is hereby notified that the Carriage House at the above described property has, this day of June 11, 2019,
been declared to be a Dangerous Building by the undersigned Building Official of the City of Wheat Ridge,
in accordance with Section 302, Subsection 18 of the Uniform Code for the Abatement of Dangerous
Buildings as described below:
1997 Uniform Code for the Abatement of Dangerous Buildings, Section 302, Subsections;
(7) Whenever any portion thereof has wracked, warped, buckled or settled to such an extent that walls or
other structural portions have materially less resistance to winds or earthquakes than is required in the case
of similar new construction.
The roof structure has extensive damaged with multiple holes. The wood shingles are damaged an
missing, which has the potential of being dislodged in a high wind event. The exterior brick and mortar
walls are severely deteriorated and have the potential to fail.
(9) Whenever, for any reason, the building or structure, or any portion thereof, is manifestly unsafe for the
purpose for which it is being used.
The structure is so far damaged that it cannot be used as a carriage house without extensive structural
repairs.

(12) Whenever the building or structure has been so damaged by fire, wind, earthquake, or flood, or has
become so dilapidated or deteriorated as to become (1) an attractive nuisance to children: (ii) a harbor for
vagrants, criminals or immoral persons; or as to (iii) enable persons to resort thereto for the purpose of
committing unlawful or immoral acts.
The structure is deteriorated where it has become an attractive nuisance, where any children playing
nearby may be injured if something would to fall from the roof.
(17) Whenever any building or structure is in such a condition as to constitute a public nuisance known to
the common law or in equity jurisprudence.
The structure is in disrepair and unsightly to the neighborhood and nearby residents.
The following actions are hereby ordered:
1. Commence with the demolition of the structure by the authority granted under Colorado
Department of Public Health permit (CHPDE) number 19JE2890D and City of Wheat Ridge
building permit 201900952 within 30 days. Work shall be continuous until the work authorized by
such permit are complete. Secs -37(b)
2. Follow all the requirements as mandated by the CHPDE permit listed in item 1.
3. Immediately after completing step 1 and 2, call for an inspection by the City of Wheat Ridge
Building Division to close out the permit.
You are hereby ordered to initiate the above actions in the order and time periods provided in steps
1 through 3.
You are further notified that if action to comply is not initiated by July 12, 2019, the Building Official may
proceed to take action and/or cause the work to be done and charge the costs thereof against the property
or its owner.
Any person having any record or title or legal interest in the building may appeal from the notice and order
or any action of the Building Official to the Board of Appeals, provided the appeal is made in writing as
provided in the 1997 Uniform Code for the Abatement of Dangerous Buildings and filed with the Building
Official within 10 (Ten) days from the date of service of such notice and order. Failure to appeal will
constitute a waiver of all right to an administrative hearing and determination of the matter.

level of the structure.

DEMOLITION APPROVAL NOTICE
This approval notice is granted subject to Colorado Air Quality Control Commission Regulation
No. 8, Part B, adopted December 21, 2007, and effective January 30, 2008 and the Colorado Air
Pollution Prevention and Control Act C.R.S. (25-7-101 and 25-7-501 et seq). This notice signifies
that the structure was inspected for asbestos, luminous exit signs (containing radioactive material),
and Ozone -Depleting Refrigerants and the demolition contractor has properly notified the
Colorado Department of Public Health and Environment pursuant to Regulation No. 8, Part B.
As a contractor, you may be subject to other demolition licenses and permits, depending on the
requirements of the county and municipality in which the work is being performed. The Colorado
Department of Public Health and Environment, Air Pollution Control Division, strongly suggests
that you check with county and municipal authorities in order to determine any other local
building/permitting requirements that must be met.
Please note that certain asbestos -containing materials (ACM) may remain in the structure
during demolition. Therefore, any demolition debris left behind after the completion of post -
demolition site cleanup may constitute a "reason to know of asbestos -contaminated soil" at
the site, subject to the requirements of Section 5.5 of the Solid Waste Regulations (6 CCR
1007-2, Part 1).
THE ORIGINAL APPROVAL NOTICE MUST BE POSTED ON SITE AT ALL TIMES.

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75% of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75% of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

This application is exclusively for new RESIDENTIAL roofing permits and for
licensed contractors only. Permits are processed and issued in the order they are
received. You will be notified if your contractor's license or insurance has
expired. The license and insurance must be current before the permit will be
processed.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in
person at City Hall. Revisions to existing permits (for example, to add
redecking) must be completed in person at City Hall. The Building Division
permit counter is open from 7:30 am to 3:30 pm, Monday through Friday to
process these types of requests.
