Dear Mr. Odean: We observed the excavation tbr the subject lot on October 21, 1996. The proposed house will have a basement. At the time of our visit the excavation had been dug to a depth of 1 to 3 feet at the garage level and up to 7 feet deep at the basement level. The soil exposed in the upper level eonsisted of moist, medium dense, brown sand. The soil in the lower level consisted of moist, stiff, brown clay. The exposed soils were similar to those described in our report. In our opinion the house should be founded on Type 3 spread footings designed for a maximum soil pressure of 4000 psf and a minimum dead load pressure of 2000 psf. Fooiings should be placed on firm, undiswrbed soit that is not excessively wet. The lower floor slab on grade will have a high risk of movement.
