The homeowner was present during my visit. I observed the home and garage interior and exterior The purpose of my visit was to observe the damage reported at the south side of the garage. Observations A diagonal crack was observed in the exterior brick at the southwest corner of the garage. garage on the north side of the home was cracked. The interior garage wall was constructed with concrete masonry unit (CMU) blocks. The interior south wall was cracked and heaved near the center. In my opinion, the garage foundation along the south wall experienced differential vertical movement and caused the cracking. It is also likely the west wall has experienced differential movement. The garage floor slab was cracked and heaved. 1 By accepting and utilizing the information contained in this report, the owner/contractor agrees that he shall assume sole and complete responsibility for job site conditions during the course of construction, including safety of all persons and property; that this requirement shall apply continuously and not be limited to normal working hours; and that the contractor shall defend, indemnify and hold the engineer harmless from any and all liability, real or alleged, in conjunction with the performance of work on this project, excepting for liability arising from the sole negligence of the engineer. It may be possible for the contractor to relocate the exterior walls back to near their original elevation if desired. Please note, attempting to relocate the structure may cause additional cracking and cosmetic damage. 2) Add 8x8x1/2 continuous steel channel along the base of the existing foundation to distribute the pier loads into wall. Contact this office if unusual foundation and or soil conditions are discovered during excavation. 3) The cracked interior and exterior masonry joints should re-pointed, and the damaged brick above the door/window arches should be repaired. 4) Remove and replace the garage floor slab. Ensure the new slab is installed with min 1/8- inch per foot slope to the north to facilitate drainage out of the garage. 5) Reinstall mastic joint between driveway slab and new garage slab to prevent water from accessing the soil under the slabs 6) In general, surface water should be managed and directed away from the foundation. Surface water should be directed away from the foundation. Where possible, I recommend obtaining a 10% slope within the first 10 horizontal feet away from the building to facilitate adequate drainage away from the foundation. Surface water may also be managed with appropriately placed swales. Grass, plants, trees and shrubs with high watering requirements should not be located within five feet of the foundation. All gutter downspouts should have functioning downspout extensions, which extend at least five feet away from the foundation. Solid lawn edging should be removed. The preceding list of repairs is intended to address the issues and concerns observed during my visit and during our discussions. Other unknown concerns may also exist. I observed the structural condition of the foundation near the garage.
