REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. MINOR EXCAVATION AND FILL PERMITS 1, 1-50 Cubic Yards:- No permit is required for dumping or excavation of earth aterials, which do not exceed 50 cubic yards, provided, however, that any fill deposited is on natural terrain of less than three (3) horizontal to one (1) vertical slope, or such fill is less than three (3) feet in depth and is not intended to support permanent structures, and in addition, such fill or excavation does not obstruct or otherwise adversely affect any drainageway. The prinoiple flooding souroe in this case is Clear Creek We have the followinll comments to offer: 1. We reviewed the floodplain documents you provided. After oomparing the flood elevations and floodplain themes, we believe the Flood Insuranoe Rate Map (FIRM) prepared by the Federal Emergency Management Agency (FEMA) is based on the District's Flood Hazard Area Delineation Study (FHAD). The nearest base flood elevation (BEE) adjacent to the proposed building site is 5329. 2. We believe Everett Drive is incorrectly represented on the FIRM. We reoommend administering the BFE, not the relative proximity of the site to Everett Drive. 3. The proposed garage addition appears to be well above elevation 5329. Therefore, we see no reason to consider floodplain impacts. Please note, other portions of tlus property arc within the Clear Creek floodplain. 4. The property owner should consider submitting for a Letter of Map Amendment (LOMA) through FEMA at a latter date. We believe the LOMA review fees would be waived since the application would befor corrective action. The LOMA would prevent similar problems in the fLltuTC.
