While reviewing the latest submittal of the Planned Industrial Development, I noticed that the easement and proposed water line location as shown do not match the geometry of the recorded easement. Therefore, I have included some language on the PID document indicating that the proposed water line location as shown on the PID is approximate and for informational use only, and that the true location description can be found at Reception Number F1429705, in the official records of the County of Jefferson, State of Colorado. (WWE) had prepared this letter to summarize our review of drainage implications of proposed amendments to the Rocky Mountain Bottle Company Planned Industrial Development (PID). Coors Brewing Company (CBC) is seeking amendment of the PID to allow construction of two new buildings on the site. The two buildings would include a 10,000-ftz maintenance shop addition and a 3,833-ft2 locker room addition. In addition to the proposed new buildings, the PID amendment would reduce the size of a future expansion area by 13,833 ft2 (the total area of the proposed buildings). CBC asked W WE to review plans for the proposed amendment with respect to drainage issues. W WE is very familiar with the site, having prepared the Stormwater Management Drainage Plan for a proposed expansion at the site in 1993. In addition, WWE has recently visited the site and studied the drainage system. From an engineering standpoint, the proposed amendment will not alter the drainage of the site. The locations of the two proposed buildings are areas that currently are paved with asphalt and, consequently, are impervious. The proposed amendment would result in replacement of an asphalt surface with a roof surface and would have no practical effect on the amount or rate of runoff from the site.
