It has been brought to the City's attention that a second dwelling unit exists on property located at 4350
Upham Street under the address 4350B or 4350 1/2 Upham Street. The City has no evidence of the second
address, and the Jefferson County Assessor's property information identifies the property as a single -unit
home. That said, staff located a 1985 letter on microfilm that acknowledges a duplex. More specifically, a
prior City of Wheat Ridge building division official wrote a letter that recognized that this property contains
a duplex with two dwelling units. It is our understanding that one is on the upper floor, and one in the
basement. Due to this previous acknowledgement of this building as a duplex, the City will continue to
recognize it as such. Please note the following:
The address being used for the basement is not a legal address; it does not confirm with City standards, nor
does it appear in the City's address assignment log. Please work with the Planning Division to obtain a new
legal address so that service providers and the Post Office can be notified. Please call Tammy Odean at 303-
235-2846 to initiate that process.
Additionally, there are currently two open permits for this property under permit numbers 202201141
(electrical permit) and 202201064 (windows and doors). These need to be inspected and closed out. If any
additional work was recently completed that exceeds the scope of these permits, it may be necessary to
obtain additional permits or inspections. Please work with the Building Division to do so.
The property is zoned Residential -Two (R-2) and measures approximately 10,724 square feet according to
the Jefferson County Assessor. The current R-2 regulations require 12,500 square feet for the construction
of a new duplex. This means the duplex is considered legally nonconforming. The current duplex building
may remain on the property, but if voluntarily demolished may only be constructed as a single -unit home.

City of Wheat Ridge and are listed on the permit. Consultations and inspections will only

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.
