Structural Beams at Interior Remodel of Existing Single Family Residence, 4339 Lover St., Wheat Ridge, Colorado On July 22, 2016,1 performed a site observation of the existing single family residence at the subject address. The purpose of the observation was to detenui e the structural configuration of the ongoing interior remodel and to make any recommendations needed so that the new configuration has the capacity to support design loading. The existing house is a one-story ranch style home with 4 -inch masonry exterior walls and 4 -inch exterior brick veneer. There is a garage walk -out from the basement at the north side of the house. The roof framing consists of 2x6 rafters braced to interior framed walls. The main floor consists of 2x 10 joists at 16 -inches on center that bear on exterior concrete foundation walls and on a flush interior wood beam, the joists span east -west. The house appears to be in ;food overall structural condition. I observed no signs of significant movement of any structural elements of the house. At the time df}my site observation a new opening in a north -south wall between the existing kitchen and living/dining room was under construction. The opening; is approximately 11 -feet -inches wide. Roof rafters and ceiling; joists are supported on the bearing wall in which the opening was being constructed. My structural recommendations 17or support of the new opening in the bearing wall are below; I . The roof and ceiling, framing above the new opening in the :kitchen wall is supported by (2)- 1/2" LVL (laminated veneer lumber) beams. Each end of the L.VL beams are supported on (2)2x4 studs. The double~ 9 1/2 -inch LVL beam and double 2x4 stud posts have adequate structural capacity to support roof and ceiling design loads. No modifications to the AVL beams or posts are required. 7/251/16, 16-1400 N I The double 2x4 post at the south end of the double 9 1/2 -inch LVL beam bears on the main floor framing approximately 4 -feet 6 -inches from the main floor flush wood beam. The floor training at this location is not adequate to support design loads imposed by the new post above. I recommend that the double 2x4 stud post be supported directly to the basement floor concrete slab -on -grade. The basement support post should be a single 4x4 wood (SPF #2 or better) post with an ABU44 or equal post base. I'lle top ofthe 4x4 post should be directly below new double 2x 10 blocking in the main floor below the double 2x4 post. Each end of the new 2xlO blocking should be fastened to the next floor joist with an 1,90 framing angle; all holes should be filled with lOdxI 1/2-inchnails. The top of the 4x4 post should be fastened to the 2x10 blocking with a TP39 tie plate or equal 18 gage of thicker strapping. The bottom of the 4x4 post should bear on the existing basement concrete slab -on -grade. The BU44 post base should be fastened to the concrete slab with (2)-2 inch Tapcon concrete screws. The existing house has been in place for over 50 -years with no evidence of significant movement of the basement slab -on -grade. I believe the moderate loading from the LVL beam can be supported by direct bearing of the ne-vv 4x4 post on the existing basement concrete slab -on -grade. 3. The double 2x4 post at the north end of the double 9 1/2 -inch LVL beam bears on a spaced double 2xl0joist in the main floor. There is a 3 -inch space between the pair of 2xlO joists. The space between the 2x1Os should be filled with 2xlO blocking at 12 -inches on center. Blocking should be end nailed with (3)-1 Od at each block, A 7 1/4 -inch deep LVL beam should be sistered to each of the existing 2xIOs to provide structural capacity to support design loads from the new post above. The 7 1/4 -inch LVLs should be sistered to the 2x:10 joists with (2) -rows of I Od nails at 12 -inches on center. The east ends of the LVLs should bear a minimum of 2 -inches on 2x4 wood plates on the existing window opening angle lintel. The west ends of the combined LVLs and 2x1 Os should be hangered from ail existing flush 2x1.0 bearn with 1114 10 hangers.
