Installation of roof sheathing (new or overlay) requires an approved inspection prior to installation of ANY roof coverings and is require on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection. Or damage to driveways or walkways and mechanical units or air conditioners, spas, etc. during the project While we exercise the up most care and use current industry practices, the re -roofing process is inherently stressful and potentially damaging to the already compromised existing roof system. The re- roofing process includes increased roof top traffic and loads, which can damage roof systems. Therefore we cannot be responsible for the watertight performance of the existing roofing system during the re -roofing process. 8.9 A SERVICE CHARGE/administration fee of 2% per month will be charged on all overdue accounts, which shall be defined as all accounts remaining unpaid after their due date, unless otherwise specified. In the event Sellers directs the use of legal remedies to collect payment, the Buyers agrees to Pay to Sellers all costs and expenses, including legal fees, incurred in the course of collection or pendency of the action.
