A printed copy of the permit and city stamped on-site plans must be available on-site for
the first inspection.
Approved per plans and red -line notes on plans. Must comply with 2018 IRC, 2020 NEC and all
applicable City of Wheat Ridge Municipal Codes. Work is subject to field inspections.
As part of the foundation inspections and PRIOR TO proceeding with any further
construction/inspections, a completed, signed and sealed, Foundation Setback and Elevation
Certification shall be submitted to the City for review. The certification form shall be
fully completed by a Professional Land Surveyor licensed in the state of Colorado, stating
that the foundation was constructed in compliance with all applicable minimum setback and
elevation requirements of the City.
Owner/Contractor is responsible for locating property lines and constructing improvements
according to the approved plan and required development standards. The City is not
responsible for inaccurate information submitted within the plan set and any construction
errors resulting from inaccurate information.
For one- or two-family dwellings, the first twenty-five feet (25') of driveway area
from the existing edge of pavement into the site shall be surfaced with concrete, asphalt,
brick pavers or similar materials. A right-of-way permit may be required; contact Public
Works Department at 303-235-2861.
Prior to issuance of a CO, l tree(s) shall be planted within the front setback.
In addition, no less than twenty-five percent (250) of the gross lot area and no less than

Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

Scope of Work Outline
1. Removal and disposal of all existing roofing and flashing membranes to the deck surface.
2. Any rotted decking will be removed and replaced. Additional replacement is addressed below.
3. Replacement of following flashing materials: roof vents, pipe jacks, storm collars, drip edge, and
valley flashing. All materials to meet or exceed manufacturer's requirements.
4. Installation of one layer of synthetic felt roofing underlayment on deck surface not covered with ice
and water protection material. Felt will be fastened using 1 -inch plastic -capped nails with a 1 -inch
diameter head.
S. Installation of shingles selected by homeowner. Shingles will be installed in strict accordance with
the manufacturer's specifications and shall be fastened using six nails per shingle meeting the 130
mph installation requirements. Color to be determined by homeowner.

Paint all vent flashings, roof penetrations, and chimney flashings. Color of roof penetrations and
flashings to be chosen by owner.
7. Installation of new "slant back" vents to encourage attic ventilation.
8. Installation of manufacturer's pre -made hip and ridge material. Hip and ridge rows will be run
straight and shall be installed according to manufacturer's instructions.
9. Ice and water shield to be installed in strict accordance with the 2015 IBC guidelines.
All grounds to be cleaned up on a daily basis. All bushes, shrubs, and flowers to be protected.
Homeowner is asked to supply electrical power if needed.

Unforeseen Needed Repairs
Prior to commencement of any work, a thorough inspection of the roof will be conducted. This is in an
effort to discover any latent defects in the decking of the roof. If any conditions are found that may
require additional work, the homeowner will be notified in writing with an estimate of any additional
costs. However, this does not guarantee that all latent defects will be discovered during this time and it
is possible that unforeseen repairs will be necessary.
Any roof decking replacement necessary will be invoiced at the cost of $40 per 4 x 8 foot sheet.
Any fascia wood replace t,�ecessary will be invoiced at the cost of $9 per linear foot.

Insurance Proceeds
If filing an insurance claim, 970 Services will perform the scope of work approved by the insurance
company for the amount of the insurance approved proceeds, at no cost to you additional to your
deductible. The final scope and price agreed on between the insurance company and 970 Services shall
become the final contract price for the insurance approved scope. You will be responsible to pay for any
upgrades, line item costs, or additional work authorized by you that the insurance company determines
is not covered within the scope of coverage provided by your insurance policy. Supplemental claims
billed by 970 Services that are approved by the insurance company for additional work or increases in
costs become a part of this contract.

Terms and conditions of agreement
50% of roofing contract price to be paid prior to commencement of job and paid in full upon roofing
completion. Additional sums, if any, to be invoiced upon completion of corresponding phases listed
above. This is due to the fact that weather and material availability could cause unforeseen delays
making it necessary to bill for work already completed.
The job shall be scheduled upon the customers' acceptance of this bid. Any change orders or work
requested in addition to the amount of work described in the estimate will be charged on a time and
materials basis of $40.00 per labor hour (with a minimum of one hour of work per visit). Past due
accounts will accrue a 5% servicing fee annually, plus costs and reasonable attorney's fees. Accounts are
considered to be past due 30 days after the date of the invoice. 970 Services is not liable for any
additions to the roof not included in the scope of work; i.e. Satellite dishes or communication lines of
any sort. 970 Services is happy to accept your major credit, please note a 3% processing fee will be
added to the total invoice amount. Thank you for your time and we appreciate your business.
