I am in receipt of your request for zoning verification of 4365 Parfet Street in Wheat Ridge. The
property is currently zoned Commercial One (C-1), and contains a residential structure. The intent
of the C-1 zone district is just as it sounds - to be used for commercial endeavors. However, the
Wheat Ridge Code of Laws specifies that any residential use in the C-1 zone district that was in
existence priar to Mazch 11, 1997 is a permitted use. Furthermore, said residential use may be
extended, enlarged and/or reconstructed as long no additional dwelling units are created. If you
