Dear Mr. Odean: As requested we visited the subject house with you again on May 8, 1997. The purpose of the visit was to observe the improvements made since our April 25, ]997 visi[. At the time of our visit the yard had been landscaped with sod and grading essentially comple[ed. Gravel surrounded the area adjacent to the house. Downspout extensions were in place. A drain pipe surrounded with gravel and underlain with plastic had been placed on the north side. The ground surface was much more hrm than the last visit. I was told the backfill had been compacted and the voids under the patio and drive filled with tainped soil. The crawl space was much drier than previously. The north side was wet and the o[her areas were damp. Fans were on. The only vents noted were on [he south side. A drain line had been ins[alled on the west side and the sump was moved away from the foundation. The sump was about 36 inches deep and had about 12 inches of water in the bottom. The drain line was about 30 inches down from the top. The pump was not connected. The surface grading and lack of continued precipitation has improved the moisture conditions in the crawl space. In my opinion, a concrete pan on the north side would provide better drainage than the gravel and plastic. If the backfill settles the slope of the drain could become adverse. The grades away from the house should be checked to determine if they meet the minimum recommended, 12 inches in the Pagc 2 Cambridge Park, Lot 90 May 9, 1997 t7rst 10 feet. The sump should be connected. The pumping level should be adjusted so that it is pumping seepage from above and not water from the water table. The former sump hole needs to be backfllled and any void under the footing tamped full or grouted. Care should be taken no[ to damage the drain pipe during this operation. At the time of our visit snow covered the ground and was melting. The crawl space was abou[ 3"" t feet below the outside grade. It was we[ on the south and west sides with s[anding water in a couple of places. The center was dry. Salt efYlorescence was evident on the dry par[. A sump had been dug on the northwest comer and water was entering from the drain pipe that was about 18 inches below the top. Several inches of water was in the bottom of the swnp and the pump discharged once while we were there. Outside the grading could not be fully observed, bu[ holes were noted at each downspout. The backfill adjacent to the house was soft aiid only had a gentle slope away from the foundation. On the north side, there is only about 1 to 2 feet between the adjacen[ house patio and the subject house fowidation. The swale at this location was no[ effective. The melting snow Irom thc roof and yard were contributing water [o the foundation backtill. It appears the source of wa[er is t7om surface drainage. "fhe ground water table was 5[0 7 feet deep at the time of our foundation study, August 1996. The downspouts and general drainage around the house are contributing ro the water in the crawl space. As soon as [he groung firms up, the grading around the house shouid be improved. We recommend a slope of at least 12 inches in the tirst 10 feet away from the house. The holes at the downspouts should be backtilled with compaction effort. Backtill around the house also should be compacted. Where soil has setded from below slabs the void should be backfilied with compacted soil or grout. In the crawl space an interior drain should be added to the south and west sides to hasten drying. The drain should be a perforated rigid pipe shrouded in gravel aild sloped to the sump. The sump shouid be moved away from the footings. A temporary hot air supply will also aid in drying.
