Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Quantity of separate roof decks to be roofed: 3
Please note for walkout decks exterior wall finish, windows, and doors should be installed after the roof membrane has been installed. There is a cost for additional
RTUs and penetrations not indicated on plans.
Water standing on flat roofs may occur and is acceptable for up to 72 hours.
Tiley Roofing highly recommends the use of snow stops on metal roofs please call for details. Pencil ribs are available for standing seam for an additional fee.
Adjustable pan widths are available for an additional fee. Please note oil canning (expansion and contraction) can occur and is to be expected. Smaller panel
width or striations can be chosen to reduce this affect.
Inclusions
Fasteners, sealants, sales tax (if applicable), workers' compensation , and liability insurance.
Exclusions
Bonding and prevailing wages are excluded. Any work or materials not listed above. Assumes access with conveyor truck. For new construction projects if
penetrations or RTUs are not indicated on plans there is an additional cost. For re -roof projects if electrical or HVAC work is required it will beat an additional cost.
Snow removal, working in severe weather conditions, permit, dumpsters through wall flashings, brick flashings, stucco flashings, window or door flashings, and store
front flashings. Temporary waterproofing for duration of new construction projects.
Driveway, parking, or landscape damage caused by non -negligent access of equipment necessary to download. load, or install materials.
Warranty Exclusions: If you require a warranty for a Trex deck the following is necessary, please contact us. It is possible to get a system warranty with Trex Decking
over the assembly. The system would require adhered cover board over insulation, FleeceBACK membrane is strongly recommended, and all seams would need to
be stripped in. If the decking is to be in direct contact with the membrane slip sheets are required. It will be the owners responsibility to remove any overburden
(the decking) in the event of a leak. If FleeceBACK is not an option we would require 80 mil TPO/PVC or minimum 75 mil EPDM.
Payment Terms
We must have a signed copy to schedule work. 50 % payment of the contract amount is due upon material arrival, 90% is due upon substantial completion. 10%
can be withheld until inspection/punch list is complete. Contract becomes binding upon written acceptance or commencement of work. Interest on all overdue
amounts shall be added at the rate of 18% per annum. Owner agrees to pay for costs and fees that may be incurred by contractor to enforce the terms of this
contract. Price is based on cash or check. Credit card purchases are accepted up to $5000.
Master Agreement Amendment
Our proposal should be an amendment to any master agreement. The following conditions also apply: Five days will be allotted to dispute any pay application
otherwise the pay application will be considered to be accepted. If 30 days terms are not met late fees may apply as well as stoppage of work with a five day
notification.

a, in lieu of the payment of mortgage insurance premiums. These items are caUed "Escrow Items", lender may, at any time, coUect and
hold Funds in an amount not to exceed the maximum amount a lender for a federally related mortgage loan may require for Borrower's
escrow account under the federal Real Estate Settlement Procedures Act of 1974 as amended from time to time, 12 U.S.C. S 2601 et
seq. ("RESPA"), unless another law that applies to the Funds sets a lesser amount. If so, lender may, at any time, collect and hold
Funds in an amount not to exceed the lesser amount. Lender may estimate the amount of Funds due on the basis of current data and
reasonable estimates of expenditures of future Escrow Items or othelWise in accordance with applicable law.
