Fax # 235-2949 Mr.David Mallory, Senior Project Engineer Urban Drainage Flood Control District 2480 W. 26th Avenue, Suite 156B Denver, Colorado 80211-5304 RE: 4505 Everett Drive, Flood plain Documents Discrepancy Dear Mr. Mallory, Accompanying this letter, you will find the supporting materials to exernpliJ)' a discrepancy between the two official flood plain documents utilized by the City of Wheat Ridge. A building permit application was submitted at 4505 Everett to build an attached garage on October 10,2002. This property is in the vicinity of the flood plain. As City staffbegan processing the permit, it was discovered the flood plain limits differ, at the subject property, when comparing the two documents. The two official documents are the current Flood Insurance Rate Map (FIRM) dated F ebruary4, 1988 and The Clear Creek: Flood Hazard Area Delineation Report, prepared by Gingery Associates for Urban Drainage Flood Control District, November, 1979. Specifically, Everett Dr. cul-de-sac is shown to be in the 100-year flood limit per the FIRM map, while the engineering report by Gingery & Associates does not indicate such. We also referenced the Maj or Drainageway Planning for Lower Clear Creek: Phase B, prepared by Wright McLaughlin Engineers for Urban Drainage and Flood Control District, October 1981, and it was found to closely follow the Gingery study. We believe that the discrepancy is significant enough that it could have major impact on the City's decision whether to issue or deny the permit. Therefore, we are seeking input from UDFCD in terms of addressing which study should be used to evaluate the building permit and whether a map revision is warranted.
