The lot consists of an existing single -unit home built in 1979, according to the Jefferson County Assessor. The current property owner of Lot 2 also owns Lot 1 which is vacant, except for some minor accessory structures. Staff received an inquiry about whether Lot 1 was able to be sold separately and developed with a single -unit home. Staff has confirmed via the recorded subdivision that Lot 1 is a legal and developable lot, with a platted access easement through Lots 2 and 3 to W. 32nd Avenue. A utility easement also is located on the west side of the property with connections to 32nd Avenue. Development on the lot shall comply with the Residential -One (R-1) standards, which is the current zoning for the property. This includes a 30' setback from the southern property line, and 15' setbacks from the other property lines. Lot 1 shall be assigned a new address, 10903 W. 32nd Avenue, prior to building permit.
