I inspected the roof that was installed under City of Wheat Ridge permit number 092129. Based on my inspection I have revoked the final approval of this permit effective today pending the completion and approval of the items listed below. No new permit or additional costs will be required for the inspection of corrections. The following items are required to be corrected before a new approved roofing final can occur. 1. It appears that "Cap" Sheet material was used in lieu of Ice and Water shield and this product is kinking and buckling and fraying on the exposed edge. This "cap" sheet product needs to be replaced with an Ice and Water shield type product. 2. The starter course appears to be a 3 -tab shingle flipped upside down and has no factory tar strip for the first course to adhere to; in addition it is nailed approx. 6" back from the front edge. Depending on the material used the starter course needs to be nailed 3 or 4 inches from the edge. 3. Starter course and first course shingle butt joints shall be separated by a minimum of 4 inches. - - 4. -Rake flashing, where installed is to be under the felt, not on top to prevent leaking down on rakes. 5. The valley flashing appears to be the same "Cap" sheet product and under the code in which this permit was issued it was required to be either 90# roll roofing or 24" wide galvanized sheet metal. 6. The turbine vents installed were not properly installed and appear to be causing the water leaking into the attic. It appears that they were installed on top of the shingles which is contrary to the manufacturer's instructions. The vents need to be installed per manufacturer's requirements. 7. There are numerous exposed nail heads on the roof and these need to be properly sealed. Once these items are reviewed and addressed by you or your company representative, a mid -roof shall be required in addition to a new final roofing inspection.
