One tank will be a 500 gallon tank used to hold Argon. The second tank will be a 1,500 gallon tank to hold liquid nitrogen. Both gasses are inert and both are already used in the daily operations of Accellent. The tanks are being proposed so that it will reduce the amount of times the existing tanks will have to be refilled. The intent of the Planned Commercial Development is to permit the establishment of well-designed, innovative developments which may not be permitted by a standard zone district. Planned Commercial Developments ensure this by using several principles to guide the development and design of the site and the structures on it. The Independence Business Center is located north of Interstate 70 along Independence St. The surrounding land uses consist of a mix of uses. To the west, Across Independence St, there are industrial type warehouses, storage areas, manufacturing and other similar businesses. To the north and south there are open spaces as there is a City of Arvada park to the north and a large pond to the south. Residential uses are to the east as there is a multi-family housing complex. The Outline and Final Development Plans for the Independence Business Center, PCD set out specific standards that are required of the development of this property. The PCD in this case, lays out the specific size of the proposed building, allowed uses in the building, site design, and other issues pertaining to the development of the site. In the Outline Development Plan of the PCD there were notes that indicated all outdoor storage areas would have to be constructed of a non-combustible material, which should include split faced block to match the existing building. Since this note specifically calls out outside storage screening, if any new area for outdoor storage is proposed it would be allowed as long as it is enclosed by non- combustible material. If outdoor storage areas are not proposed to be enclosed, an amendment to the PCD zoning will have to be processed. The Process: The building permit for the gas tanks has been received. A separate permit will be required for the enclosure for the tanks. Since a 6 foot wall is being proposed for a portion of the enclosure, a foundation report will need to accompany the plans as foundation reports are required for any wall that is over 36 inches in height. The permit for the tanks has already been reviewed and approved by the Planning Department. However, this permit cannot be obtained until the permit for the building permit is received for the wall and gates. Public Works comments: Public Works was not present at the meeting.
