The provided site plan details the proposed attached garage to be nine feet (9') from the southern property line. The site plan details the distance from the northern side of the house to the northern property line to be five feet six inches (5' 6"), giving you a total side yard setback of fourteen feet six inches (14' 6"). Based on the above comment, you must have a total side yard setback of fifteen feet. You have two options to remedy the situation. The first option is to reduce the width of the proposed addition by six inches (6"). This will provide the required fifteen feet (15') of total side yard setback. The second option is to apply for a variance. Because the variance request of six inches (6") is less than ten percent of the required setback, the process can be administrative. That is, the initial review is performed by the Community Development Department and the public hearing process may be avoided. I would encourage you to give me a cail to further discuss the option of applying for a variance. You should be aware that there is an initial fee of $200 to process the variance.
