In order to pass a final inspection on commercial elastomeric or similar type roofing, a
letter of inspection and approval from the manufacturer technical representative stating
that "the application of the roof at (project address) has been applied in accordance with
the installation instruction for (roof material brand name) roof covering" is required to
be on site at the time of final inspection.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must
be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. A ladder extending 3
feet above the roof eave and secured in place is required to be provided for all roof
inspections. Roof ventilation is required to comply with applicable codes and/or
manufacturer installation instructions, whichever is more stringent.

At your request, Knott Laboratory, Inc., investigated the sagging ceiling of a retail space located
at 7393 West 44th Street, in Wheatridge, Colorado. This report presents the findings and
conclusions reached as a result of that investigation.
Back¢round: The subject shucture is a single story retail complex reportedly composed of three
separate buildings connected together. Reportedly, on Mazch 22, 2003 following a heavy
snowstorm, the suspended tile/grid ceiling located at the northeastern comer of the westem-most
building sagged downwazd.
Purpose: The purpose of this inspection was to determine the cause of the sagging ceiling.
Procedure: Knott Laboratory performed an inspection of the subject structure on March 24,
2003. Available evidence was documented and photographed.
FindinES and Discussion: At the time of this engineer's inspection, the subject ceiling was
sagging downward appmximately two inches and the space under the sagging ceiling was filled
with retail stock thus restricting the space available for inspection.
This engineer inspected the accessible framing above the ceiling at the sag and found the roof
structure to be composed of wooden rafters that span between the northem exterior masonry wall
and an interior east/west oriented glue-laminated timber beam. One rafter located adjacent to the
eastem concrete masonry wall neaz the northeastern comer of this building was broken. The
ceiling tile/grid system at this locarion was supported on the broken roof rafter. Therefore, when
the rafter broke and displaced downward, the ceiling tile/grid system sagged.

This engineer calculated the required size of a replacement rafter based upon information
obtained after the retail space below the sagging ceiling was cleared. Reportedly, the rafters
span 16 feet and aze spaced at 24 inches on center. Given the span and spacing measurements,
and the code prescribed snow and drift loads, this engineer calculated that a new rafter
conforming to Table I should be installed in the roof structwe. This rafter should be attached to
the roof deck at a spacing no greater than six inches and blocking should be installed at one-third
points.

Conclusioo: Based upon this engineer's inspection, the available evidence, and this engineer's
education, training, and experience, the following conclusions have been reached within a
reasonable degree of engineering certainty:

downward, the ceiling tile/grid system sagged.
• The broken rafter should be replaced as required by this report.
The opinions and findings expressed in this report aze based upon the information available to
this writer as of the date of this report. The roof structural syatem was not evaluated in its
entirety due to a lack of visible grade stamps on the components and due to scope limitations.
Therefore, the opinions expressed in this report pertain only to the reported damaged section of
the roof. Knott Laboratory cannot be held responsible for my hidden defects that may
nega6vely unpact the performance of the structure.
