Re: Request for a Waiver on 2 utility buildings at 4395 Everett Street, purchased 6/3/97
We request a waiver for two new buildings, professionally built by Ted's Sheds, 5040 Ward
Road, #C, Wheat Ridge, CO 80033. One building is proposed to be 10 x 20 feet; the second 4 x
8 feet.
As this backyard is devoted to nature's beauty with some 40 mostly mature trees, grass and
flowers extending to Clear Creek, a building of any sort other than perhaps a Gazebo would be
sorely out of place. Please stop by and walk through it if you wish. It is in our opinion a bit of
heaven inside a lovely city.
We feel the only area on the property that would be suited for utility buildings is the triple fenced
gravel area on the north side of the house. This space is approximately 19' wide x 27' long with
the house's north wall completing the fourth side of the very private enclosure. Please see
attached sketch for clarification.
To maintain this park-like backyard a garden tractor, gas mower, hand mower, trimmers, leaf and
lawn catcher (3 112 x 4 feet), rakes, shovels, sprinkler heads, fertilizer, hoses, sprayers, repair
pipes, a work bench etc. are required and need to be safely stored. Summer patio furniture
including a grill is also in need of storage 8 months of the year.
Our garage space is limited to primarily 2 cars. With the utility buildings, these items can be neatly
stored and quietly maintained in 2 exceptionally handsome utility buildings, out of sight from any
neighbor or passerby with the exception of the roofs. These may show a bit of themselves
through the trees and shrubs in the front yard and a bit more roof line revealed to 35 mph traffic
moving by the West 44th Avenue fence which is 6 feet high.

We do NOT wish to add f~buslding for any reason other than utilitarian purposes. You will
note the gates in my rough sketch are 10' 9" south of the west 44th Avenue fence. This precludes
installing any building further south from our West 44th Avenue fence because the east and west
gates allow entrance into and out of the backyard by tractor, car or truck as such is needed. The
south side of the house has only enough thoroughfare for people.
We would appreciate a yes vote on this extremely important, to us, accommodation. Thank you.
