to that
point.
■ The company will not be held responsible for slight scratching of denting of gutter, oil droplets to the
driveway, cracks to the concrete, or minor damage to plants or shrubbery. Furthermore, the company will
not be held responsible for exterior damages such as broken or fallen crown molding or stucco, deteriorated
solar panels, evaporated coolers, and existing skylights or any interior damages such as fallen dust and
debris because of re -roofing cracked plaster or sheet rock.
■ Upon removal of the existing roofing, conditions which require additional work, such as rotten or
deteriorated wood, are sometimes encountered. If the scope of work outlined on the face of this proposal
does not contemplate such conditions, Contractor will promptly report condition to Client and take such
steps that are reasonably necessary and prudent to protect the building. Any alterations to, or deviation
from the specifications described in the statement of work involving extra cost will be billed as an extra cost.
■ Replacement or Repair of the deteriorated decking, fascia boards, swamp coolers, ventilators, chimneys,
counter flashing or any other work completed for homeowner not stated in this contract are not included
and will be charged as extra on a time and material basis.
■ All contract provisions will comply with SB 38 and any other applicable state laws.
The following process will be followed if a change to this SOW is required:
• A Project Change Request (PCR) will be the vehicle for communicating change. The PCR must describe the
change, the rationale for the change, and the effect the change will have on the project.
• The designated Project Manager of the requesting party (Contractor or Client) will review the proposed
change and determine whether to submit the request to the other party.
• Both Project Managers will review the proposed change and approve it for further investigation or reject it.
Contractor and Client will mutually agree upon any charges for such investigation, if any. If the investigation is
authorized, the Client Project Managers will sign the PCR, which will constitute approval for the investigation
charges. Contractor will invoice Client for any such charges. The investigation will determine the effect that
the implementation of the PCR will have on SOW price, schedule and other terms and conditions of the
Agreement.
• Upon completion of the investigation, both parties will review the impact of the proposed change and, if
mutually agreed, a Change Authorization will be executed.
• A written Change Authorization and/or PCR must be signed by both parties to authorize implementation of
the investigated changes.

CHAPTER 1 ADMINISTRATION
Change section RI01.l to read as follows:
RIOI.I Title. These provisions shall be known as the Residential Code for One and Two
Family Dwellings of the City of Wheat Ridge, and shall be cited as such and will be
referred to herein as "this code."
Change section RlOl.2 to read asfollows:
RI01.2 Scope. The provisions of the International Residential Code for One and Two
Family Dwellings shall apply to the construction, alteration, movement, enlargement,
replacement, repair, equipment, use and occupancy, location, removal and demolition of
detached one and two family dwellings and multiple single family dwellings
(townhouses) not more than three stories in height with a separate means of egress and
their accessory structures.
RI05.2 Exempted Work, is amended by deleting the following subsections:
" 1. One-story detached accessory structures, etc.
"2. Fences not over 6 feet high.
"3. Platforms, walks and driveways not more than 30 inches above grade and not over
any basement or story below.
RI08.5 Refunds. Revise section to read: If the construction does not commence
within 180 days of the issue date on the permit and the owner decides to forego the
project, a permit refund may be requested. The Building Official may refund up to 100%
of the permit fee and not more than 50% of the plan review fee for the project.
RI09.1.1 Foundation inspection. Change second sentence in Section to read: The
foundation inspection shall include all slabs except non-supporting unheated exterior
walkways, patios and driveways.

R309.1 Add sentence: Homes with attached garages are required to have (1)
carbon monoxide detector in the hallway that leads to the garage door. Homes with
gravity vent systems for gas fired appliances shall have a carbon monoxide detector
located in the hallway next to the opening that leads to where the gravity vent gas fired
appliance is located. The required carbon monoxide detectors shall be hardwired directly
to smoke detectors.
R311.5.3.3 Exceptions: Change Exception #1 to read: A nosing is not required where
the tread depth is a minimum of 10 inches.
R312.2 Guard opening limitations. Exceptions: Add Exception # 3 to read: Cable,
rope or similar type materials that do not maintain the rigidity necessary to meet the
requirements of Section R312.2 are prohibited.
CHAPTER 11 INTERNATIONAL ENERGY CONSERVATION CODE

Prescriptive Energy Code, or the 2003 International Residential Energy
Efficiency Code.

Under Section G2406.2, delete Exception #3 and #4 in its entirety.

Change Section G2415.1O to read as follows:
G2415 Trenches. The trench shall be graded so that the pipe has a firm,
substantially continuous bearing on the bottom of the trench. The gas service line shall be
located 5 feet horizontally away from any water or sewer service lines. Each utility shall
be bedded with 6 inches of pea gravel above and below the service line. If the gas service
line is closer than 5 feet to other service lines then all the service lines closer than 5 feet
shall have a warning tape placed 10 inches above the service line in the trench.

P2904.4.1 Trenching, pipe installation and backfilling water-service pipe
shall be separated from the building sewer and gas line by a minimum of 5
feet measured horizontally. In situations where the sewer, water or gas
lines are closer than 5 feet the water line shall be encased in schedule 40
PVC pipe and each utility shall have warning tape placed 10 inches above
the service line in the trench. Each utility shall be bedded with 6 inches of
pea gravel above and below the service line.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
building permit. The issuance of a Certificate of Occupancy requires:
1) The completion of all required landscaping and related site improvements. Inspections

::;f plah and/or final drainage report and plan, if such report and plan is applicable. For all
residential and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the civil engineer of record. Inspection are performed
by the Public Works Department.
3) The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant or cash escrow may be required in lieu of
construction, as determined by the Public Works Department. The Public Works
Department performs public improvements inspections.
4) The completion and approval of a Certificate of Occupancy Application form and final
inspections. Inspections are performed by the Building Division.
All the above items must be completed and approved by Planning and Zoning, Building and
Public Works before a Certificate of Occupancy is issued. Final Inspection by the Building
Division does not constitute authorization of a Certificate of Occupancy nor permission for
occupancy. Occupancy of the structure is not permitted until the Certificate of Occupancy
is issued. (Uniform Building Code, Section 109)
The City is not responsible for any real estate closings or other agreements concerning the
property which may be affected by failure to complete the above items and obtain a Certificate of
Occupancy.

Dear Mr. Ficco:
I have completed my initial review of the above-mentioned application, and I have the following
comments:
1. The submitted set of plans details the proposed structure to be approximately 2,420
square feet in size, plus an attached garage of 667 square feet. This gives a total square
footage of3,087 square feet. The R-I zone district allows maximum lot coverage of
25%. In this case, 3,127.75 square feet may be constructed on this lot. After calculating
the actual square footage of the structure, it was discovered that the front porch area and
the rear deck area (for only that portion covered by the roof) were not included in the
calculation of structure square footage for the main floor. With these two areas included
in the total structure square footage, the maximum lot coverage is being exceeded.
You do have the option of applying for a variance to the maximum lot coverage allowed
in the R-1 zone district. If the variance you are requesting is less than 10% of the
maximum allowed, you may apply for an administrative variance. If the variance
exceeds 10%, a hearing must occur before the Board of Adjustment.

In the event that landscaping required by Wheat Ridge Code of Laws, Section 26-502
and/or as shown on an approved landscape plan is not installed
by (Y1 t.l ~-:j- \ dot,S ,(date) the City of Wheat Ridge or its designee shall
have the t to enter upon said property to construct and/or Install such Improvements
or do other such work to accomplish that purpose as may be necessary, provided that the
City of Wheat Ridge shall first give notice in writing to the contractor, developer or
owner of its intent to do so.
If the City of Wheat Ridge exercises its right to perform work of any nature, including
labor, materials and use of equipment either by force account or contract, the City shall
have the absolute right to withdraw the escrow funds to complete said landscape
improvements. The only precondition to the City's right to withdraw the escrow funds
for this purpose shall be a letter from the Community Development Director, stating that
the landscape improvements have not been completed or provided and that the
