Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) requires an approved inspection
prior to installation of ANY roof coverings and is require on the entire roof when spaced
or board sheathing with ANY gap exceeding one half inch exists. Asphalt shingles are
required to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and
water shield is required. Eave and rake metal is required. A ladder extending 3 feet above
the roof eave and secured in place is required to be provided for all roof inspections.
Roof ventilation is required to comply with applicable codes and/or manufacturer
installation instructions, whichever is more stringent. In order to pass a final inspection
of elastomeric or similar type roof coverings, a letter of inspection and approval from the
manufacturer technical representative stating that "the application of the roof at (project
address) has been applied in accordance with the installation instruction for (roof
material brand name) roof covering" is required to be on site at the time of final
inspection.

contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received. YOU WILL BE CONTACTED WHEN YOUR PERMIT

At your request, we have reviewed the tie-down requiremenss for the new roof trosses over the main section
~of the house referenced above. Specifica[ly, the building inspector is concerned with the orientation of the
truss clips that aEtach the trusses to the wall. We agree that the orientation of these truss clips is not
_ stapdaLd,_klp-w-eie[,_thjE~-sSr-engC6 of the overall ro4f system is comprised of several elements, including:
• The existing rafter tails and lower rafter sections, with their connections to xhe top plate, were
left in place. That connection has perFormed sufficiendy for several decades on irs own.
• The improperly oriented truss clips still have a lot of capacity. The withdrawal s[rength of the
nails into the xop plate is still high, and the clip is well attached to the truss.
. . The new roof sheathing is axuched io both the new v'usses and fhe old rafters, each with their
- own conneccions. -
BBsed on our review of the photos that you supplied, our knowledge of the existing house aod roof, and
additional information that you provided, it is our professional opinion that there is sufficient tie-down capacity
to resisx the design wind loads applied to the structure.
In addition to the new common trusses over the house, a girder truss over the garage requires additional hold-
down capacity. Based on the design uplik of 3000 pounds, we recommend a Simpson LGT3 hanger to connect
the tiruss w xhe studs below, and a Simpson HTT22 hold-down at the bottom of the stud-pack / top of the
concrete wall. Attach the HTT22 to the foundadon with (1) 5/8" wedge anchor with a minimumembedment

Dear Ms. Gordon,
Per your request, personnel from our office visited the subject site on June 19, 2008. Our
recent site visit and this letter is similar in nature to our letter dated October 29, 2007, which
was written to describe a repair to the existing garage roof at this same address. The purpose
of this recent visit was to review the roof structure over the main section of the house and
make recommendations to strengthen or reframe the existing roof. The subject house is a
ranch style house built in 1960. The roof system is built with rafters, ceiling joists, collar ties,
and ridge boards, which experienced some damage during the snowstorms over the winters of
2006 and 2007. The rafters and ceiling joists span back to front (north-south), with the ceiling
joists bearing down on interior house walls. Currently, there are stiffener beams under the
rafters that run parallel and to either side of the ridge. These stiffener beams also appear to
post down to interior walls below.
At this time, the ridge is showing signs of sag, while there are cracks in the hallway ceiling
drywall. Based on our review of the existing roof, several factors have influenced these roof
deflections. These include, but may not be limited to:
• Overstressing of the wood and connections due to the recent snowstorms.
• Long term deflection (creep) of wood members due to stretching of the wood
fibers. The more weight on the roof, the more creep that would be exhibited.
• Stretching of the connections between the rafters and wall top plates; ceiling joists
and wall top plates; ceiling joists to ceiling joists; and rafters to ridge board.
However, it should be noted that we did not observe signs of failed / broken rafters or ceiling
joists. Based on the existing configuration of the roof framing, it is clear that part of the roof
bears down through the interior walls of the main floor, although the main floor system may
not have been originally designed for this loading.
After reviewing the various options, we recommend replacing the existing roof structure with
pre-manufactured, engineered roof trusses. The advantages of this option include the simplicity

of design and installation; knowing that the new roof system will be designed for the current
design standards; straight roof lines and ridges. Based on our observations of the existing
windows and doors, we are concerned that the existing headers are not large enough to carry
the additional design loads that would be imposed using a simple span roof truss. Therefore,
we recommend using some of the interior walls as bearing, similar to the existing condition.
Since the existing roof already bears partly on the interior walls, and the main floor system
under these walls is apparently handling the stresses, it is our professional opinion that
designing the trusses to cioseiy approximate tne existing ioading coiidition is tfie oest long terrr
option.
This letter addresses structural items related to the main house roof only. The garage roof was
addressed in our previous letter. Other structural items that are unrelated to this area may
not have been addressed. If concerns arise due to the contractor's observations in the field,
