This damage is caused from water that is the result of an accumulation of drifted snow on the decks of the second floor units during the winter months. If this snow is not removed in a timely manner, it will result in additional expenses of the reserve fund. The owner of vacant units during the winter months should make arrangements to have the snow removed by contractors or the HOA. This may, or may not, completely prevent damage to the framing members of the upper and lower units. We have seen this type of damage and repair to many condo units across the Denver area.
