SUBJECT: Consolidation Plat for Compass Montessori Subdivision
DATE: May 9, 2002
The Consolidation Plat for Compass Montessori School has been reviewed for compliance with the
City's Subdivision Regulations. Based on that review, I have the following comments:
1. Please make the case history box much smaller and enter into it case # LLA-01-02.
2. "Wheat Ridge" should be two words. Please assure that this is consistent on the plat.
3. Per the City's Subdivision Regulations, easements are required and need to be graphically
depicted on the plat. These easements should shown according to the easement language.
4. Easement language is needed on the plat as follows: "Ten-foot (10') wide easements are hereby
granted on private property adjacent to all public streets and around the perimeter of each lot in
the subdivision or platted area. These easements are dedicated for the installation, maintenance
and replacement of electric, gas, television cable, and telecommunications facilities. Utilities shall
also be permitted within any access easements and private streets in the subdivision. Permanent
structures and water meters shall not be permitted within said utility easements."
A red-lined plat document is included.

This concludes the summary of comments. Please revise the plat document accordingly and re-submit 3

the irrigation ditch along the northerly portion of the property.
2: Show all of the utility easements on the parcel.
3: Adjust the area of the Subdivision to 77,065 square feet.
4: Indicate the 2.5 ft strip of property along the southerly boundary
as vacated by the City at Reception Number 86149360(during the
platting of Garramone Gardens Minor Subdivision) Please adjust
the Compass Montessori School Subdivision boundary distances to
include the Consolidation of Lots 1 and 2 of the Garramone Gsrdens
Subdivision AND the 2.5 ft strip of vacated land.
5: The 2.5 ft strip will also need to be included in both the Legal
Description and the Subdivision Plat Title.
6: New property boundary pins will need to be set reflecting the
additional 2..5 feet.

A review of the above referenced documents for the school received on
March 22, 2001, and have the following comments:
Subdivision Plat
1. Need P.L.S. signature and seal per C.R.S. Title 38 Article 51.
2. Identify all bearings and distances required to describe the
sidewalk easement shown on the West side of parcel.
3. Curve data for sidewalk easement is incorrect.
4. Show any irrigation easement(s).
5. Correct section tie distance.
6. Need a case history box.
7. Need to show all zoning.
8. Show centerline of R.O.W. along Miller Street and 44th Avenue.
9. Need to show Point of Beginning (P.O.B.).
10. Vicinity map needs to be legible and readable.

Dear Ms. Mizuno,
The Public Works Department is inquiring about the status of the
project at Compass Montessori School. The exposed soil will require
that erosion control be placed in the pond area to prevent sediment
from flowing into W. 44th Avenue and into the inlet to the east.
This is to remain in place until the final landscaping has been
placed. The City will require that a Drainage Certification Letter
be submitted for review upon completion of the project. Also, please
note that the required Consolidation Plat has not been submitted to
the City.
