I do hope all goes ok with the other contractor. Obviouslyyou can understand the disappointment I have when I do the workfor someone else's benefit. You however must do what is comfortable to you. We want people to WANT to do business with us, not try to force it on them. So I do sincerely wish you luck on that. I will let you know, that I do go after the parties involved in breaking the law. What was done is called Tortious Interference. This is NO PENALTY to you, let me make that clear. I hold nothing against you because you had no idea. I decided a couple years ago to not take these situations in the gut anymore and I do sue the companies for this unethical act. As a small business owner, we have to protect ourselves from these companies doing underhanded actions. My hope is that eventually this practice of "preferred contractors" Is eliminated and people can make choice based on merit not deceit. All I seek is a level playing field. Following are observaUons made during this site visit. 1. Grade beam reinforcement matched that specified in the Construction Documents. Longitudinal bars were condnuous around comers and were located m have aaeptable concrete cover. Splices were properly located and dowels were installed at drilled holes in existing house foundation. 2. Void fomi was in place under grade beams. 3. Mchor bolts and ledgers were in place as illustrabed in the Revised Foundation Section. Gaps for crawlspace vents were blodced out. M anchor (wst-in or retrofit) is needed on each side of the vents. 4. Instaliation of new treated timber foundation for the kitchen nook was in progress. EPIC Buildei's approach to this renovation (stadcing treated dmber ties that are tfie full length of nook walls) is structurally acceptable and a significant improvement to an original ladc of foundation. All ties will be spiked together. 5. Ecistfng foundation wali at the garage was exposed at the time of this site visit. Some locations of existing foundation appeared bD be warped, damaged, and/or of(set. Hoor framing design for tlie additlon was revised to avoid aaumulation of mncentrated loads on questionable foundation locations. As discussed with ]im with EPIC Builders, to improve the situation, existing roof load wiil be removed from existing offset foundation by addirg a new gircler truss. The net resuR will be a load decrease on the exasting foundation. 6. Existing house wall structure was exposed in several locations. Walls are 6" masonry units, rather than wood studs. Exisfing dropped steel beam at the kitchen nook was partially exposed. Replacement of the dropped beam w'dh raised laminated veneer lumber (LVL) beam was proposed. Mozer-Renn Structural Service, Inc. will provide a design for the new LVL beam. In wmmary, new foundations for the addition appeared be in substantlal compliance with the Construction Documents.
