The — purpose of the visit was to observe the general framing conditions of the newly constructed garage. In particular, I observed the following conditions: 1) Narrow Walls at Front (east) — Two of the three full height wall segments adjacent to the large door portals are considered "narrow" for lateral support. However the center segment, between the two doors, is of full width. I find the condition adequate to support the expected lateral loads provided the anchor bolts at each end of each wall segment are modified to resist uplift of the upper most bottom plate. It is recommended that anchor bolt extensions and Simpson anchor plates (or equivalent) are used. 2) OSB Bottom Plate Shims — Two layers of 7/16" OSB were used to shim between the bottom plates along the front wall to raise the wall height to be equal to that of the adjacent wall heights. The OSB has adequate compressive strength to support the expected loads and is NOT in contact with concrete. I find the condition acceptable. 3) Narrow Roof Sheathing Members — The upper most roof sheathing row is of less than 12 inches in width. This condition is acceptable provided that the seam between this strip and the next lower strip is fully blocked from below with 2x material. 4) Split / Checked Wall Ties — Two of the wall ties at the south end of the garage have been damaged.
