Foundation - Attached is a picture verifying the depth of the foundation. It 26 inches below the dirt and 8-10 where the flocl is in the garage. Also the foundation of the garage is the same as the rest of the house. 1 Heat & Air - We are moving ductwork through the attic of the house to provide both beat/air and the return. 3, This is not a second unit. It is simply a bedroom with a bath. 4. Insulation - the exterior wall will be insulated to R-20 and the attic will be insulated to R-48. 5. The current window will be replaced with a new window (50') and wiiI have a U value no larger than .32. 6. Ventilation in the Bathroom - The plumber insured me that lie would be ventilating the bathroom. he also said he would give you guys a call to verify his licenses in Wheat Ridge. T We will have carbon monoxide & smoke detectors added. 8. Garage door training - There is currently a 2x6 header beam across the top of the opening. I will remove door and trim. I will secure sole plate across the bottom of the opening with aluminum insert strip & treated 2x4s. The I will frame out the wall with 16in studs. The City will require a little more information before the permit may be issued. 1. The foundation required for a residential occupancy is a minimum of 360 , an engineered (stamped) design, or treatment that will protect the foundation from heaving such as an insulated floor. we would need to verify the foundation. If this is attached to a dwelling, then probably it is ok, verification is required. 2. Heat is required, there is no mention of this. Please identify how you arae heating the space. 3. Identify the use (it appears to be a bedroom), a second unit is not allowed by planning & zoning. Therefore cooking facilities are not allowed. 4. Verify that minimum insulation is to be installed. (R-20 walls & R-48 attic) 5. Window sizes are required to be listed, if adding or changing then U value maximum is .32 6. Ventilation is required in the bath room. 7. Smoke detectors and carbon monoxide detectors are required (in the house as well if attached) 8. Additional drawings will be needed to indicate how the garage door and any floor framing are to be handled. There may be additional comments, however these are most of the basic items.
