Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-750 of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75% of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a changeof the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any

605.11.3.2.1 Residential buildings with hip roof lay outs. Panels / modules
installed on residential buildings with hip roof lay outs shall be located in a
manner that provide a 3 foot- wide clear pathway from the eave to the ridge on
each roof slope where panels and modular are located. The access pathway shall
be located at a structurally strong location on the building capable of supporting
the live load of the fire fighters accessing the roof.
60511.3.2.2 Residential buildings with a single ridge. Panels/modular installed on
residential buildings with a single ridge shall be located in a manner that provides
two, 3 foot —wide access pathways from the eave to the ridge on each roof slope
where panels /modular are located.
605.11.3.2.3 Residential buildings with roof hips and valleys. Panels/ modular
installed on residential buildings with roofs hips and valleys shall be located no
closer than 18 inches to a hip or a valley where panels or modular are to be
placed on both sides of a hip or valley. Where panels are to be located on only
one side of the hip or valley that is of equal length the panels shall be permitted
to be placed directly adjacent to the hip or valley.

As requested by Simply Efficient Solar & Wind, a design evaluation was performed for a proposed PV solar panel system
installation on the roof of the new sunroom at the above address. The residence is a ranch style frame structure with a
hip/gable roof on a concrete foundation constructed in 1960. For the purpose of this report, the residence faces west.
It is our understanding that the proposed solar panel system is to be installed on the east -facing gable roof above the
attached sunroom of the structure. The roof support structure above sunroom was observed to consist of 2x 12 wood rafters
at 24 -inch spacing supported by the exterior walls of the structure.
Design criteria for the panel support system includes provision of adequate support to resist the wind and snow loads as
required by the Wheat Ridge Building Department and the 2012 IRC. The required snow load is 30 pounds per square
foot. The wind load is 105 mph 3 -second -gust exposure C or 38.3 psf x 1.21 = 46.3 psf for the elevation and exposure
adjustment factors for this site including areas within 4 feet of the ridge or edges.
Review of the panel installation plan for the PV panels indicates that the support rails for the panels are anchored to the
roof supports at 4' foot spacing along each rafter. The anchors to be used are lag screws with a minimum of 3 -inches of
penetration into the 2x12 wood sections. The approximate tributary area for each anchor ranges from 5.25 to 7 square
feet. Corresponding uplift forces are 243 to 324 pounds of uplift per anchor. The resistance to withdrawal for the lag
screws is 235 pounds per inch of penetration. Lag screw penetration in excess of 1.5 inches is considered adequate to
support the loads.
The sunroom structure was recently permitted for construction based on design plans by The Boland Studio of
Architecture dated 7-7-2016. Based on the drawings and the computations above, the wood rafters and proposed
installation anchor system are adequate to support the loads in accordance with the Wheat Ridge Building Department and
the 2012 IRC.
The analysis and conclusions in this report are based on observable conditions. HOSKINS ENGINEERING, INC. does
not accept any liability for unknown defects in the design or construction of the original structure at this site. It is
recommended that the new solar panel system be monitored for inbibaartions of loose

The WEEB line of products is designed to bond solar PV modules to mounting structures and create an
electrical path to ground. WEEBs eliminate the need for older, more costly grounding methods and greatly
reduce the amount of labor and materials used in installations. The innovative WEEB design removes the
need to run ground wire to each individual module and eliminates the need for surface preparation on
anodized aluminum components. To install, WEEBs are placed between PV modules and mounting rails
at clamping points or at bolted connections. When anti -seize is applied and the hardware is tightened
down to the appropriate torque spec, the WEEBs' specialized teeth embed into anodized aluminum,
galvanized steel, or any electrically conductive metal to establish a gas tight electrical connection.

The following is the official set of Boazd of Adjustment minutes far the public hearing of
June 22, 2006. A set of these minutes is retained both in the office of the City Clerk and
in the Community Development Department of the City qf Wheat Ridge.

There were no individuals present who wished to address the Boud.
4. PUBLIC HEARING
~ A. Case No. WA-06-08: An application filed by Walter Mackie for approval
of a 5-foot side yard setback variance from the 10-foot side yazd setback
requirement resulting in a 5-foot side yazd setback and a 5-foot rear yard
setback variance from the 10-foot rear yard setback requirement resulting
in a 5-foot rear yazd setback for property zoned Residential One B and
located at 3892 Nelson Street.
The case was presented by JeffHirt. He entered all pertinent documents into the
record and advised the Boazd there was jurisdiction to hear the case. He reviewed
the staff report and digital presentation. Staff recommended approval for reasons
and with conditions as outlined in the staff report.

NIr. Mackie, the applicant, was swom in by Chair BELL. He stated that he would
like to build a freestanding gazage in the back yard and be able to get comfortably
in and out.
Board Member ABBOTT asked why the neighbor to the back of his property
didn't sign the petition. Mr. Maclde stated that there was a death in the family of
the owner of the property and he was unable to contact them. He had adequate
signatures on the petition and did not approach the neighbors across the street.
There was also a language barrier issue with those neighbors.
Upon a motion by Board Member BLAIR and second by Board Member
REINI3ART, the following resolution was stated:
Whereas, the applicant was denied permission by an administrative officer;
and
Whereas, Board of Adjustment Application Case No. WA-06-08 is an appeal
to this Board from the decision of an administrative officer; and
Whereas the property has been posted the ten days required by law, and in
recognition that there were no protests registered against it; and
Whereas, the relief applied for may be granted without detriment to the
public welfare and without substantially impairing the intent and purpose of
the regulations governing the City of Wheat Ridge:
Now, therefore, be it resolved that Board of Adjustment Case No. WA-06-08
be, and hereby is approved.
For the following reasons:
1. Compliance with 10-foot side and rear yard setbacks would result in
difficult turning movements into the garage for vehicles if the garage
were placed in the location shown on the site plan.
2. Alternative placement would eliminate a significant portion of usable
