The single family duplex is comprised of brick veneer and wood frame construction with mature landscaping surrounding the lot. Access to view the roofing elements was provided by a ladder supplied by Mr. Contreras. Upon review of the roof system of the residence it was noted that new attic and furnace vents were in place along with new neoprene plumbing vent flashings. Ice dam/barrier protection and new drip edge material were installed and securely fastened. Asphalt shingles were used as the re -roofing material complying with ASTM D7158 for high wind resistance. It can be concluded from the site inspection conducted on the re -roofing project to your residence that the new system is code compliant. It has been verified that the re -roofing elements observed will meet the minimum design criteria as directed in the adopted edition of the International Residential Code (IRC) and the City of Wheat Ridge Building Division Amendments to the IRC and that no additional modifications to the observed re- roofing system are required. The opinions and findings expressed in this report are based upon the information available at the time of the investigation and are the result of limited non-destructive visual inspections of the exposed building re -roofing components. As such, Arch Group Consulting, LLC reserves the right to modify the conclusions contained herein upon receipt or discovery of any additional evidence. This report is site-specific and valid only for the date of inspection and for the roof elements observed at the location stated above. REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec. R806. The installation of ridge venting requires the installation or existence of soffit venting. For calculation purposes, one hat or turtle vent equal to one-half of one square foot of opening. Effective December 1, 2014, asphalt shingle installations require an approved midroof inspection, conducted when 25-75 percent of the roof covering is installed, prior to final approval. Installation of roof sheathing (new or overlay) is required on the entire roof when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and mid -roofs may be called in at the same time, one hundred percent of the sheathing must be complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave and secured in place is required to be provided for all roof inspections. Roof ventilation is required to comply with applicable codes and/or manufacturer installation instructions, whichever is more stringent. In order to pass a final inspection of elastomeric or similar type roof coverings, a letter of inspection and approval from the manufacturer technical representative stating that "the application of the roof at (project address) has been applied in accordance with the installation instruction for (roof material brand name) roof covering" is required to be on site at the time of final inspection.
