Dear Mr. & Mrs. Di Carlantonio: As requested, we conducted a subsurface investigation for foundation design recommendations only at the subject site on June 4, 1999. The investigation was performed by drilling two test borings to.depths of 30'-0" and 14'-0" near the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the site investigation, observation of general field conditions, and previous experience in the area with similar materials. PROPOSED CONSTRUCTION Based on conversations, we understand that a 21' x 24' addition with a basement level will be constructed at the site at the location shown on Figure 1. The foundation excavation is expected to be about 8 feet deep below the existing groundlevel. Precautions must be taken to prevent the basement level excavation from adversely affecting the shallower frost wall foundations of the adjacent existing house. This is the responsibiiity of the owner. SITE AND SUBSOIL CONDITIONS The site of the proposed construction is a gently sloping developed property in a residential area. The addition will be placed over the area of our two foundation test borings, whose locations are shown on Figure 1. Generally speaking, the ground Mr. & Mrs. Di Carlantonio Soil Analytics -2- June 11, 1999 Job #3678A surface in the area of the addition slopes towards the west at about 0 to 1 percent. The existing ground cover consists of lawn grass. Subsoil conditions in the area of the two test borings are somewhat consistent with depth below groundlevel. Foundation Boring #1, which was drilled in the west portion of the proposed structure, encountered loose and moist topsoils from groundlevel to a depth of 1'-6"; loose to medium density and moist silty sands from 1'-6" to 11'-0"; medium to stiff and medium moist to very moist sandy clays from 11'-0" to 22'-6"; and hard to very hard and moist sandstone-claystone bedrock materials from 22'-6" to at least 30'-0", the maximum depth explored. Foundation Boring #2, which was drilled slightly north of the proposed structure, encountered loose and moist topsoils from groundlevel to a depth of 1'-6"; loose to medium density and moist silty sands from 1'-6" to 10'-0"; and medium to stiff and medium moist to very moist sandy clays from 10'-0" to at least 14'-0". Free groundwater was encountered in Boring #1 in the vicinity of the 16-foot level. The hole blocked off when the augers were removed and this prevented a precise determination. TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully inspected as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and testing in a one dimensional swell-consolidation device. Based on the results of the investigation combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as follows: 1. The upper loose to medium density silty sands encountered to a depth of at least 10'-0" are non expansive soils with a low to moderate bearing capacity. 2. The underlying sandy clay soils encountered below the silty sands are low swelling to non expansive materials at their existing moisture content and density level. In addition, these materials have a moderate bearing capacity. If they should be exposed at the base of the excavation, they should be maintained at existing moisture levels and densities during construction. If Mr. & Mrs. Di Carlantonio Soil Analytics -3- June 11, 1999 Job #3678A the soils are allowed to dry or if they are compacted to higher densities than naturally exist, they will tend to become more expansive. 3. Sandstone-claystone bedrock was encountered at a mInImUm depth of 22'-6". The presence of the bedrock is significant only in that it could provide a suitable bearing layer for drilled concrete piers or helical steel piers which can be used to underpin the existing house prior to excavation for the addition. FOUNDATION RECOMMENDATIONS Spread Footing Foundation System Based on the findings of the investigation, it appears feasible to support the addition using a conventional spread footing foundation system. All structural foundations for the proposed addition which are placed on the soils located below the level of any disturbed or unsuitable materials should be designed for a maximum allowable soil bearing pressure of 1,500 psf. All continuous footings supporting perimeter concrete foundation walls should be at least 18 inches wide, and more heavily loaded walls may need to be substantially wid~r than 18 inches. The final determination of actual foundation sizes and areas will be made based on the plans for the proposed building, the criteria given above, and calculations by the foundation design engineer. All foundations must be placed at least 3'-6" below final exterior grades to provide protection against frost action. In addition, we recommend that all concrete foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. UNDERPINNING EXISTING FOUNDATIONS Based on the proposed construction, we recommend that the existing foundations be adequately underpinned prior to beginning the excavation for the adjacent basement level. The underpinning should be capable of entirely supporting the existing foundations and superstructure along the entire length of the adjacent basement excavation. One possibility is the use of steel helical piers advanced to bear below the surface of the underlying bedrock. Bedrock was encountered in the investigation at a depth of 22'-6" below present groundlevel. It may also be desirable to protect the face of the cut from sloughing. Mr. & Mrs. Di Carlantonio Soil Analytics -4- June 11, 1999 Job #3678A EXCA V A TION REOUIREMENTS The excavation should be planned to minimize drying of any exposed clay soils. The excavation should be made sufficiently deep to remove any unsuitable or incompetent materials or existing fill materials. The excavation should be carefully made by an experienced and skilled operator. Great care must be taken not to undercut the base of the excavation. If the excavation is undercut, the low areas should be levelled and the grade restored using properly compacted 'granite sand' structural fill. Do not use clay soils as compacted fill below footing foundations. If the clay soils at the site are compacted to higher densities than natural or if they dry below their natural moisture content they may become expansive and have a greater damage potential than is indicated by the attached test results. PROTECTION OF CLAYEY SOILS FROM DRYING As previously noted, the lower sandy clay soils which were encountered at a minimum depth of 10'-0" are essentially non swelling materials at existing density levels and moisture contents. If any clay soils are exposed, they must be prevented from drying during construction since they will become more expansive if they dry to higher density levels and lower moisture contents. If the excavation is made in hot weather without the footings being placed soon thereafter, drying of clayey soils can be prevented by covering the surface of the excavation with an impervious moisture barrier which is removed only when the concrete is poured for footings and flatwork. Likewise, the clayey soils should be preserved at existing density levels, since they will become more expansive at higher density levels. ACTIVE CASE LATERAL EARTH PRESSURES ON FOUNDATIONS We do not recommend that clayey materials be used as backfill against the structure since they can result in high lateral pressures if they are overcompacted and if they are wetted and swell after construction. Conversely, if clayey materials are loosely placed to avoid expansion, they will likely settle after construction possibly resulting in poor surface drainage away from the structure and settlement of exterior flatwork. To prevent this, we recommend the use of a non expansive low permeability granular structural fill, such as 'granite sand. As an option, the upper silty sands located below the rooty vegetation may be segregated, stockpiled, and evaluated for use as backfill. If the fill is only lightly to moderately compacted using hand equipment to the extent that it does not settle after construction, the walls Mr. & Mrs. Di Carlantonio Soil Analytics -5- June 11, 1999 Job #3678A retaining the fill should be designed for an equivalent active case fluid unit weight of at least 40 pounds per cubic foot and for an at rest fluid unit weight of at least 50 pef. The effect of surcharge loads should be included in the design calculations. Care must be taken not to overcompact the backfill or to operate heavy equipment above the foundation wall backfill since this will result in excessive earth pressure on foundation walls. The backfill should not be puddled since this will introduce trapped moisture which can percolate downward with time and result in long term instability of the sub grade. PREPARATION OF UNSUITABLE FOUNDATION BEARING AREAS Extreme care must be used in the preparation of all foundation bearing areas since excessive settlement may occur if incompetent materials are present. Prior to foundation construction the base of the completed excavation should be thoroughly inspected. All unsuitable foundation materials and all loose, incompetent, disturbed, and frozen soils and all soils undercut by the excavator must be completely removed from foundation bearing areas. The resulting excavation must be backfilled with good quality, non expansive structural fill materials ('granite sand' is acceptable) compacted to 100 percent of standard Proctor density at optimum moisture content. If this is not done, the foundations must be extended sufficiently deep to bear on the underlying natural undisturbed materials. All structural fill must be compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. FOUNDATION REINFORCING All foundation walls and grade beams must be well reinforced in accordance with the structural requirements. We recommend that all foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. FLOOR SYSTEMS The upper silty sand soils are favorable for slab-on-grade construction. However, the lower sandy clays could result in minor future slab movements if these soils dry or are subjected to overcompaction during construction followed by wetting. Consequently, the details outlined below should be carefully followed. These measures will not necessarily prevent slab Mr. & Mrs. Di Carlantonio Soil Analytics -6- June 11, 1999 Job #3678A movements. However, they will help prevent any slab movements that do occur from affecting either the foundation system or the superstructure. 1. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all utility lines and columns which pass through slabs. 2. Contraction joints having a minimum depth of 1/4 of the thickness of the slabs and a width of at least liB-inch should be scored or sawed at spacings not to exceed 15'-0" on centers. 3. Construct a minimum 2.0-inch void space above or below partitions on slabs. In finished areas, all furring strips, drywall, and paneling should stop 2.0 inches from the tops of the slabs. The 2.0-inch void space can be covered with a molding strip. In addition, flexible connections should be provided for all slab bearing mechanical equipment to allow for at least 2.0 inches of free vertical movement. 4. The clayey soils which will be present at the lower level of the excavation'should be preserved at existing levels of moisture and density until the slab is placed. The sub grade can temporarily be covered with a moisture barrier to prevent clayey materials from drying. The drying of clayey soils and / or their compaction to higher than existing density levels will result in an increase of their swell rating and should obviously be avoided. BACKFILL AND SURFACE DRAINAGE In order to optimize long term foundation performance, the subsoils should be prevented from being wetted after construction. This can generally be assisted by using a suitable backfill and by compacting the backfill sufficiently so that it does not settle following construction taking into account the considerations given in the previous section on lateral earth pressures. Some water can be blended with the backfill in the stockpile but away from foundation locations to facilitate proper compaction; however, the backfill must not be puddled. If compaction is not feasible, a berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. Mr. & Mrs. OJ Carlantonio Soil Analytics -7- June 11, 1999 Job #3678A If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. A minimum slope of 12 inches in the first 10 feet is recommended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The point of discharge should be at least 5 feet from the foundation walls and good drainage should be maintained at and beyond this point. All future owners of the structure should be advised of the need for keeping excess moisture away from the foundation and slab-on-ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. There should be only minimal watering or irrigation within 5 feet of the foundation walls. The ground surface in the area may be lined with a suitable geotextile fabric to control plant growth. The area next to the structure may be covered with gravel, bark chips, or other materials requiring no irrigation. SUBSURFACE UNDERDRAIN The results of the investigation indicate that a subsurface underdrain system consisting of a basement level perimeter drain and an interior sump should be installed in view of the fact that low permeability clayey materials were encountered at a minimum depth of 10'-0". LIMITATIONS The above recommendations are based on the exact location where the test holes were drilled, the proposed construction, and the assumption that the subsurface conditions do not vary greatly from those encountered in the test borings. The investigation was conducted and the report was prepared in accordance with commonly accepted geotechnical engineering practice in the Denver area, and no other warranty, expressed or implied, is made.
