1. This permit was issued based on the information provided in thepermit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building OffiPial and is not guaranteed.
4_ No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
applicable c or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

Dear Mr. Gault and Mrs. Gault:
Thank you for your letter of concern regarding the rainstorm and flooding which
occurred on July 16. This letter is a follow up to the phone conversation I had with Mr.
Gault on July 26, 2000. In that conversation I had indicated that the city will be taking
steps to construct a storm sewer system within the immediate area of the problem. At
the July 24' Public Works Advisory Committee meeting, the committee discussed
Capital Projects for the coming year. This committee is made up of one City Council
member from each of the city's four council districts. We discussed the area of concern
and the committee had no problem with moving this forward in the coming year's
budget. I am confident that the full City Council will also approve the construction of
this project in light of the problems we've experienced recently. We've also spoken with
Mr. Kuntz, owner of the vacant lot to the southeast of you, regarding drainage from his
site. I've also received more information from you from our phone conversation
regarding the drainage from the landscaping rock along 32nd Avenue.
The following will occur:
Mr. Kuntz has already agreed to construct a wall with a small drainage channel to direct
the flows to Oak Street rather than to the west onto your property. The city will
construct a sidewalk chase to direct the flows under the walk and to the gutter on Oak
Street. The flow will then go north to the existing storm sewer at the north end of Oak
Street. We will also have Mr. Kuntz provide a silt fence where appropriate for the time
being.
We will construct a diversion structure on 32nd Avenue to divert flows which accumulate
along the brick fence on the north side of 32nd Avenue into the gutter of 32"d Avenue so
that flows will not enter the driveway at the property directly south of you.
We will construct a storm sewer extension from an existing system which presently
terminates at Parfet Street approximately 300 feet north of 32"d Avenue. Preliminary
review indicates that this system can extend east through Marvel Minor Subdivision,
then south along the road to the west of you to your southwest property corner, then

p.m. until 4:00 p.m. The following persons were in attendance: Mrs. Gualt - homeowner, Mr. Jon Gualt -
son of the homeowner, and a representative from the home builder. MrS. Gualt wa5 pre5ent for
approximately the first 15 minutes before leaving the meeting. 9he was then represented by her son, Jon
Gualt.

to flow to the proper designed point.
2. The dirt that wa5 placed along Mrs. Gault'e fence line to the south, doe5 not allow drainage to flow
from the Cressman's property, which hi5torically flows northwe5t, to followthe natural drainage pattern.
This blockage has caused ponding to occur in the CreSeman's driveway during a storm.
3. The City was going to work with Mr. Kuntz and hie deeign to build a residence on lot 28. The drainage
from his lot may be diverted onto Oak 5treet if Mr. Kuntz agrees.

1. The approved drainage report and plan will not work. The area designed to retain the drainage cannot
hold that much water. rhis causes flooding to occur in Mrs. Gualt's basement and backyard.
2. The brick wall that parallels W. 32"A 5treet ha5 created a"dam" effect and channels the water onto
the Cressman driveway.
3. A contributing factor to the ponding in the Cressman driveway i5 the flow of storm wateralong W. 32'
Street and then down her driveway. Why has the City not placed a drop inlet along W. 32nA 5treet to
provide relief for this area?
4. DoeS the Public Works Director intend on contacting the Certifying Engineer-of-Record (Mr. Robert 8.
Taylor, PL5 of R&R Engineers -9urveryor5 Inc.) to update or correct the drainage issues for the
subdivision?
5. Why were there no storm drain pipes reauired to direct water out of the design retention areas2
Mr. Jon 6ualt would like the Public WorkS Director to respond to the issues mentioned in writing. Mr.
6ualt stated that they would have the swale eetablished and checked by the City. He would reauire, upon
approval of the swale, a letter of approval be written stating that it was inspected and approved. He
etated that upon acceptance of the swale by the City, the homeowner has complied with all reauirements
and therefore will not be re5ponyible for further drainage issues brought forward.
The attendees were given an 11x17 copy of the area along with the certification letter.

This letter is being sent to you to document the issues discussed between you and I on July 20, 2000
regarding placement of the drainage swale at=l flllk91nft~ VAeat Ridge, Colorado and to request
infoimation and/or responses to questions asked during tlris meeting. Addidonal attendees included
Michael Gazcia (Development Review Engineer) and Damien from R.A. Frank Constructioq Inc.
As we discussed, issues of concem for the Ciry of Wheat Ridge include a reported belief tLat the recently
constructed swale was improperly located such that it would not provide drainage to the northeast comer
of 10825 West 32nd Avenue. Issues of concern for the Gault family include a firm belief that 3231 Oak
cannot handle the amount of s[ormwater conveyed to it from:
• 10825 Wes[ 32nd Avenne (13,000 ft2)
• 3211 Oak Street (12,813 ft2 of currently undeveloped land); and
• the Ciry's easement along 32nd Avenue from Nelson flowing to 10825 West 32nd Avenue and down
the asphal[ driveway
This belief is based upon the amount of s[ormwater conveyed to the beckyard and basement at 3231 Oak
Sueet from the storm event on July 16, 2000. The amount of water conveyed to the properly from this
storm event also indicate that the analysis and cerdfication of the werlot grading and road construction
provided to the City of Wheat Ridge by R&R Engineers (May 19, 1996) is seriously flawed and wrrective
actions beyond a simple swale relocation must be completed. Failure to do so will most certainly result in
basement flooding and properly damage. In my July 1 Sth, telephone conversation with you, you
characterized the rain fall on July 16 as a"5-year" storm event. This essentially means that the basement
of 3231 Oak SVeet stands a 20 percent chance of being flooded evety year. I think that you would agree
that if your house faced such odds you tao would ckmand corrective action.
Based on my observations, the amount of water comeyed to the backyard and basement suggest that the
swale was functioning as intended and substantiate ow claim that ffie grading plan is flawed.
During the July 20th meeting I asked several questions, some were answered, some were not. These
ques[ions included:
• When will the Ciry begin work to eliminate the drainage from the 32nd Avenue easement?
• Dces the Ciry's stormwater and flood cades prottibit the conveyance of stormwater to private
propenies/residences?
• Does We Ciry's stormwater and flood codes cequire that the City Manager update the plans for t6e
city, including s[ormwater drainage facilities?
• Were stormwater easements and drainage faciliUes included in the original plan for the development
as approved by the City?
• If these facilities were originally included, why was the developer allowed to omit them from the
development7
• If these facilities were not included in the original submittal, why did the City not require stormwater
drainage?
• What methods did the City use to verify the estimated stormwater conveyance to the "Collec[ion
basin" prior to approval of the grading plan?
• Did the analysis performed by the developer, which was subsequently apprwed by the city, consider
the shallow watertable present in the area?
• Now that the City has Imowledge that the analysis and certificarion are most likely flawed, what
actions will be taken by the City to correct problems that exis[?
• The majoriry of the rain gutters for the roof on 10825 West 32nd Avenue drain to the faz northeas[
corner of the properiy via the asphalt driveway. What obligaUons do individual homeowners have for
mitigating stormwater pooling on their own property?
• Does the City have specifications for dry wells that are in compliance with Colorado Department of
Public Health and Environment and U. S. Environmental Protection Agency rules for communicating
stormwater to shallow aquifers?
• Will the City require silt fences atong the western exposure of 3211 Oak Street so that the relocated
swale will not be clogged?
I would like written responses to each of t6ese ques[ions as soon as possible as each has a bearing on
protec[ing the 3231 Oak Street. Additlonally, I would like to request copies of the original submittals
from the developer (or agents of the developer), relevant correspondence to and from the Ciry relative to
the stormwater drainage facilities, resiilts of permeation and/or percolation tests, and azry analysis
pecformed by either party relative to stormwater drainage in the development.
In closing, I would like to point out that in developing 3231 Oak Street my Mother has worked diligeMly
to meet or exceed the City's specifications. I would also like ro reiterate that tttis issue is bigger than jus[
the requested swale relocaUon and that a comprehensive review of the current stormwater drainage
conditions in the development must be performed by a qualified and impartial entlty. Failure to do so may
jeopardize 3231 Oak Street and additional properties within the comeyance described by the developer
and approved by the City. If mistakes were made in the past, it does not mean that they cannot be fixed in
the present.
If the swale is to be relocated, then we are requesdng that the final acceptance issued by the City be in
writing and clearly state that Hll conditions have been mei and no fur[her work will be required. Mr.
Morgan indicated during the meeting [hat this would be acceptable.

A concern has been brought to our attention regazding the lot grading along the south
propeRy line of the above referenced address. I have visited the site and found the grade along this
property line to be 12 inches higher than the property to the south and all drainage from 3231
Oak Street drains onto 10825 W 32nd Avenue.
There needs to be a swale created on the south side of 3231 Oak Street that will direct all roof
and surface drainage to the east and west. No drainage from 3231 Oak Street is permitted to be
deposited on adjacent properties.
All dirt that has been deposited against the fence along the your south property line will need
to be removed to match existing grade after creating the drainage swale. Due to the possible damage
that could occur we must require this problem be addressed and corrected no later than June 2,
2000.
The city made concessions to allow the occupant to move in prior to the completion of the
landscaping. There is still no progress being made to complete the required landscaping. We must
require that the front yazd landscaping and all required street trees be installed no later than June
30. 2000.

My husband and T are requesting a variance from the requirement that the landscaping be
completed prior to receiving a Certificate of Occupancy for our new home at 3231 Oak.
We are very committed to installing landscaping which will mcet or exceed what was
shown on the plans submitted when the Building Permit was obtained. As soon as the
final grade and soil preparadon is completed [ will begin planting the trees, akuubs and
grass. The only substantial modification to the plans resuits from the need to do away with
sod on the south side of the house. This change is necessitated by the need to minimize
drainage onto the existing property to the south and the exSSCence of the hil;h water tablc
in that area. it is rny iMention to have a majority of the landsceping completed within

Case No. WA-98-31, an application by Kathryn A. Gault, which is a request for an increase in lot
coverage from 25% to 27.5% for the construction of a new home at 3231 Oak Street
Pursuant to Section 26-6 (D)(2)(a) of the Wheat Ridge Code of Laws, the Zoning Administrator
is empowered to decide upon application for a waiver from the lot coverage since the following
conditions apply:
1. The variance does not exceed ten (10) percent of the minimum or maximum standard.
2. That the Zoning Administrator finds that the "findings of fact," as set forth in subsection
(2)(c), are substantially complied with and support the request.
3. The Zoning Administrator has not received objections to the project aRer noticing and
posting of the site for ten days.
4. No additional dwelling units would result from this approval.
The Gault's request for a ten percent variance from the lot coverage meets all applicable
conditions as required by Section 26-6(D)(2)(a) of the City of Wheat Ridge Code of Laws. The
home as proposed will be built with many ADA specifications which, in general, yields a larger
home. The only response received by staff, was in favor of the variance.
Therefore, staff recommends approval of Case No. WA-98-31.

Dear Mr. & Mrs. Gault:
As requested, we conducted a soil and foundatirnn investigation at the subject
site on August 8, 1998. The foundation investigation was performed by
drilling two test botings to depths of 30'-0" and 12'-0" witlun the planned
construction area. Th¢ locaHons of the test bonings and the logs oE subsurface
materiais are enc(osed. The discussion and cecommendations presented
below are based on the results oE data gathered duting the site investigation,
observation of general field conditions, and previous experience in the ama
with similar materials.
As we uaderstand, a conventional wood-hame residence will be built at the
site. The proposed structure is planned to contain a basement level and an
attached gazage. Accoxdingly, the foundation excavation will probabiq range
in depth from about 3 feet to about 8 feet below the existing ground surface,
Foundation Ioadings for the proposed structue should be telatively light.
'Fhe site of the proposed construction is a sioping lot in a residential area.
The structure will be built over the aiea of our two foundatian test botings,
whose locations are shown on Figure 1. Generally speaking, the gronnd
surface in the atea of the structure siopes towazds the southwest at about 0 to

rubble, and &11 soil.
Soil conditions in the area of the two test bonngs are variable with depth
below groundlevel. Foundation Boring #1, which was ddlled in the south
portion of the building site, enmunteted medium to stiff and medium moist
days from groundlevel to a depth of 12'-0"; and v¢ry stiff to hard and nctaist
claystone bedrock materials from 12'-0" to at least 30'-0", the maximum depth
expioced. Foundation Bodng #2, which was dd[led near the northeast comer
of the building site, enwuntered medium to stiff and medium moiat clays

£ononed in Boring !tl on the date of the investigaHon at a depth of 12'-3".
7he subsoils at the site were carefully inspected as the cuttir►Ss were recovered
from the test borings, and the msistance of the materials to tlne advancement
of the drilling augers was noted. In addition, Field Penetration Tests were
performed at selected depths to assist in evaluating the allowable bearing
value of the soils and to provide undisturbed samples for precise
examination and for testing in a one-dimensional consolidation unut.
Based on the results of the investigation combined with previous exp¢rience
with similar subsoil conditions, the most pertinent foundation engineedng
characteristics and considerations at the site are as follows:
1. The borings encountered medium to stiff clay soils from
groundlevel to a minimum depth ot 6'-6" and to a mattimum
depth of 12'-0". Field obsecvationa and laboratory results
indicate that somc of these clayey materials have a low to
moderate sweli rating.
2. Below the previously described materials, the bofrings
encountered claystoine bedrock materfals. Test results indicate
that the swe11 properties of the bedrock near and below the
deepest portion of the proposed excavation are at least in the
medium range.
3. The underlying bedxock at the site is suitable for the support of
straight shaft drilled foundation piers which are properly

constructed. The presence of free water wil.l require that special
teclv►iques be utiliud in the construction of the piers.
4. While a grade beam and drilled pier system can be used to
protect the foundation from the expansive materials at the site,
it will not protect coacrnte slabs and flatwork from cracking and
heavistg if they ue constructed as slabs-on-grade bearing on or
above awetling materials. All floors it► which movement cannot
be tolerated shouId be sbructuraUy supported on the Foundation
system over an air space.
RECOMM~NnATIONS FOR A GRAI?E BEAM
AND D IL.LFD P1ER FOt1NDAT10N SYSTEM
In view of the geotechnical considerations given above and in order to
provide a high safety factor for the foundation system of the propased
structure, we xecommend that the structute be founded on an adequately
designed system of grade beams and drilled piers. 7he piers should be
designed for a maximum ez►d pressure of 15,000 psf, for a side shear of 1,500
psf for the minimum specifred penenation of the piets in bedicock, and foz a
minimum dead load pressuRe of 15,000 psf based on the aoss-s¢ctional area of
the piers. AU piers should be a minimum of 18 feet in length. In addition, all
piecs should penetrate a nninimum distance of 10 feet into the underlying
bedrock. Any upper level and/or lightly loaded piers may need to be d:ilIed
longer than 18 feet in order to provide the required bedrock penetration or
resistance to upHh. In the event that the designer has difficuity obtaining the
minimunt dead load pcessure, he can specify that the piers be drilled beyond
the mininnum bedrock penetratIon given above and assume that 50 percent
of the additional skin friction provided acts in the direction to resist uplih.
we recommend that the drilling contractor have a rig with a hole depth
capacity of at least 23 feet and a high torque rating capable of penetrating any
well cemented bedrock areas.
The presence of free water in one of the foundation test borings indicates that
casing muld be needed to prevent water infiItration into or caviztg of the pier
holes. If the contractor desires to avoid the use of casing in holes which are
found to wntain Iess than 3 inches of water at the time of caisson drilling, it
may be feasible to do so if the rnncrete and reinEorcement are placed
immediately after the drIlling of each hole and if the bottom of each hole is
carefully observed to make sure that no disturbed materiats are present, no
caving has occurrecL and the conerete is not diluted as it is placed by the
presence of the water in the properly cleaned and prepared holes. If more

ririlled pier foundations aze very common in the Denver area and are
generally the safest foundation system Eor Iightly loaded structures in
potentially heaving or compressible soils. This support system functions by
having the lower portions of the piers located in a zone of relatively stable
moisture content and by making it possible to load the support points
sufHciently to resist uplift movements.
The following design and rnnstruction details should be Eollowed Eor the
foundation:
1. All piers should have a diameter of 10 inches amd should be
reinforced longitudinally with one 5/8-inch Giade 60 rod for
each 18 inches of pier perimeter (a minimum of two 5/8-inch
Grade 60 rods per piec) to prevent breakage of the piers due to
upli£t on their sides by swel[ing maMrials. The upper portions of
the piers should be kept smooth. Care should be taken to avoid
mushrooms, or enlargements, of the piers at the tops.
2. A 6-inch minimum "air space" should be provided between tlie
portions of the grade beams that span the piers. Great care
should be taken to maintain the integrity of the void forming
material during rnnstruction, to prevent it from being damaged
by exposure to water and other harmful agents and to prevent
collapsing it duting bacWilting.
Clays are pow materials for use as backEill for foundation walls since they can
result in high laterai pressures if they are overcompacted and if they are
wetted and swell after construction, or they can setfle and result in pooc
drainage if they are not compacted. We rernmmend the use of a non
expansive low permeabiliiy structural fill such as 'granite sand.' As an
optioxr, if sandy materials are available hom other azeas of the subdivision,
they can be segregated, stockpiled, and evaluated for use as back6ll for the
walls. If the fill is only llghtly to moderately compected using hand
equipment to the extent that it does not settle after mnstructiozi, the walls
retaining such fill shouid be designed for an equivalent active case fluid unit
weight of at least 40 pounds per cubic foot. Care must be taken not eo

If the owner uses expansive dayey maberials as backfill in spitc of the risks,
then the clays should be p}aced so as to minimize the lateral pressures that
wili be exected on the foundation wafls by compactlon or subsequent
swellung. Heavy compaction must not be performed since overrnmpaction
will not onlp result in initial excessive eazth pressurns but wi31 cause the soils
to develop tuigher swelling pressures if they are wetted. The greater the
density of a clay material, the greater will be its swelting characteristics, other
factors being equal. For this reason, clay backfill behind foundation walls
should be only Iightl;y compacted by hand equipment to about 86 percent of
standard Proctor density at optimum moisture content. While !ow densities
are desirable to tessen lateral pressuxes on walls, if they are too low the
backfi.ll may settle after construction. Therefore, the desired density is the
iowest density needed to prevent setdement of the baclcfill aEter consd'uction.
If swelling of the backfill becoznes a factot, extremely high pressures can result
wlnich equal the swelling pressure of the material. If clays are used as backHll
for foundation wa1Ls, the walis should be designed to zesist an equivalent
active case fluid unit waight of at least 65 pcf.
All fowndation grade beams must be well reinforced in accordance with the
structural requirements. Refer to the faundation design pzepaxed by the
structural engineer.
Subsoil mnditions encounternd by the borings are not favorable for slab on
grade IIoor mnstruction As previously noted, the upper stiff clay soils have a
low to moderate swell rating and the underlying claystone bedrock has a
medium or greater swell rating.
Since it is not possible to concentrate enough dead load on floor slabs to
counteract the developed sweliing pressures of underlying expansive
materials, we antidpate that any floors constructed as slabs-on-grade on the
natural materials at the site may experience post construcrion movement
upon wetting of the subgrade.. We estimate that the post construction slab

'1'he owners should determine if thcy are willing to tolerate tine possibitity of

willing to accept the heave of slabs-on-grade in garage and unfinished
basement areas may find slab movement in other areas to be unacceptable.
We recommend that areas with slab-on-grade floors not be finished living
areas anless the occupat►ts and owners fully understand the implicatio:u and
understand the options which can be used to eliminate oz mininnize the
heaving of floors placed in those locations.
Tf the owners wish to eliminate tlne possibility of Iloor heaving, then the only
refiable solution to our knowledge is the constcuction of a structural floor
with an air space below the floor. In our opinion, all Einished living azeas
should have a structuraliy supported floor over a crawl space.
If the owners do not utilize a shuchually suppocted floor system over an air
space but coastruct slabs bearing on subgrade materials, they should be aware
that specfal measures can be used to reduce the amount of total and
differential slab heave that may otherwise occur. One method of
accomplishing tlus is to :emove at least 3 feet of aU underlying significantly
expansive materials from a11 locations where slabs will be placed and to
replace these materials with an equal dniclmess of suitable, non expansive,
relaHvely impervious structural filt materials which are adequately
compacted in 8-inch lifts to about 95 percent o£ standard Proctor density at
optimum moisture content. We recommend the use of 'granite sand' for the
replacement material.
All kloor slabs constructed above soil materials and under rnnditions whete
some upliR muld occur aRer construction must uHlize the following details
and precaurions. While these details will not necessarily prevent stab
movements, they wiU hetp prevent the slab movemeztts that do occur from
affecting either the foundation or the superstructure of the building.
1. Separate the slabs from all bearing membeis and ntility lines to
allow their independent movement--construct "floating" slabs.
Provide positive control joints at the junction of the slabs with
foundation walls, and provide fxictionless sleeves Eoc all
rnlumns and utility lines which pass through slabs.

2. Joints should bc scored in the slabs at maximum 200-square foot

3. If hot-water heat is used, the piping should not be placed beneath
the mncrete slab. If a forced-air fumace is used, a minimum
4.0-inch collapsible rnxunection should be provided between the
furnace and the heat ducts. Provide flexible mnnections for all
slab bearing mechanical equipment to allow for at least 4.0
inches of vertical movement.
4. Construct a mini,mum 4.0-inch void space above or beiow all
partitions located imznediately above conaete slabs-on-gcade.
In addition, good backfiII and surface drainage should be provided, and lawn
irrigation minimized, as discussed later in this report.
Due to the fact that expanaivc materials will hcave only in the event that they
experience an increase in their moistuce rnntent, the foundation soils should
be prevented from being wetted after construction. '!'his can generally be
assisted by using a low permeability backfill and by compacting the backfill
SufficienUy so that it does not settle following construction. The backfilt
should be free of debris and should be compacted taking into account the
rnnsideratioms described in the previous section on lateral earth pressures.
Some water may be blended with the backfill in the stockpile but away from
foundation locations to permit proper compaction; however, the backHll
must not be puddled. If compaction is not feasible, a berm may be constructed
adjacent to the foundation wa1Is to allow for a good slope away from the
buiiding even i:f some sett[ement should occur. 1'recautioas must be talcen to
prevent tk►e entrapment of free water within any portion of the excavation
during construction.
If any setttement should occur in tlne badcfill, it could adversely affect utility
lines which transmit fluids and pass through the grade beam foundation
walis. Tt is not uncommon for such piping to shear at the foundation wails
due to movements in the backfili. It is rerommended dnat the pipes pass
through Slotted openings in the foundation walls or that flexible connections
be used to compensate for shifting of the foundation wali backfill. It is also
recommended that all water lines be carefully pressure tested pdor to final
acceptance and that any leaks detected be repaired.

The final grade should be sloped weil away from the sttucture on all sides. A
mittimum slope of 12 inches in the first 10 feet is recommended. All
downspouts should discharge into extensions which slope away from the
foundation walls and extemd beyond the limits of all backfill. The point of
discharge should be at least 7 feet hom the foundation walis and good
drainage should be maintained at and beyond tiris point.
Atl future owners of the structure should be advised of the presence of the
underlying expansive materials, their potentiat detrimental effects to the
stntcture, and the need for keeping moisture away from the foundation and
slab-on-ground areas. In no event should an automatic sprinkler system be
instaUed next to the foundation walls. There should be no watering or
'urigation within 7 feet of the foundarion walls. The ground surface in the
area may be lined with a suitable geotextile fabr3c to control plant growth.
The area next to the stnicture may then be covered with gravel, bazk chips, oc
other materials requiring absolutely no rainfaU or irrigation.
The resuits of dte investigation indicate that an underdrain system should be
placed during comstiuc6on as a safety measure for all 8oor systems placed
below finai exterior grades. Refer to the attached underdrain detail.
7he underdrain systeM may cons9st of a layer of free-draining granulaz
materiaI at the lowest excavated level connected to perimeter and lateral
drains,
7}te drain pipes should be at least 4 inches in diameter, should be placed
below the fioor level, should be surrounded by free-draining granular
material, and should be graded to sumps at a nninimum stope of 1 percent.
1'rovisions should be made m remove collected water hom the sumps by
pumping ot by gravity flow to a suitable daylight outlet. The drain system
should be constructed to relieve any water buildup in the exterior backfill
around foundation walls.
The above recommendations are based on the exact location where the test
holes were dri!led, the proposed cvnstruction, and the assumption that the
subsurEace rnnditions do not vary grcatly hom thou ~cou-utered in the test

Building sites whose total excavation and fill exceeds 20,000 cubic yards must be processed
under the provisions of Section 26-33 of the Wheat Ridge City Code. Upon conformance
with Section 26-33 of the City Code, grading plan review fees and grading permit fees shall
be established in conformance with Section 3310, Table A-33-A, and Table A-33-B
respectively of the Uaiform Building Code.
