A review of your submittal documents for City of Wheat Ridge Plan #07-0336 for family room
conversion at 3520 Nelson Street, Wheat Ridge, CO, 80033 was conducted and the following notes,
corrections and clarifications are hereby attached to and indicated on the submitted plans
1. All construction shall comply with the 2003 International Residential Code, the 2003 International
Energy Conservation Code, and the 2005 National Electrical Code.
2. Air Admittance Valves must remain open to air through use of grilles, box-outs, etc.
3. Bathroom exhaust fan must vent to the exterior of the structure at a minimum rate of 50 CFM.
4. French door indicated on plan cannot swing out of bedroom and over stairs.
5. Garage drywall on ceilings below living space is required to be 5/8" Type-X wiYh fasteners spaced
at a maximum of 6" on center.

Two separate twenty (20) amp circuits will be ran from the subpanel located in kitchen area. Space
exist in this panel for these additional circuits. Access to the subpanel will probably be routed
through the crawl space and enclosed ceiling in the garage with a small penetration through the
subfloor joist to enter the garage using 12/3 romex cable. Two outlets will be added to the exterior
wall of the new partion, in addition to a covered flourescent light and switch for the closet, motor for
jucuzzi tub, and a smoke alarm. An access hole will be designed to allow for access to the jucuzzi
motor and the jucuzzi motor will have a separate GFI box. W ith the second curcuit, an exclosed 6" can
light will be installed at the entrance to the bath with a switch. An exhaust fan will also be installed in
the same area also with a separate switch. Two exclosed 4" can lights will be installed on either side
of the sink located in the existing cabinetry. A separate switch will be installed for these two lights at
least 24 " away from he sink. In addition, a GFI outlet will be installed at least 24" away from the sink.
A licensed electrician will perform the electrical work in accordance with all applicable codes.

Located near the entrance to the crawl space from garage is the hot water heater. Hot and cold supply
lines will be ran from the lines located at the hot water heater to the new bathroom fixtures.
Sewer/drain line will be ran from the main sewer line located at the far South end of crawl space to new
bath area. A uniform minimum 2% (1/4" per foot) slope will be allowed for drainage. The crawl space
height is approximately 3 feet and approx 60 feet in length. Three (3") diameter schedule 40 ABS or
PVC plastic pipe will be used. To avoid roof penetration of roof, vent pipes will be vented via studder
box (s) depending on the number of vent pipes required. The existing main sewer line is of adequate
diameter to satisfy 2.5 baths (1.5 existing plus 1 new). Penetrations of water and sewer lines will be
made near the ceiling of the garage. The new sewer/drain line and water suppiy lines will be framed in
at garage ceiling, insulated and dry walled with fire retardent materials. The existing dry wall in the
ceiling is a fire retardent type material. Adequate shut-offs and clean-outs will be instalied per code. A
licensed plumber will perform all work in accordance with applicable codes.
