Lopez Smolens Associates Consulting Structural Engineers May 6, 2020 To: City of Wheat Ridge Building Department Re: Roof -mounted PV Installation on Existing Residence Engineering Project #: 20177 7395 W. 32nd Ave. Wheat Ridge, CO Plans Examiner, This letter is to state that I made a general review of the existing roof structures in reference to supporting the point loads from the proposed solar panel racks and supports. The roof will be subject to design loads of 30 psf roof snow load, and a wind load of VUit = 140 mph, Exp. C. The panels will add a dead load of 4 psf. The existing roof consists of composite shingles on plywood sheathing on 2x6 rafters at 24" o.c. spanning about 12 ft. at the front roof and 14 ft. at the back roof, to a 1x8 ridge board. There are 2x4 knee walls near the midspan of each rafter span that bear on the 2x6 ceiling joists, bringing the individual, horizontal rafter spans to 8' or less. Our review confirms that the existing structure is adequate to support the new loads from the array, given the following criteria and specifications: The PV panels will be located at least 12" away from all edges of the roof plane, and will not be more than 12" above the roof. PV panel mounts (Rock -It Mount System) should be spaced at 48" maximum along each horizontal edge, and within 8" of each end. Panels may cantilever a maximum of 8" past the last mount. Vertically -adjacent mounts should not bear on the same rafter but should be staggered over every other member (wherever possible) so that each member under the panels supports some load. A layout of the mounts is included in SunTalk's design package. The mounts should be attached to the rafters with 5/16" -diameter stainless steel lag screws with a minimum penetration of 2" into the center of each of the 2x's. Each rafter that supports a mount should fasten to the exterior bearing plates with a Simpson H2.5 hurricane tie, or equivalent. All racking components and panel connections are to be per manufacturer's recommendations. All work shall be performed in accordance with the 2018 IBC and 2018 IRC and all City of Wheat Ridge Building Department amendments. Our review and analysis have been based on some information supplied by SunTalk Solar, and only a portion of the roof structure was observed. We do not assume responsibility for any construction flaws or defects that may currently exist or are caused by the proposed installation. Mark these using a vertical (N -S) chalk line on the center of the rafters. • Spacing may vary depending upon project specific structural requirements; i.e. high snow and wind load areas may require lesser bracket spacing in the E -W axis vs. the maximum spacing. Max spacing is 48"for portrait orientation and 72"for landscape orientation. Consult project layout diagram for project specific bracket spacing on the roof. • Install Rock -It Mounts to predetermined mount spacing. • The array skirt sections are the width of a typical 60 cell module — use the array skirt as a guide to lay out module placement. Note: The distance between the rows of mounts is calculated by the module dimension N -S plus 1 3/8" (35mm). Lag screw should be installed as close to center of exposed shingle as possible. The minimum distance between the lag screw and the edge of the shingle is 1/2". Backfill with sealant. EcoFasten Solar recommends an EPDM mastic. 3 Insert the flashing so the top part is under the next row of shingles and pushed far enough up slope to prevent water infiltration through vertical joint in shingles. The leading edge of flashing must butt against upper row of nails to prevent turning when torqued. 4 Line up pilot hole with GreenFasten flashing hole. Insert the lag bolt through the EPDM bonded washer, the Rock -It slide, the gasketed hole in the flashing and into the rafter. Torque:The range is between 100-140 torque inch -pounds depending on the type of wood and time of year. The visual indicator for proper torque is when the EPDM on the underside of the bonded washer begins to push out the sides as the washer compresses. If using an impact wrench to install the fasteners be careful not to over torque the fastener.
