Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR

Terms & Conditions
1. Once contracted Ace Roofing will place a Project Manager in charge and responsible for all contract phases. This may or may
not be your sales representative.
2. When your materials arrive check the color and notify your Project Manager if it is not what you ordered. If Ace Roofing does
not hear back in 24 hours of delivery you are agreeing to color.
3. Ace Roofing will notify local inspection authorities when the project is finished.
4. Be prepared for the noise. There may be constant hammering for two or more days depending on the size of your roof.
5. Keep small children and pets away from work area. If pets are normally kept in the backyard, we recommend bringing them
inside or boarding them for safety.
6. Remove all loose items from walls, shelves and table edges before work begins so they do not fall and/ or become damaged.
7. Remove all items from around the house where roofing debris or bundles of shingles or other material might fall where
possible. Leaves or blooms may be knocked of the plants near your home during the job. We will try to protect plants, but on
occasion the layout of the landscape prevents us from doing so. Ace Roofing will not be responsible for damaged foliage.
8. During the roofing project dust may fall from your rafters and underside of the decking. Items directly below the roof decking
(attic) may be damaged or soiled during the project. Ace Roofing will not be responsible for damages.
10. Occasionally we will use power tools to cut decking or shingles. Advise your Project Manager where to access power on
your property. Afterwards, check to make sure no breakers have been tripped. Ace Roofing will not be responsible for tripped
breakers.
11. Precautions are taken to prevent gutter damage, paint or other items pertaining to your home. However there are instances
when minor scratching of the gutters is unavoidable. Paint touch up after the project is completed is the homeowner's
responsibility.
12. In the event of inclement weather work on your project may be delayed.
13. Check heater vent pipes upon completion of your roof to make sure that they have not been loosened in the attic. Also
check water heaters, microwave and stove vent pipes. Make sure you have adequate carbon monoxide detectors in your home
to detect potential problems. Ace Roofing will not be responsible if the policy holder does not follow this step.
14. Nails that fall from the roof during the job will be picked up with a nail roller magnet. We will make every effort to pick up
all nails however a few nails hidden in the grass or shrubbery may remain.
15. When the old roof is removed a tremendous amount of weight is taken off the frame of the house. This can cause
movement in your rafters and beams. This shifting may cause small cracks in your interior. Ace Roofing is not responsible.
16. Ace Roofing disclaims itself from any damage to the policy holder's driveway due to under reinforcement. This condition is
rare but cannot be predetermined.
17. If you have satellite dishes or other equipment on the roof, the cost of retuning or resetting them is the homeowner's
responsibility. Insurance pays for them to be physically reset but in some instances not tuned.
18. Payment — Make all payable to Ace Roofing.
19. Insurance Claims — If your repairs are being paid for by an insurance claim the ACV check amount is required when materials
are delivered or before. The balance is paid directly to Ace Roofing by way of Payment Authorization Form. If direct payment
from your insurance company is not available payment is due in full when the project is finished.
20. Non -Recoverable Deprecation: All Non -Recoverable depreciation will be paid for by the policy holder, non -coverage for
code upgrades are the responsibility of the policy holder. The balance is due upon completion. In either case all monies owed to
Ace Roofing are due in full at the time of completion unless other arrangements have been made in writing. Payment is not
contingent upon regional or other inspections. Failure to fulfill payment obligations will null and void any roof warranty and
could result in a mechanics lien being placed on the property. All collection costs may be recovered by Ace Roofing.
21. All policy holders will receive a customer satisfaction form during the final walk through.
22. You as the customer will receive written workmanship manufactures warranties or final lien releases upon payment in full.
