A field observation of the condition of the existing framing system was performed by an audit team from Sunrun Inc..
From the field observation of the property, the existing roof structure was observed as follows:
The existing roof structure consists of:
• Composition Shingle over 1x Decking is supported by 2x6 @ 24"o.c. SPF#2 at ARRAY 1. The rafters are sloped at
approximately 23 degree and have a maximum projected horizontal span of 5 ft 1 in between load bearing supports.
• Composition Shingle over 1x Decking is supported by 2x6 @ 24"o.c. SPF#2 at ARRAY 2. The rafters are sloped at
approximately 23 degree and have a maximum projected horizontal span of 10 ft 9 in between load bearing supports.
Design Criteria:
• Applicable Codes = 2012 IBC/IRC, ASCE 7-10, and NDS -12
• Ground Snow Load = 43 psf; Roof Snow Load = 30 psf ARRAY 1 ; 29.8 psf ARRAY 2
• Roof Dead Load = 5.2 psf ARRAY 1; 6 psf ARRAY 2
• Basic Wind Speed =130 mph Exposure Category C
As a result of the completed field observation and design checks:
• ARRAY 1: New 2x6 strut and purlin are required to be installed at PV panel locations. After upgrades are installed, the roof
is adequate to support the loading imposed by the installation of solar panel and modules.
• ARRAY 2: New 2x6 SPF#2 and purlin upgrades are required to support the additional loading. After upgrades, the roof is
adequate to support the loading imposed by the installation of solar panel and modules.
I certify that the capacity of the structural roof framing that directly supports the additional gravity loading due to the solar panel
supports and modules had been reviewed and determined to meet or exceed the requirements with structural upgrade in
accordance with the 2012 IBC/IRC.

approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical

This memorandum concerns the building permit for construction of a sunroom, decorative wall and
parking pad on R-2 zoned property at 7125 W. 32nd Avenue.
Case No. WA-03-22 was approved by the Board of Adjustment to allow a fence height variance for
construction of a decorative wall that varies in height from 4' to 6' in the front yard. The wall
transitions to a retaining wall 9' in height connecting to the southeast corner of the house.
Case No. WA-03-24 was approved administratively to allow a 1.5' front yard setback variance
allowing for a 28' setback for a sunroom addition.
With the issuance of this permit, the following conditions will apply:

Case No. WA-03-24 is an application by Lisa Fieldman, requesting approval of an administrative
variance. The request is for approval of a 1.5-foot front yard setback variance to the 30-foot front yard
setback requirement resulting in a 28.5-foot front yazd setback in a Residential-Two (R-2) zone district
on property located at 7125 West 32nd Avenue.
Pursuan[ to Section 26-115(C) of the City of Wheat Ridge Code of Laws, the Director of Community
Development is empowered to decide upon applications for minor variances or waivers (10% or Iess),
without requirement of public hearing, provided that the following conditions are met:
L The variance or waiver does not exceed ten percent (10%) of the minimum or maximum
standazd; and
2. The Community Development Director concludes that the "findings of fact," as set forth below,
are substantially complied with and support the request; and
3. The Community Development Director has notified adjacent property owners by letter notice and
posting of the site at least ten (10) days prior to rendering his decision, and that no legitimate
written protests have been received in such ten-day period; and
4. That no additional dwelling units would result from approval of such variance or waiver; and
5. That the limitations of Charter Section 510.1. aze not exceeded.
If all the conditions above aze met, the Community Development Director may issue an administrative
variance provided the iindings of fac[ below are met:

6. If criteria one through five are found, then would the granting of the variance result in a benefit or
contribution to the neighborhood or the community, as distinguished from an individual benefit on
the part of the applicant, or would granting of the variance result in a reasonable accommodation
of a person with disabilities?

This report ~resents the results of data obtained during the subsurface investigation of
7125 W. 32 ° AVENUE, JEFFERSON COUNTY, COLORADO. This investigation was
made to determine the type of foundation required, allowabie bearing capacity, ground
water conditions and any problems that may be encountered during and after
construction.
SITE
At the present time there is an existing residence at this location. It is our
understanding that an addition with a basement is planned for this site.
If type of construction changes from that specified above please contact this office for
additional recommendations and/or requirements.
AND
One (1) exploratory test hole was drilled on August 15, 2003 at the site shown on the
Location Map, Figure 1. This test hole was drilled with a four-inch (4") diameter auger
advanced with a CME-45 soil exploration drill rig.
At specific intervals, the drilling tools were removed from the test hole and soil samples
were obtained with a two-inch (2") diameter spoon sampling tube. The depths at which
soil samples were taken and a description of the soil encountered are shown on the
Logs of Test Holes, Figure 2, and the Summary of Laboratory Testing, Table 1.
All soil samples were carefully observed in the field during the drilling operation. These
samples were classified in the laboratory through visual obserration and laboratory
testing to determine the pertinent properties. The natural moisture content and dry
density was obtained from relatively undisturbed drive samples of typicai soils. Swell-
consolidation tests were perFormed on typical soil samples, see Figure 3. These tests
indicate the behavior of the soil upon various loadings in a wstted condition.
Ground water was encountered at a depth of 20' in Foundation Soil Test Boring
#1 during the drilling operation. On 8/26/03, ground water was encountered at 19'
in Foundation Soil Test Boring #1.

Based on our evaluation of the subsurface conditions, we recommend the proposed
addition should be founded with continuous concrete footings. The foilowing design
criteria should be used, by a professional engineer, to design the foundation.
1) Footings and pads shall be designed for a maximum soil bearing pressure of
1,500 pounds per square foot (DL +'/z LL) if bearing on the existing native soil.
2) No footing or pad shall bear upon topsoil or soils that contain organic material.
3) All continuous footings supporting perimeter concrete foundation walls shall be at
least 16 inches wide.
4) The foundation walls shall be adequately reinforced and designed for an active
horizontal pressure based on an equivalent fluid density of 45 pounds per cubic
foot plus any applicable surcharge or hydrostatic loads.
5) All loose and disturbed soil shali be removed before pouring the concrete for the
footings or bearing pads.
6) The bottom of the footings shall be a minimum of three feet (3') below final grade
for frost protection.
7) It is estimated that total settlement shall not exceed 1", nor shall differential
settlement exceed '/z".
8) An excavation observation is required and must be performed by a
representative of this office to verify soil conditions. The fee for this
observation is not included in the cost of the soil report.
Virtually all concrete slabs undergo some type of movement. Concrete slabs placed on
soils comprised of inedium dense or denser granular material, or comprised of inedium
or stiffer ciays with swell potential less than 1'/2% under a 1000 Ib surcharge are
considered unlikely to sustain intolerant movement by standard engineering practice.
The indigenous soils at this site meet the criteria these types of soils. Concrete slabs
may be used for basement slabs, garage slabs, and all exterior surtaces.
To properly place concrete slabs on grade, the following steps shall be part of the
concrete slab design:
• Any soil disturbed during construction shall be compacted by use of a vibratory
plate in the case of granular soils or wheel rolled by heavy equipment in the case
of clay soils prior to placement of the concrete slab. The soil should be kept

moist but not wet during the compaction process as weli as immediately prior to
the placement of the concrete slab directly onto the soil.
• The concrete slab shall float. That is that the concrete slab shall be structurally
isolated from all foundations and shall be isolated from walls and penetrations by
suitable expansion material not less than YZ' thick.
• The floating concrete slab shall be completely isolated from all utility lines.
• Steps shall be taken to ensure that subsurface moisture beneath the concrete
slab remain constant during the construction process.
• Control joints shall be provided in the concrete slab. These control joints must be
saw cut or tooled to a minimum of one third of the thickness of the siab. No
portion of the concrete slab will have an area greater than 200 square feet nor a
maximum dimension of 14'-0" in any direction without a control joint.
• The concrete siab shall have properly placed steel reinforcement having area not
less than '/2% of the gross area of the concrete slab.
• A minimum void of 1 1/2" shall be provided at the bottom of all non-bearing
interior partitions. Drywall or paneling shall not be placed within 1 1/2" of the top
surFace of the slab to allow space for movement of the slab.
• If a hot water heating system is used, the piping may be cast within the concrete
slab if the slab is reinforced with steel rebar and special care is taken not to
damage the piping during future construction activities. Nails shall not be driven
into a concrete slab that has hot water piping. Base plates should be attached
with construction adhesive or anchor bolts cast in the concrete slab at the time of
placement.
• If a forced air furnace is used, a 2" flexible connection should be installed
between the furnace and the duct.
If soil conditions difFering from those listed in this report are encountered at the site,
Colorado Geoscience arid Design shali be contacted and an inspection of the site shall
be scheduled by an agent of same prior to concrete slab placement.
The installation of an exterior foundation perimeter drainage system is required for any
habitable space below grade levei. See Perimeter Drain Detail 1, for a suggested
method of installing this system. The perimeter drain shall discharge at a daylight

location a minimum of 15-feet away from the home. The daylight end shall have a
screened end section to prevent rodents from entering the drain. Alternatively, the
perimeter drain may discharge into a sump pit. If a sump pit is used, homeowners
should perform routine observations of the sump pump system to make sure it remains
in good working order. Failure of a sump pump system can cause serious foundation
problems.
SURFACE
The backfill soil around the addition should be moistened and well-compacted in 12-inch
maximum lifts with hand operated mechanical compaction equipment to prevent future
settling. Controlled puddling of the backfill soils is not allowed. For proper drainage, a
slope of 10% (1' in 10') away from the foundation in all directions is required. This siope
must be maintained for a minimum distance of 10'-0". The owners are advised to
immediately fill in any settled area near the addition to eliminate containment of water.
Down spouts must discharge onto four-foot long concrete splash blocks or into metal
gutter extensions to direct water away from the addition.
The owners should be cautioned regarding the installation of a lawn adjacent to the
foundation walls. Lawn irrigation must be more than five feet (5') from the foundation
walis to prevent wetting of the subsurtace soils. Lawn and/or plants should not be
planted within five feet (5') of the foundation walls. We recommend providing decorative
gravel or bark around the addition, as shown in Foundation Grading Detail 2. This
method wiil prevent ponding of water near the foundation and provide for proper
drainage away from the addition.
Backfill should be compacted to 95% of its maximum standard proctor dry density,
ASTM D-698. Backfill must be compacted by mechanical means. No water flooding
techniques of any type should be used in the compaction of backfill on this site. Highly
expansive soils are not to be used as foundation backfill for walls retaining more than 4
feet.
Based on this subsurface investigation, the proposed foundation appears to be
technically feasibie to be constructed at the proposed site. The structure should be
designed to be constructed in the direct vicinity of the boring location. If the proposed
location will change, additional borings will be required to assess the soil conditions at
the new location.

Permitting work will be required to obtain any local and state approval, and design work
will need to be performed by a qualified professional engineer to bring this project into
final design, and subsequent construction.
The construction of this project should be carried out by a qualified contractor with
experience with similar projects. The construction process should be carefully observed
and documented to ensure the construction is performed in accordance with the design
drawings and technical specifications.
In any soil investigation it is necessary to assume that the subsurface soil conditions do
not vary greatly from the conditions encountered in our field and laboratory testing. Our
experience has been that at times soil conditions do change and variations do occur
and may become apparent at the time of excavation for the foundation system. If soil
conditions are encountered which appear different from the test borings as presented in
this report, an engineer from this office must be called to observe the open excavation.
This observation service is not a part of this report.
The work contained herein was performed by, or under the direct supervision of a
licensed Professional Engineer in the State of Colorado. Professional judgments and
evaluations are presented based on information gathered during the drilling operations,
conversations with the owner and/or contractor, and on experience with similar projects.
The performance of the project is not guaranteed in any manner, only that the
engineering work and judgments rendered meet the standard of care of the engineering
profession. The engineering services performed are within the limits set by the Client,
with the usual thoroughness and competence of the engineering profession. No other
representation, either expressed or implied, is included or intended.
The parties specifically agree that Colorado Geoscience and Design, Inc. has not been

Boazd Member HOVLAND commented that he felt the motion addressed all the issues.
Single-family use for this property is not realistic and, if lefr abandoned, it could become
more of a detriment to the neighborhood than having a viable duplex in the area.
The motion passed unanimously.
(Chair DRDA declared a brief recess at 9:10 p.m. The meeting was reconvened at 9:15
p.m.)
B. Case No. WA-03-22: An application filed by Lisa Fieldman for approval of a
~ variance to Section 26-603(A) Permitted Fence Heights for property zoned
Residential-Two and located at 7125 West 32"d Avenue.
The case was presented by Meredith Reckert. She explained that, afrer the case was
published, it was discovered that the landscape buffer requirement did not apply.
Therefore, the fence height variance is the only matter to be considered at this meeting.
She advised the Board there was jurisdiction to heaz the case. She entered all pertinent
documents into the record and reviewed the staff report and digital presentation. Staff
recommended approval of the application for reasons outlined in the staff report.
In response to a question from Boazd Member ABBOTT, Meredith Reckert stated that
staff determined there was no problem with sight distance triangle issues.

Ms. Fieldman, the applicant, was swom in by Chair DRDA. She explained that the
design of the proposed fence and driveway would allow safer access onto 32nd Avenue by
eliminating the necessity of backing out onto the street. The 6-foot gate section of the
fence would also prevent headlights from shining into the master bedroom. She also
believed the fence would provide extra security in light of the fact that she has
experienced problems with prowlers during the last couple of years. She distributed
copies of other fences in the area that aze similaz to the one she was proposing. She also
stated that the aesthetic design of the fence should be an enhancement to the
neighborhood.
Board Member ABBOTT asked what the grade change is from street level to the front
door.

Mr. Sroufe, contractor for the applicant, was swom in by Chair DRDA. He stated that
the grade change referred to by Board Member ABBOTT is approximately 3.5 feet from
the public sidewalk to the door threshold. He also explained that the fence would be
constructed of concrete with a stucco finish.
In response to a question from Boazd Member HOVLAND, Ms. Fieldman stated that she
wouid have no problem with placing a concrete delineation between the public sidewalk
and the driveway and a further delineation to prevent people from using her neighbor's
curb cut to leave her property.
There was no one present from the public who' wished to address this application.
Chair DRDA commented that there did not seem to be adequate proof of hardship in this
case.
Board Member ABBOTT stated that he believed the situation of backing out onto 32"a
Avenue is a hazdship in Qhat it presents a danger for both the person leaving the property
and other drivers on 32"d Avenue. He also commented that he would be opposed to the
project if the fence were a solid wall, but the decorative cutouts in the fence make the
substance of the wall to be within the four foot requirement.
Boazd Member BLAIR commented that the proposed fence would not be inconsistent
with other fence heights along 32"d Avenue.
Upon a motion by Board Member ABBOTT and second by Board Member BLAIR,
the following resolution was stated:

For the following reasons. y.

1. Upon review of the request, staff concluded that the above criteria are
supportive of the fence height variance. Staff has found there are unique
circumstances attributed to this request that would warrant approval of the
variance. There are unique circumstances due to the grade change on the
property.
2. The proposed fence will not increase congestion in the public streets nor
increase any fire danger.
3. The wali, as designed, will occur approximately hvelve feet back from the
sidewalk.
4. The grade change from the curb and the proposed parallel parking area and
the front porch is approximately 3.5 feet with the house occurring above the
sidewallc. Therefore, the proposed fence wi0 come to approximately 2.5 feet
above the level of the front porch when viewed from the street.
S. As designed, this wall should create a visual enhancement to the general
neighborhood.
With the following conditions:
1. The fence shall be constructed in acwrdance with the design and materials
included in the packet and presented to the Board by the applicant.
2. A permanent separation shall occur behveen parallel parking, the neighbor's
driveway and the sidewalk.
