Re: Applewood Minor Subdivision -9th Review
Commen s o rainage Study, Grading & Erosion Control Plan,
Subdivision Plat & Iris Court Street Construction Plans
Dear Mr. Beamis,
I have completed the tenth review of the above referenced
documents for the Applewood Preserve Subdivision received on June
7, 2001, and have the following comments:
Subdivision Plat
1. Building envelopes need to be located with distances (and
bearings where appropriate) from envelope corner(s) to Lot
boundaries.
2. Some existing (easement) text may need to be moved for better
readability.
3. Per Planning Commission request, please locate the storm sewer
pipe on Lot 7.

Subdivision Improvement Agreement
Upon City Council approval of the Final Plat, a Subdivision
Improvement Agreement will need to be executed by the project
owner/developer. For the developer/owner's information and
review, a sample copy of this agreement is provided.
Application for Minor Dumping/Landfill Permit
Prior to the commencement of any onsite grading, an Application
for Dumping/Landfill Permit, along with fees due will need to be
submitted for review and approval.
Traffic Engineering
A copy of the construction plans has been forwarded to the City's
Traffic Engineer, Mr. Steve Nguyen, P.E., 303-235-2862 for review
with the following comments:
1. The Public Works Department has reviewed the proposed
luminaire plan. The City is requesting that an additional
luminaire be placed at the intersection of W. 32"d Ave. and Iris
Court. Please contact Xcel Energy with this request.
Public Improvements Cost Estimate & Guarantee
Prior to any construction commencing for the required public
improvements within the Iris Court right-of-way, an itemized
engineer's cost estimate will need to be submitted for review and
approval. Upon acceptance of this estimate, a letter of credit
reflecting total costs of the approved cost estimate plus 25%,
will need to be submitted by the owner/developer for review and
approval.
Right-of-Way Construction Permit(s)/Licensing
Prior to any construction of the public improvements, the
necessary right-of-way construction permit(s) and respective
licensing will need to be submitted for processing by the City.
Please return all red-lined prints with the next submittal.
