A SPECIAL USE PERMIT FOR 'ON PROPERTY LOCATED

THE TIME AND DATE FOR THIS MEETING IS
THE PURPOSE FOR THIS PROPOSAL IS
The City of wheat Ridge has adopted a requirement that, prior. to
application for rezoning of property to a higher use, or for
properties in excess of one (1)_acre, and for Special Use Permits.
which allow a special use of land, an applicant must notify all
residents within 600 feet and invite them to a Neighborhood Input
Meeting. The purpose for this meeting is to allow the applicant to
present his proposal to the neighborhood and also to allow the
neighborhood to express directly to the applicant, their concerns,
issues and desires.
A staff planner will attend the meeting to discus"s City policy and
regulations and the process involved, however, the planner will remain
impartial regarding viability of the project.
Keep in mind that this is not a public hearing. Although a synopsis
of the meeting will be entered as testimony, it is the public hearings
in front of Planning Commission and City Council where decisions are
rendered. if you want input in the decision-making process, it is
imperative that you attend the public hearings.
The kinds of concerns residents normally have include the following:
* Is the proposal compatible with surrounding land uses and zoning?
* Are there adequate utilities. and services in place or proposed to
serve the project?
* What is the impact on our streets?
* Where will the storm drainage go?
* How will the project be designed to enhance rather than detract
from the neighborhood?
* What specific changes can be made in the proposal to make it more
acceptable to me?

DATE August 29, 1996
I have reviewed the Special Use Permit plans. I have the following recommendations:
1. For traffic and pedestrian safety and control, the Police Department will require a MINIMUM of
two officers hired for off-duty work. These officers would be responsible for safety and control
in the intersection at W. 44 Avenue and Wadsworth Blvd. and the outer areas from where
participants may be parking and walking from.
2. Additional officers may be required depending on the expected length of time and number of
participants.
3. The parking lot for Bruhn's will need to sufficiently barricaded to prevent parking and vehicle
traffic through it.
4. Any noise levels resulting from the speakers, etc. will be required to comply with Wheat
Ridge City Code 16-103--Disturbing the Peace. Additionally "quiet hours° under this code is
11:00 p.m. to 7:00 a.m. Copy of the code is attached.
I have no further recommendations at this time. Revisions in the Special Use Permit, may alter my
recommendations.
